urgent.. nak beli rumah 1st time

mengikut pengalaman cika laa kan...sbb mmg agak pening nk beli rumah nie berbanding nk beli kete taw...kete 2mggu dh setel kalo dokumen sumer lengkap...rumah nie renyah sket...kene study betul2 before beli...

1) Kene tgk financial kite dulu...seeloknye, pegi sendirik BNM pehtu check CCRIS (self-service)...dh print out report tu, baru bley citer selebihnyer...sbb kite kene taw kemampuan kewangan kita caner...dlm report tu, sumer transactions kita yg melibatkan banks, SEMUA tertera okeh...waima pajak gadai kt Ar-Rahnu XChange skali pon....lgpon, bagus jgk pegi check CCRIS nie sendirik..sbb kdg2 ader org guna ID kite utk buat loan ker, at least kite taw kite dh kene pedajal ker tak...kan?

2) Then, cari rumah yg kira2 berminat + tgk kemampuan kita nk beli...try2 jgk laa check online market value rumah yg kita nk beli tu..ada byk website property korg bleh guna..

cth: owner/broker/agent bgtaw harga rumah tu 280K (negotiable)...tp bile check online, standard rumah yg kita nk beli tu range 250-300K, so boleh laa proceed. kite boleh lg nego harga dgn agent/owner sbb tgk pd range harga tu boley go minimum 250K, unless owner dh reno rumah tu mcm2..sbb tu owner mark up....kalo nak lg kompom, call banks bgtaw nk beli rumah sekian2 (alamat rumah yg nk dibeli+sq ft)..nnt banks akan mintak valuer depa check market price...

3) Bile banks dh ckp harga tu ok (based on report from valuer), boleh laa proceed antar application ke banks...sila study jgk bab2 nk apply brape loan amount, BLR minus brape%, nnt compare banks mane offer HL plg ok... actually, BLR minus tu sebenarnya bergantung pd pihak bank nk bg berapa...kalo loyal customer bank tu, mungkin boleh dpt highest minus like 2.4 or 2.2 mcm tu laa..so kene pandai2 bodek jgk mortgage officer yg entertain korg tu....korg boleh rujuk sini -----> http://www.bankinginfo.com.my/

- dlm web nie, mcm2 korg boleh blaja...dr loan calculator, sampai ker banks mane boleh offer HL ikut kemampuan korg...boleh compare bank mane offer the best...kene taw apa beza conventional loan vs islamic loan...kene phmkan jgk flexi or fixed loan...kalo tak pasti, tanya kawan2 yg taw bab2 rumah or tanye Customer Service kt BNM tu...

4) Kalo rasa2 dh cukop sumer syarat, prepare laaa dokumen2 utk apply loan....
selalunya, bank nak:-

a) Employed
- A copy of your identity card or passport
- Your latest 3 months' salary slip  
- Your latest income tax return form (form J) or EA form
- Sale and Purchase Agreement/deposit or booking receipt/letter of offer from the housing developer
- A copy of the land title (if any)
- Latest bank statements (compulsory in the absence of salary slips and/or Form J/EA Form) dating back six month/savings passbook/fixed deposits

b) Self-employed, you will need to provide in addition to the above your:
- Business registration documents
- Latest financial statements
- Other supporting documents required by the banking institution

5) Haaa....dh ready sumer dokumen, pi laaa apply HL kt few banks (HLBB/PB/UOB).... dh dpt LO nnt, pilih laaa yg mane the best...

notakaki:
Cara terbaek, korg sendiri kene pastikan keadaan kewangan korang stabil dulu sblm hantar apa2 LOAN dkt banks.... dinasihatkan, kalo ada Credit Card/Personal Loan, pastikan takde outstanding byk sgt...lebih2 lg CC korg...sbb nnt bile banks check financial commitment, kalo byk outstanding, parah sket laaa korg...korg mesti nk apply 90% loan or 100% kan? bile banks tgk byk sgt komitmen, tu yg kdg2 banks offer 80% jer..nangess ko nk bayor DP 20% nnt.... unless duit EPF korg berkoyan2 xpe laaa jgk....

then, korg kene jgk standby lawyer fees nnt (SnP)...coz utk lawyer loan, slalu bank dh top-up masuk skalik loan truss...pendek kata, mmg kene ader cash in hand jgk utk beli rumah nie...bongok2 pon kene ader 10K jgk, baru laa lega sket nk byr lawyer, upfront/deposits itu ini nnt... so, gudlak utk sumer2 yg tgh plan nk beli rumah! investment utk masa depan.

kalo ada yg cika tertinggal info, mungkin otai2 bleh bantu...tp apa yg cika bgtau nie based on pengalaman cika laaa...sampai demam2 pk psl loan rumah nie...
