KUALA LUMPUR : The EPF monthly withdrawal for reducing housing loans will be credited directly into the contributor's personal bank account and not to the lending bank.   

Second Finance Minister Tan Sri Nor Mohamed Yakcop said the money could then be used to either help offset the housing loan instalment or for the contributor to afford a bigger or more expensive house.   

"It is a simple mechanism. For instance, let's say your monthly salary is RM2,000, 30% of your EPF contribution will go to Account 2.   

Your monthly housing loan repayment is now RM500 and you can use RM138 to offset the housing loan instalment. The RM138 will be credited to your bank account every month.   

"In another situation, you are thinking of buying a house, but you can only afford to pay RM400 a month. With RM138 withdrawn monthly from EPF, you can afford to buy a bigger house and pay RM538 monthly," he said.   

He said contributors needed to go to the EPF to apply for the monthly withdrawal only once, and it would directly credit the money to their personal account every month.   

"The condition is that the contributors must have a housing loan," he added.   

Nor Mohamed said the RM9.6bil that would be taken away from the EPF to be put into the contributors' pockets every year was good for consumption-led growth.   

On worries that the monthly withdrawal would be subject to abuse like the EPF computer withdrawal scheme that was a flop, he said: "Let them use the money. It is all right. The money is in their pocket. But they must have a housing loan."   

"There are no worries. For the computer scheme in the past, some contributors bought computer slips rather than computers.   

"In this case, there is no downside. They cannot cheat. We can check with the bank if they have a housing loan. A person who doesn't have a housing loan won't be able to withdraw his savings from Account 2," he added.   

Nor Mohamed was asked to elaborate on the EPF Account 2 withdrawal scheme for monthly housing loan repayments after delivering his keynote address at the Malaysian Newspaper Publishers Association's seminar titled "Making Sense of The Media Collusion" here yesterday.   

Last Friday, Prime Minister Datuk Seri Abdullah Ahmad Badawi, when unveiling Budget 2008, announced that the Government would allow EPF contributors to make monthly withdrawals from their Account 2 balances to pay off their housing loans from Jan 1.   

He said the move would benefit five million active EPF contributors.   

He said it would also enable them to own better houses and lessen their monthly financial obligations.   

Nor Mohamed said if there was a change in the loan status, the bank could let the EPF know about it.   

The EPF said it would announce further details on the matter in December.

sapa2 sini ada buat pinjaman perumahan kerajaan.Kalau ada tolong bgtau camna ye kelayakan dia and etc..semua sekali lah dari proses memohon semua..thanks..

Anis tak pernah buat yang kaedah terbaru itew (pengeluaran bulanan) tetapi anis pernah keluarkan sedikit wang di akaun II Epf anis untuk settelkan housing loan anis.Sekarang anis dah tak perlu bayar housing loan sebab dah selesai dengan bank...Kalau EPF tak banyak wangnya, baik2nya toksah lah kerap sangat kuarnya, kang tua2 itu lerr simpanan buat kome menghadapi hari2 tua , nak harap simpanan sendiri...semua ada ke?...Harap epf lerr...yang keje gomen ok ler...ada pencen bagai, yang kerja swasta..harap kat epf ler..kalau banyak noo kuarnya...kang hari tua, cukup ke simpanan itew...Anis dulu baki housing loan kat bank ada 30k...akaun II lak lebih dari itew...tu yang kuarkan sekali ngap...pi settel kat bank...sekarang...tak der nak pikir dah nak bayar bulan2...boleh ler beli insurans bagai...hehehee

ooo anis dah pernah wat la yer...
just nak tanya ni sbb, opismate baru jer kuarkan EPF dia
utk tolak kan loan umah dia...
tp yg konpiusnyer, bank wat kan dia advance sethn
maknanyer dia tak perlu bayar installment utk sethn akan dtg
sebenarnyer dia nak tolak loan spy loan jd sikit
dan dia tetap akan bayar bulan2 nyer
tp lain lak citer bank tu.. hmmm...
ke bank tu sajer tanak kita kurangkan interest dia tu?

