harga jual blh lbh tinggi dr market price tp loan hanya berdasarkn pd market value dan sekiranya market value lbh rendah pembeli akn top up...hg jual beli adalah berdasarkan persetujuan penjual dan pembeli...

agent tu cm carikn buyer & amik komisyen..agent tu akn lantik loyer bg pihak penjual atau bersetuju penjual guna loyer yg sama dgn pembeli.

aku apply loan ngan cimb hanya dapek 80% je, lagi 20% kami kuar epf...:cf:, bila pk2 eset, tak kisah la 80% pun 80%, janji impian terlaksana...

    tumpang tanya......buyer akan bagi cek atas nama penjual ke lawyer sblm cek pmbayaran s kira la 10% ke balance paymnt ke lawyer disburse to seller(owner)..?

mcm ni..i ada rmh teres 2tgkt nak jual..ejen yg tlg jualkan rmh i ni ada mcm2 prmslhan dan bau ikan ( fishy)''..antaranya..
1. dia ckp dia blm ambk exam lg (makna x da lesen ) tapi keje dgn ajensi tnh yg mmg trkenal dan brdftr..caj di kenakan 2,5%..
    dan stkt hari ini...S & P da sign tapi prosess redemption msh blm buat lg sbb lawyer tido ke x efisen ke ntah la..bg slh akaun no..bank pulng blk mntk sign blk undrtakng letter lg skali...10% deposit buyer da bagi dan out of dat ejen da ambk sume svc charge dia full..dgn alasan mmg procedure comp dia keje nak mcm tu....(wpn brkali2 da di bangkang dan warn dia kena settlekan hal rmh ni smipi hbs ( delivery to buyer..biasala la org nak duit...stuju je, janji je..sumpah je....)...ok x pa mls nak gdh2..ikutkan. Ms sign S & P da mntak ejen dan lawyer resit bayaran...Smpai da nak msk 4 bln skrg ni...lps buyer hbngi sy merayu mntk copy geran nak wat pngluarn kwsp, tembelng ejen da pch dan dia pn da mula tnjk true color dia..dia kt jgn ganggu dia, kej dia da selesai dan siap maki haruk sy lg bila sy mntk resit pmbyrn dan LETTER OFFER dr comp dia..Dia kata my mum da sign ms I x da. dlm tu ada tls hrga rmh nak jual dan svc caj dia.My mum ckp x da pun. As 4 as I know tho d hse penama me n my mum..im a payor so my mum akan reffer to me if apa2 hal pn..k la kata la my mum org tua da lupa smpn o ltk mana srt tu...i mntk copy dia pn x brjwb...apa2 suh mntk lawyer...n Lawyer plak kata tu bkn tjwb dia.ejen dan comp dia ptt uruskn hal tu. col comp dia..file i x wujud..so bncng dgn ejen sndri...
----Btl x firasat i dan sangkaan I ejen ni x guna comp dia dan brtindak ambk wang org awam tnpa lesen? Blh x dia di dakwa atas prbuatan dia tu dan bolh x dia di paksa kembalikan wang 2.5% yg dia da ambk hr tu/

Sbbnya ...yg ke 2....lps dr hal tu i cek sndri hrga rmh ni dgn ejen2 yg lain dr comp dia, valuer yg berdaftar dan dlm internet hrga rmh yg dia jual trlalu rndah dari pasaran..min psran 230k max 300k tp dia jual 220k..rmh i bnyk da buat renovation plak tu..I pn heran jgk ms dia insist nak jual at 220k..too low( ms tu sumpah i x tau apa pun hal jual rmh ke ejen ke, value rmh ke apa pn blurr)....tp skrg i bnyk bljr dan ambk tau..
Prsoalan; Ada x sapa2 yg pandai dan mahu mmbantu saya btlkan S &P dan dptkan cash buyer baru untk rmh i? htg bank dlm 148k (refinance)..intend to sell more than 240k..cash to pay back buyer's deposit, cost2 brbngkit dan htg bank n lawyer & new agent"s fee la..n I x nak tggu lama 4 d bank process of loan sbb da lama tggu da 4 bln still stuck kat rmh ni.
Plz abg budin n anybody who can advise or to help me out fm this mess...I da mmg rugi n x sanggp trs rugi sbnyk tu lg juz bcoz of this stupid lousy n x amanah pnya ejen pompuan gemok mcm ni...........

1) 10% deposit byr atas nama loyer as stakeholder...klu nk byr trs atas nama Penjual pn boleh disaksikan oleh loyer (depends pd situasi)   
2) balance pas tolak baki hutang (jika ada) bank Pembeli akn disburse atas nama Penjual/Loyer (ada bank xleh disburse nama loyer tgk bank)..klu loan gomen mmg loan akn disburse atas nama loyer.

1) Agent:
-"agent" da ngaku dari awal2 bahawa dia xder lesen & keje ngn company X, awak agreed = awak terima dia sbg agent, jd xder kes disitu. sebenarnya agent ni ada gak yg xder lesen etc cm org tengah yg just amik komisyen. as long as all parties involved tahu the fact & setuju, xder masalah.
-masalah awak ialah "agent" lepas tgn..minta maaf la agent2 di luar sana tp mmg ramai agent yg lepas dpt duit komisyen lesap nth ke mana. tp ada juga agent yg bagus yg pnh deal ngn sy, depa mmg bg kerjasama smp vacant possession & byk laise directly ngn loyer (cam ni br bagus)
-resit klu "agent" tu xnk bagi cercuba call opis dia, depa mst ada copy, loyer mmg xder simpan apa2 copy kecuali diberi. most of the time loyer mmg x masuk campur antara agent & penjual/pembeli/komisyen etc.

