maintenance sevice apartment

klu dok apartment..biasa la klu kena byr kos servicenyer... aku bkn nk persoalkan pasai kos maintenance.. tp service dia org..

yg aku x puas hati n nk komplen:-

1) RUMPUT - aku x tau schedule dia org cam ner..tp dia org potong bila rumput dh terlalu panjang..smpai had betis aku la... tu satu hal..satu hal lg.. potong x abis... kt tepi2 dinding dibiarkan panjang... aku tau ler x leh guna machine..tp guna la alternatif lain utk potong... pastu kt dpn yard aku langsung x dipotong nyer... dpn yard aku mmg ader kaki lima...kaki lima x rata n senget benget...situ ler tempat org lalu lalang smpai aku naik rimas..tp nk wat cam ner kan..dh umah bwh...redha jer la.. celah2 kaki lima tu rumput tumbuh pjg..x dipotongnyer... aku ingat jap lg aku nk nk tepon bhg maintenance nk komplen.

2) SAMPAH / LECAH - bhg tingkap dpn umah aku mmg berlecah..tu sbb org2 atas punyer air aircond n siram bunga..fuhh.. nk marah pon x leh.. kang jd gaduh..jd yg ni pon aku abaikan.. n maybe sbb lecah org maintenance ni x sapu bhg situ.. smpah2 byk dr org atas...

klu korang ler jd aku... korang nk wat per? aper tindakan korang?...

pergi report kat developer....kalau x silap aku...maintanence service ni merupakan tanggungjawab Pihak Pemaju....sbb services ni  biasanya kene bayar caj setiap bulan kan....aku kene bayar RM70 setiap bulan pada pemaju....tak termasuk sinking fund ...

sinking fund ( betui ka ayat aku ni ) tu untuk keperluan Developer utk mencantikkan semula blok apartment tu ...dgn kaedah mengecat ....so biasanya pemaju akan cat balik apartment dlm temph masa yg ditetapkan...mungkin selepas 5 tahun atau lebih....

So mcm apartment aku ni....developer caj certain amount ...tah la plak berapa amaun dia caj...

boleh buat bantahan kepada pemaju....yg penting....rekod bayaran kita kene simpan...lagipun mende ni mmg ada dalam kontrak/agreement ....so kita boleh fight kalau pemaju taknak buat apa2....

hmm...td aku dh tulis surat n fax ke opis dia org..aku nk nengok braper hr dia org akan amik tindakan... itu la... tetiap bln kena byr dlm rm70++... x kan service cm ni jer kan..

kat bdlg ko xda mgmt ofis ke
selalu ko bayar monthly service charge kat mana
ko gi ofis tu, isi form something like job request ke hapa ke, ko tulis la komen2 ko kat situ
pastu ko follow up

mmg le leceh cos benda ni patut by default dia org kena maintain takyah tunggu report
tapi sbb benda tak jalan, terpaksa la ko isi official form

opis ader...tp slalu aku byr online jerk fee maintenance... x der masa nk p opis dia org walaupon dlm kawasan situ jer.. apapun aku dh faxkan surat..tgh tunggu tindakan dia org nih...

so far ade masalah ape2 ke aprt mo tu?? risau jgak la .. ku maybe dpt kunci bln 4 ni kot... da dpt bil maintainance.. masak kena byr advance 3 bln pehhhh {:1_126:}

ni yang lecehnya kalau dok service apartment/apartment/condo ni kan? nak kena bayar maintenance charges, sinking fund, etc tiap2 bulan.
sesetengah orang tu rasa macam terkilan je nak membayarnya sebab rasa macam umah dah jadi milik kita tapi tiap2 bulan nak kena kuar duit
tambah lagi maintenance charges yang dibayar kat management company tu x nampak sangat kat mana yang diorang  maintain

aku baru beli umah dari tangan orang under PKNS. Umah yg aku beli tu ada problem kat saluran air buangan kat bilik mandi...dia lmbt turun mcm bertakung gitu...tersumbat agaknya ...sape penah kena kes mcm ni...korang repair sendiri or panggil maintenance..

fuhh..smlm aku balik..clear rumput2 kt umah aku tuh...hehhee...br lapang rsnya... tp tu la kan...patutnya dia org tau la keje dia org..x yah tunggu org komplen br nk wat keje... tu pon aku nmpak ader blok yg masih x potong2 rumput w/pon dh pjg... kawasan aku jer nmpak berpotong...