ooooo..faham...anis dulu bank pun ada offer buat lagu tu, iaitu keluarkan epf then deduct utk bayaran setahun then setahun akan datang tak perlu bayar, maksudnya jumlah tahun yang kita buat dulu tetap sama (kalau 15 tahun 15 tahun ler bayor balik) tapi anis tak mo, anis nak settelkan terus jer, tak yah nak tunggu lagi 10 tahun..bank rugi kot kalau kita buat mcm tu, sebab tu deme mcm tak berapa nak kalau kita nak buat settelment awal.Bank memang tak mo rugi dengan kita, kita tak rugi tak apa...begitulah...apa2pun semua ini kena tengok balik kita nyer agreement dulu dengan bank, kalau settelment awai camner, semua ada tulis.Macam kes anis, kalau nak buat early settelment, kena buat surat bertulis 3 bulan terlebih dahulu kepada pihak bank..kemudian nak mintak baki terkini  dan dokumen2 yang berkaitan pun kita akan dikenakan charge...

Dalam kes kawan akak tu, bayor jer tetiap bulan walau deme kata tak yah bayor..sebab rasanya tak kena penalti pun kalau kita tetap buat pembayaran...

haaa mmg la kawan akak tu pun nak wat camtu...
tp mungkin rumah dia tu lom cukup 5 thn kut..
cam anis ckp, ikut agreement la kan...

dia takleh bayar tiap2 bulan katanyer...
sbb bank tu kata, takleh advance lebih dr 12 bln....
sbb skrang dia dah advance 12 bln kan...
so dia akan wat cam ni...
bln 5 bayar, bln 6 tak bayar, bln 7 bayar, bln 8 tak..
camtu la seterusnyer kut...

itu arrrr, kena ikut agreement tu.cam kes anis lepas 3 tahun baru boleh nak buat early settelment, sebelum tu tak leh.Kemudian kena buat notis bertulis 3 bulan terlebih dahulu, inform kat deme yg kita nak buat early settelment.Kalau kita tak cukup notis, kita akan dikenakan interest.Kos lawyer pun kita yang kena tanggung.Cam anis dulu kena 700.00 (panel bank, kes malas nak cari lawyer sendiri)sekarang tengah tunggu urusan kat pejabat tanah, proses tukar nama segala.Kemudian bank kira balik...rupa2nya terlebih bayor...so bank return balik 7k kat anis...hehehehe

Banyak proses dia kak, sama macam beli dulu, lambat proses kat pejabat tanah ler, urusan pindah nama kat geran tu.Anis start urusan dengan bank pertengahan bulan 7 tahun 2007, dapat cheque dari epf akhir bulan 9, bayor kat bank awal bulan 10, kemudian dapat cheque dari bank bulan 2 tahun ini (setelah tolak kos lawyer dan charge2 proses , dapatlah 7k, biasa bank akan buat statement baki terkini dia akan lebihkan 6-7K dari total sebenar)...sekarang tengah tunggu proses tukar nama...lama kan proses nak settel nih.....

hari itu ada tanya kenapa bank lebihkan baki dalam statement terkini tu, pegawai tu jawab begini...

Urusan ini kadang-kala makan masa, kadang sangkut kat epf (ambil masa lama ) statement yang deme bagi tu untuk 3 bulan sahaja...lepas 3 bulan dah lain dah...jadi mereka lebihkan kat situ supaya kalau terlewat pun, semua dah include dalam statement itu.Kalau bagi ngam2, katakanlah epf lambat proses dia..tup2 lebih 3 bulan, kang kita kena kuar duit sendiri lak..

kemudian anis dulu masa buat surat itu, minta semua kos yang berkaitan dimasukkan sekali dalam statement itu (kes tak mahu kuar duit langsung la ni...)..kemudian anis tetap buat pembayaran pulak tu  dalam tempoh bulan 7 sampai bulan 10 tu(kos yang dikira sampai bulan terakhir kita bayar tu untuk tempoh 3 bulan akan datang), jadi tu yang bila kira2 balik...tu yang sampai dapat 7k balik tu...

kena berurusan dgn EPF lagik kan...
