kalau 20 tahun pon, leh renew lagi kan..bukannya senang2 tak leh renew kan.. kalau takleh pon, mesti la ade imbal balik.. bukan tiba2 tu dah bukan tanah ko..

nak renew status tanah tu tak jadi hal...
yg probnye ialah bagi leased kurang dari 50thn..bank susah nak bagi loan...if u all nak jual umah tu...

leasehold strata = rumah bertingkat... apartment/flat/kondo
leasehold individual = umah teres/banggalow

lease hold kalau nak jual kena masuk MKN... kena kelulusan MB baru boleh jual.. tue yang menyebabkan makan masa sikit... sebab Kerajaan negeri ada hak pada taah tue.. so nak jual kena keizinan mereka jugak

leasehold stratum = umah bawah tanah... tapi bukan kubur.... cth.. bangunan bawah dataran merdeka... tapi tak pasti dah ada complete atau belum

rumah yg nak dibeli skrg lease hold...nak wat camner, itu yg berkenan dan hargenye mampu milik...
aku punya pandangan ialah, kalau kawasan tuh bagus, tak kesahlah beli leasehold atau freehold..
sbb kalau ada duit lebih, beli jer tanah rizab melayu...

betul tue.. janji selesa dan puas hati...

bayang kan flat low cost kat permaisuri... boleh jual rm90k++.. luas hanya 650kp...
leasehold gak.. tapi dah strategik.. ada gak orang beli.. da mejadi tumpuan pemebli sekarang nie.. sewa low cost boleh cecah rm650 ... rata-rata rm500

kalau ade sape2 yg nak beli condo, try survey Titiwangsa Sentral.. dijangka siap hujung thn 2010 atau awal thn 2011.. kat sblh Vistana Hotel kat KL.. ade monorail dan star lrt station.. bumi lot byk lg..
harge dlm RM350k ke atas.. anggaran sewa blh dpt RM1800 ke atas..

kalau loan 320k sebulan $1,419.14
selama 30 tahun dengan BLR/BFR - 2.15

mantainance dalam rm 250... cukai pintu maybe dalam rm 110 sebulan
total rm 1779...

kalau sewa rm1800. untung rm21.. tak berbaloi untuk sewa kot...
atlease kena sewa rm2300.. baru berbaloi2

thanks sbb reply.. mase aku beli tu RM250k.. aku share sbb ade byk lg bumi lot.. maintenance so far RM150..
dan sblh projek tu ade projek besar yg akan ganti flat2 pekeliling tu.. ni aku bg link.. insya allah harge blh naik lg..

Rumah2 anis semua under pajakan 99 tahun...nak wat camner....lokasi rumah bersesuaian dengan citarasa, rege berpatutan....tapi tak cadang pun nak jual rumah2 tu walau ada hajat nak beli rumah lain...

as for me, tak kisah sgt freeehold ker lease hold. mana yg aku minat + mampu, situ yg aku beli.

soal 99 tahun tue...aku rasa aku dan somi takkan idop selama tue kots.....mebbe masa tue kitorang dah ...

akuu setuju sgt dgn opinion ko nie... coz bile aku dh decide nk beli satu rumah tu tetiba ader suara2 yg bangkang coz aku beli yg leasehold... memacam depa kata.. bukan hak selamanya lahh...

aku calculate umo aku... aku pencen  pd 2034 , umah tu akn diberi pd kerajaan ( agaknyelah... klu kerajaan tak bertukar parti ) pd 2088 ... bape taun dh umo mase tu...

anak cucu biar depa cari sendiri lah ...aku yg keje letih2 nk idup senang dgn titik peluh sendiri so terpulang pd akulah..

and of course kite kena srh anak belajar rerajin and kumpul harta pastu hadiahkan makayah umah banglo sebijik nati bile umah aku skrg nie diamik nati
