setahu aku pasal LATE PAYMENT CHARGES tu sbg pembeli kita kene proceed loan kita cepat, sbb bila pemaju buat claim kalau bank/gomen lambat bayar kita kene bayar interest kat pemaju..ini bukan interest bank tapi pemaju kenekan.

smlm saye ada gi satu booth jual rumah...
die kate, skang ni ada promotion, 18bulan pertama takyah bayar installment kat bank..
bleh caya ke eh?
tak paham konsep ni...
takyah byr kat bank, tapi interest jalan ke tak eh?

tumpang tanya. Klu nk beli rumah dari owner, nyk songeh tak? Rumah dah siap, rumah lama.
Apa peranan MBSB - Malaysia Building Society Berhad.
Aku tak paham bila Financial Advisor kata, MBSB will handle process nak beli rumah tuh and bagi loan skalik (if eligible) w/o checking your credit history. betul ke? Meaning yg ada arrears with credit cards , loans etc pun boleh apply ke?

nmpa lbh byk soklan dr jwpn hehe
aku pn ada soklan tp tula mcm cde je org yg betul2 pakar
nak jd juru runding kat sini...
tuan pya thret tlg la cr pakar2 dlm bidang ni
klo ada lawyer ke lg cntik dpt jwb semua soklan mst hot pya thret ni

aku plan nak beli rumah... hari tu aku ada pergi pameran hartanah... tapi masalahnyer aku tak tau nak tye apa kat org yg jaga tu,....... pening kejap... so aku ada berkenan kat apartment satu nih.... dekat ngan tempat keje aku.... harga die dalam RM180,000, so macam mana aku nak apply loan ek???? n berapa bulan2 aku kena bayar ek??? klu bulan2 below rm1500 tu aku rasa mampu lagi la kot......

memandangkn thread ni brkenaan cara beli rumah,myb persoalan sy ni pun brkaitan.
Teres 2 tingkt,corner lot - harga RM600k korang rasa berbaloi tak beli rumah ni? Minta pandangan ye..pd yg berpengalaman

susah nak jawab samada berbaloi atau x..
kalau nak tau, kena ask around berapa harga rumah2 sekitar situ
or valuer leh tentukan de value of the property tu...

diorang leh kuarkan offer letter ataupun diorang leh check kan utk u
so, u tengok la samada u leh bayar ke x nanti

kalau beli umah daripada developer, u sign S&P (S&P standard nyer terms & conditions sebab ikut housing development act)
at the same time, check dgn banker, approach mana2 banker utk loan
once loan dah approved, ada lawyer yg akan prepare loan docs
u sign loan docs & bayar fees, pastu dah ok
tapi kena cepat apply loan
coz developer akan start issue progressive billings according to the stage of works completed
kalau ada delay & dah sampai due date, x kira samada lawyer ataupun bank nyer delay, u still kena bayar interest yg developer charged
kalau u x bayar, sape yg nak bayar
bank bukan peduli sumer ni
so, lebih baik u follow up dgn banker & jugak loan lawyer utk mengelakkan masalah late payment interest

kalau u beli umah daripada orang lain melalui agent & bukan daripada developer, u mesti dah sign satu letter of offer
kat situ ada mention yg u dah bayar rm500 sebagai earnest deposit
biasanya masa u nak sign S&, u kena bayar balance deposit, biasanya 10% daripada harga umah
bila u dah bayar rm500, so u check berapa lagi u kena bayar
dalam letter of offer tu jugak ada bagitau u kena sign dalam masa berapa ari, kalau x, vendor ada right utk forfeit u nyer rm500 tu
bila lawyer tu x call, u try la call, kalau x nak apa2 jadi la
so u follow up dgn diorang

Rumah tu ada laman...tanah bleh tahan gak tepi rumah.
Rumah lain kt taman tu,most of the corner lot..mmg harga sekitar RM500 ke atas..
Tp ade tngok satu taman ni...semi-D 2 1/2 tgkt,harga Rm500k buat masa skg
Means,teres corner lot tu,mahal gak la kan...harga pun cepat naik
Tmpt tu area ulu klang...ukay perdana.
Tp agak brkenan taman tu bab ramai melayu Islam...
tak tau la..harap ada pandangan lagi

kalau dah ask around & agak mahal skit daripada yg lain2 tapi kalau dah berkenan, proceed je la...
kalau bandar utama, double storey terrace house, harga lebih kurang 500k - 580k
ada gak yg beli dgn harga 660k
tu sumer bergantung kepada diri masing2
kalau rasa mahal sangat, mungkin leh beli kat tpt lain
tapi kalau ati dah berkenan, ok je kan?

just submit borang 14 A ke ?? atau kena S&P jugak dengan lawyer.  ?

kena ada s&p jugak. kalau x, nanti susah! banyak documentation nak kena prepare selain daripada 14A tu. pastu kena gak bayar stamp duty sumer. sama macam beli umah gak
