Problem Dgn Process Pembelian Rumah & Housing Loan

Last Friday (22/6/2012) new update by bank.
Banker called and said, we are now still waiting for management approval coz u have CCRIS rating. hence, need to wait sometime but not sure the latest when they are reverting.

AKu pun kate kat banker ni, apsal x kasi taw awl2 yg nk kena re-evaluate, coz, aku mmg taw..dua keping kedit kad aku da submit utk term loan which this monday aku nk g settle sume and dptkan release letter. tp banker kate, klu management decline, dorg akn re-appeal and bru minx latest payslip and the release letter utk re-apply.

then aku ugut kate, better aku pegi ke bank lain, dorg bole kate terpulang pada aku sbb loan x approve lg??? WTFak kan??? apsal x tahun dpn je bgtw reason walhal dlm mase 2 bln aku folo up menda bodoh ngn dorg..!! and aku kate aku nk black and white, sbb skg ni aku da p signed facility agreement dgn panel lawyer dorg..andai kate aku p carik loan lain, aku xnak ade prob menda lain plak ngn Alliance nih..aleh2 budak tu kate x sure and kena check because aku xnak tgu..(bkn aku xnk tgu..seller xnak tgu)

Final choice, aku kena talk ngn owner nk kasi extend lg..sbb bukan jg salla aku jd mengong cmni..aku pun x bape taw psl proses ni sume sbb 1st time beli uma..ade sesiapa bole suggest aku pegi apply loan bank lain ke hape sbb aku nk wat full settlement utk 2keping kad kedit aku yg lame (nk clear CCRIS or ade yg lebih ariff psl menda ni utk aku refer?? )

biasa kalau subsale pastu owner tu ada mcm2 tunggakan mmg akan berakhir ngan frustration.. even tak  ...

sbb aku taw, klu nk tgu die baya utang2 die lg lambat..sbb dia xdak duit da..deposit aku da bg kat die 4k..so how now??aku da terkena la kan..tu yg aku frust sgt weyh..aleh2 ugut maw jual sama org lain..sakit hatiku weyh..

Bab utang2 tuh..owner da kasi die xde duit advance nk dahulukan..even duit deposit yg aku kasi dlu pun da guna..tgal yg remaining deposit yg aku kena withdraw dr EPF..die suh aku guna duit tu..disbbkn clerk lawyer ni lembab sgt..menda da jd setahun lamenye.skg ni utang2 die da up to date da memandangkan aku menyewa pd beliau.

Dalam SnP tu ada exit clause kan kalau seller nak decide nak cancel jual pada TT? dia kena return deposit tak silap.
Facility agreement tu ape lak? bukan agreement untuk loan ke...since banker kata loan tak lulus lagi. kalau tak lulus lagi maksudnya TT tadek la terbonding dengan Alliance bank kann kan. patutnya boleh je g cari banker lain


p/s: dengar cite TT pon da penat....ape lagi tuan punya badan. tumpang pening {:3_83:}

weh....
aku mls nak reply satu2.so aku reply memana yg aku paham jah la..

1. knp ko bayo deposit dulu kat owner sdgkan ko lom carik bank segala lg.
2.knp ko bayo deposit ker booking byk gile sampai 4k?
aku bayo booking sikit jah lam RM500 jah...umah aku rege RM100k++.
mcm kompem nak beli jah..yg deposit 10% aku bayo masa sain S&P.
3.lawyer ko tuh...betol ke tidak? dah sain SnP baru kelamkabut bgtau hutang itu ini...
suppose clearkan la hutang2 dulu baru sain SnP. pastu tuko nama mana2 yg berkaitan..aku dolu cam tu laaa.
4.kdg2 bank byk songeh jgk...die takmo loyar sembarangan.die nak loyar bawah panel bank die.
aku rase lg slmt gini...

itu jer la hok aku paham..hampon kalo aku salah phm...

yg aku belajo bile nak beli umah...
pi dulu carik bank..suh bank nilai rege properties tuh
pastu rege yg kite deal ngn owner harus la lg rendah dari nilai rege properties itu.
daa dpt offer letter...kompem dpt loan...baru la setat berpantun ngn owner umah tuh...
pada masa yg same pi carik loyar.

aku pon tatau la...yg aku tau..proses beli umah sgt komplikated,+pening+banyak abis duit+masa.

yes aku rasa betul tindakan ko mintak hitam putih 'pelepasan' dari bank itu kalau betul boleh lepas. kang kalau pilih bank lain, nak panel lawyer diorg pulak, satu hal nak bayau itu ini. ke temberang je tu


oo ko dulu menyewa dgn owner tu ke, no wonder dia boleh suruh ko settlekan dulu hutang2 dia. time dia suh ko settle tu ko still bayar sewa ke? kiraan bersih owner still hutang ko ke the other way round?


mcm makin complicated je problem ni. err tapi kan kalau aku jadi owner, kalau aku tau yg dgn bank tu xde apa2 ikatan lagi, aku akan jual rumah tu dgn harga lagi tinggi. ikut market value meh, pastu rugi 2 tahun tunggu duit


ko xde sapa2 ke yg boleh bagi legal advice, simpati sangat

perghh.. proses memberli rumah subsale ni mmg la memeningkan kepala sbb melibatkan penjual yg kdg kite tak tau background dia.. sng beli ngan developer..

report jer la lawyer2 yg buat kerja lmbt2 dan menyusahkan customer ni kat Bar Council...check gak record lawyer TT camner...kalo tak settle fees dia lg kira ada sbb dia lewatkan n buat kerja lembab mcmtu...ku dulu penah bertekak dgn lawyer loan sbb ku byr deposit jer RM500, total fees 3k++, bila check dgn depa dia ckp lmbt sbb fees tak settle lg..awal2 masa sain agreement dia kata takper byr deposit dulu dah settle semer br settle lawyer fees...sudahnya ku suh dia datang hari ku call tu, amik duit and terus bagi agreement yg dah complete dgn cheque dr bank sekali, disebabkan depa kasi alasan payment tak settle sbb tu proses tertangguh tu yg ku suh dia datang amik duit and bg all the document....baru nak mintak maaf and bg mcm2 alasan...kadang2 lawyer2 firm ni mmg sajer buat lmbt2...sbb charges semer customer kena tanggung bukan depa....

Aku da sergah da mase few months/years back..tp lawyer tu call owner suh settle, since owner kate aku skg ni duk uma tu and beli umah tu..die suh aku la yg settle.. end up, aku lah yg menyettle weyh..

haa.. aku pun x sure banker ni..tp aku call back panel lawyer on 25/06/2012 since banker da kate aku bole carik loan bank laen..
pastu lawyer bank pun kate yg same mcm ko kate. "Why they're simply kate bole cancel walhal documentation borrower da sign".
So, aku suh lawyer bank call back banker, and aku mmg nk surat pelepasan klu mmg banker nih xnak handle case aku..

Lawyer loan kate die nk check ngn manager branch yg kate sume ni kat aku and tgu feedback.