2)KWSP:
-bagi kes subsale KWSP hanya blh dikeluarkan pd last stage di mana bila bank pembeli da redeem property tersebut, geran da beri pd loyer bank pembeli da semua dokumen da sedia didaftarkn di pej tnh coz hanya dgn adanya resit pendaftaran pindahmilik KWSP blh proses permohonan.

3)Redemption statement:
-once pembeli dpt loan, loyer S&P akn apply penyata hutang..max bank akn amik masa 14days utk kuakn penyata hutang. cb check ngn loyer awak mana yg sangkut.
-bank blh kuakan penyata hutang without acc number customer as long as they have i/c number

4)Batalkn s&p + cari new buyer:
-selain refund 10% dep awak kena byr liquidated damages which is normally equivalent to 10% juga.
-property kt mana? klu jhr maybe sy blh tlg carikn buyer..

mmg btl apa awak ckpkan sume tu tp ada few parts i rasa i blh slhkan ejen dan report her as ejen haram yg menipu duit awam tanpa lesen yg sah..
yg i rasa la (klu i layer i hi light kan point i ni)...reason been cheated by agent who sold the hse a a very 2 low market price is point yg kuat utk elakkan any other charges might incurred by the buyer....
yes i was told by my stupid friend ( bkrja sama tmpt dulu tp x pnh brbual dan knl pn..)..she claimed herself represent X real estet com..dia br nak amik exam to operate solo ntah bila wallhuallam...X com is well known comp...
-  Bila nak i byr svc fee 2.5% dia..she asked for full payment when 10% i release..As a frenz, I n my mum pujuk 2 dai bnyk kali brtolak ansur la ambk la half dulu ( kekdahnya x tau apa pppn masa ni. dat fees mmg kena byr semua..)..and x mau jgk tpksa warn dia ..watever it is..keje dia kena bg settle smpi tt kitab sbb kwn dan knl n mana ada org dpt byran pnh slgi keje x hbs??
Her answer....FIRM & repeatedly ANSWER... X comp nya procedure mmg mcm tu klu dia bkn dr comp dia x ksh..sngp bantu dan fhm prob i konon!! i yg sengal x tau hapa brg ni pn pcya la kata2 dia...kira kwn la dan knl la jgk wpn x la knl mana.drpd ejen yg lngsng x pnh tgk muka dan x tau apa dan sapa....

aftr nearly 4 mnths..bila byr nak copy geran di hamput nya i suh ke srmban g ambk dan lyn kan byr pnya khndk.dia x blh bntu..bz bnyk keje lain dan keje dia da settle..brasap tlinga dgr....k x pa la..skrg baru tau mmg tu je la tgs ejen..scara dsr nya tp klu da dasar pmpn melayu x tkt halal haram da branak pinak smpi bdn mcm tong drum..apa nak kira halal hrm..janji or stkt mns mlt yg pntg 2.5 % dr hrga jualan x prlu bg comp..sume aku cekik da........n bila mntk la resit & Letter Of Acceptance & Letter of Offer dr dia ke comp ke yg kata kan i stuju dia tlg jual kan rmh i at "THIS PRICE-'yg below mrket price ni..mula buat satu skrip baru nak cntkkan lakonnan dia..da x psl2 dia kt my mum da sign ms i x da rmh.dan da bg copy to my mum..nama rmh nama i, yg nak jual dan yg pnggl dia dtg dan yg knl dan yg brurusn dgn dia slama ni I...y suddnly u kt part yg plg pntg tu my mum da kautim kan?
mu mum pn klu btl ada srt tu she wil ask me n confrm w me or stdk2nya show me d copy..smpi hr ni rua srt tu pn x pnh tgk. mntk salinan copy dia...HARAMMMM.....sume dia tolak lawyer..Lawyer x nak brtjwb dan psg lik kat dia..Col X comp dia ...x dak file apa pn nama/ rmh i or byrn apa pn..comp sndri stuju dgn i dia ptt kuarkn resit and drg col dia tnya hal ni...wallllawei dia maki hamun i kata i gila glamer,meroyan duit da hbs,bodo x phm ckp..mntk ka layer, keje dia da hbs dan jgn ganggu dia dan comp.Fullstop!!!!!
Senangkan hdp dia..I x ksh la bab resit dan nak jd ejen haram tp yg pandai2 mcm hrta bapak dia plak dia buat nak cr duit nak mncekik anak laki sndri pegi jual kan rumah i x msk min price pn for area rmh i ni psai apa? cek dgn ejen yg sama dgn comp dia dkt 3 org kata min price krg 10k dr hrg dia jual blm msk kos extnt rmh..max dlm40-50k beza hrga..tnya valuer hrtanah pn hrgayg sama dia bg i..lbh krg \la tp hrga yg dia da jahanamkn harta i tu mmg x msk min price pn bg rmh basic kluasan,area dan spk yg sama....................................

So i da di tipu...dan rmh di jual dgn hrga yg i x tau value dan x bg prstujuan awal..sign s n p dpn layer br nmpk hrga n i tot tu la jgk hrg sbnr nya,,bodo bendul hrm apa pn x tau..to me x kn layer pn nk tipu kot..n i tgk signbord area rmh tp lain tmn hrga dkt2 mcm tu..i tot tu la hrga tr tnggi......rupnya tu la hrga trendh dia dpt kn..
so skrg nak cr buyer br yg ada cash at least 20 % cash sbb nak plgkn duit byr lama n byr lyer lain utk bkk file urusn jual beli rmh dan caj pmpoan gedemopol prnipu tu..sori klu ayat x ptt kuar dlm forum mcm ni...not to sure.jrg br forem dan tgh pns \luar dlm skrg ni....
