public bank ni diorang bukan stakat tgk komitment kita jek....lokasi umah ngan developer pun diorang tgk skali....kalo diorang rasa cam lokasi tak menarik or developer cam tak bape best diorang tak lulus gak loan wpun kita mampu nk bayar installment bulan2 tuh.... |

hmm.. akhirnya aku berjaya gak dapat loan cimb. amik yg fix rate utk 5 thn. sbbnye.. plan after 5thn nk convert ke loan gomen. so okla kot... |

hmmm..cimb prob skit! tersangat slow compared to other banks..loan approval pun amik masa dlm 1 minggu, kalau nasib baik mungkin dlm 4 ari! letter of instruction kepada lawyer pun lambat sangat diorang issue, so proses untuk loan transaction to complete sangat lambat
sekarang bank sangat competitive, so diorang nyer banker akan cuba bagi de best offer/the lowest rate
kena check dgn banyak bank
tapi senang deal dgn public bank, ocbc
cepat & professional
untuk loan yg kurang drpd 150k, ramai gak consider ING
leh tahan gak cepat
untuk kes beli property daripada pemaju, balance deposit/down payment, u all kena bayar/settle kan masa korang sign Sale & Purchase Agreement
developer x kan tunggu lama untuk u all settle |

Biasanya oversea bank offer best rate..
U try apply Citibank, UOB, Standard. Ch & HSBC..then bargaining the offer..
Citibank ok gak..tp SC offer loan cpt sket.. |

aku ambik loan AIA ni... tapi 3 tahun lps le... rate 5.99% fix monthly rest lock in period 5 yrs... mesti ada AIA punya insurance utk cover amount loan e.g 200k... ko kena amik le yg protection for 200k... kalau ko bayar lebih dia akan tolak balance loan dan tak perlu bagi notis utk bayar any amount... aku punya case ok le... sebab company reimburse balik housing loan 6%... +- macam tak bayr interest le.... tapi le ni bank dok bagi rate lagi best..... tapi tak fixed le....kalau rumah mahal boleh apply uob,ocbc... public bank pun ok gak... boleh apply byk bank... lps tu diorg akan try adjust the rate le... so shopping dulu... |

setahu pengetahuan anis, bank islam ada tawarkan up to 150% loan....bank lain, kena pandai nego kot...bank public, ari tu anis pi jumpa officer dia..hanya boleh bagi 95% jerr..walau gaji lebih dari mampu untuk buat 100% loan...bank2 lain...mungkin org lain boleh bagi feeback camner.. |

ye ka...80% je...adik ipar aku ni baru je buat letter offer pun blum kuar lg tp bole pulak sampai 90%
tp katanya depends on kita punya commitment on payslip dan hutang2 kita yg lain... |

jangan la sesekali deal dgn affin bank nie.......aku dah kena..........bt loan rumah....diaorg punya staff ramai melayu...keje mcm siput babi...lembab nak mampus.....last2 aku lak kena bayar penalti oleh developer .....bahagian aku dh buat abis cepat la.....semua on time tp bank bt keje cm nak mampus.....aku sebagai buyer gak kena.....silap aku la terpengaruh dgn interst rate rendah yg affin offer....kalau aku tau service diaorg failed tak ingin aku nak ambik......islamic konon....nie bukan islamic loan...nie Israel loan.....pihak mana yg patut aku refer untuk bt aduan???KPDNHEP ka? |
