pehtu kenapa plak harga rumah bleh lain2 plak kalo ko nk amek deposit?
gila kaa hapa? 1st thing, ko kene locked harga rumah dulu..
deal siap2 landlord nk jual brape rumah tu kat ko...
then ko check ngan bank, rumah tu value dia setara tak dgn harga jualan...
br laaa ko bleh proceed dgn apply loan, s&p sumer tu....etc
psl kunci rumah plak, bila dh sign s&p, landlord mmg patot kasik kunci...
kalo ikutkan flow jual beli rumah, by the time ko nk sign s&p tu,
landlord dh kene serah kunci kt lawyer ko...
tp kes ko nie, agak kompiuss sket...bleh espelen sket tak? |

ni first time aku dengar.
yg aku tau, bila s&p transaction is completed i.e. after vendor has been paid in full, he'd give the buyer vacant possession n keys.
kes aku kn dah tulis kat atas tu.
vendor masih tinggal.
n ada perjanjian dia nak sewa balik rumah tu sementara rumah baru dia siap.
aku xnak tunggu lama2 nak commit beli rumah pasal rega rumah makin lama makin mahal.
before jumpa owner lg, aku dah cek ngan valuer, asking price vendor lg murah dr mv indicated by valuer.
n pasal soklan ko napa vendor sesuka hati nk naik rega rumah... bukan ke logic sbb itu masih rumah dia n time tu aku x bayar sesen pun lgi. baru nk bincang rega rumah.
time bincang rega rumah tulah, pas mintak discount bagai... dia kata kalau aku insist mintak sewa tinggi cover maintenance fee (toksah cakap psl deposit la kan), rega dia naikkan. bukan rega discount.
aku pk, untung lagi aku kalau cover maintenance fee + shortfall in TL for 8 months spjg dia nak 'sewa' balik dr aku vs dia naikkan rega rumah 10k.

pasal soklan ko napa vendor sesuka hati nk naik rega rumah... bukan ke logic sbb itu masih rumah dia n time tu aku x bayar sesen pun lgi. baru nk bincang rega rumah.

ko patot buat 2 agreement skalik harung...
1) SnP baru dgn harga yg korg dh stujuk (nie pon kalo bank dh approved loan br brani buat- kes aku dulu laa...)
2) Additional agreement - rental agreement... dlm nie ko trus jer buat clause yg korg dh stujuk mcm mane arrangement utk landlord tu tgl kat situ.. lg bagus agreement tu pon ko pegi stamping...kang kalo either one breach the contract, bleh saman..
pasal kunci rumah tu, kalo sumer2 dh setel, mmg patot ko mintak satu set kunci rumah tu...mmg hak ko pon... then psl sewa mahal ke murah tu, ko tgk laaa area situ std sewa rumah tu brape..kene ikot jgk current rental... kang kalo ko letak sewa tinggi, buatnyer dia bengang, dia gi rosakkan rumah plak ker...haru tu... psl nk sewakan dgn harga tinggi sbb nk cover maintenance fee tu, itu hak landlord...yg jadik dia twist blk nie psl dia tau total maintenance rumah tu brape, so dia pon nk untung gak xmo byr sewa mahal2...
depends pd ko laa nnk tetapkan brape bab sewa tu...tp maintenance fee/sinking fund etc. tu mmg landlord yg tanggung pon... ikut budi bicara korg laa caner...cumenya yg penting kene put it into black n white... utk secure ko dan jgk landlord tu...

pasal additional agreement (serious x terpk) + clarification on kunci.
syabbas mere bette.
p/s: pasal point no 1 ko... huhu. aku je lah ke yg kira berani mati selamba sign s&p then apply bank loan sebulan kemudian sbb time tu dah konpiden gila mv > s&p price.
aku ingat aku dah cukup berhati2 gi cek ng valuer dulu b4 tgk rumah.
sbb mcm kawan aku dia kene, byk bank bagi loan endah sbb MV katanya jauh kurg dr s&p.
tp dah selesai pun bab loan.
skrg doa je rumah baru diorg cepat siap. cepat diorg pindah. n rumah dlm keadaan elok n moga tuhan mudahkan semua urusan.
terlanjur tu.. aku nk mintak pendapat ko (and rakan2 lain) pasal utilities ek.
sbb kira ko dh paham situasi aku, aku adalah ckp ngan owner tu, utilities semua tu nanti bila dia nak pindah baru tukar nama deposit bagai.
betulke planning aku ni atau ko ada cadangan lain? |

additional agreement tu, ko bleh mintak lawyer ko draft kan...
tp kalo ko dh setel part S&P ko dgn lawyer, ko buat sendirik pon boleh...
buat surat/rental agreement btw landlord and tenant (aku ada cth kalo ko nak)....
pehtu buat 2 copies, then ko gi stamping sendirik...
satu ko simpan, satu lg kasik kt 'tenant' tu... setel part nie..
part tukar nama utilities nie, aku mmg tak terer...
tp setau aku, bile sumer urusan (lawyer+pej tanah+tnb+mgt+IWK+etc) setel,
bukan ker mmg ko dh kene tukar name kt utilities bill tu?
(aku mmg tak tau part nie sbb aku kire trus setel skalik harung jer...
logically, bile rumah dh tukar name ko, all bills pon mesti dh tukar name ko jgk kan?) <-- nie ko kene check blk..
pd pendapatan aku laa... better ko buat mcm nie jer..
rumah dh tukar name ko kan?
so, skrg nie mmg dh sah rumah tu rumah ko?
bank dh disburse blom loan ko pd lawyer?
lawyer dh byr belen kt landlord after tolak loan kt previous bank landlord?
kalo sumer skalik sumer dah,
1) Ko mintak 1 set kunci rumah (sbb skrg ko laa landlord)
2) 'Tenant' mesti sign rental agreement (xx bulan or xx year)
3) Mesti byr deposit rumah + deposit utilities (air+letrik)
4) Kasik 1 copy stamped rental agreement kt tenant
Rasanya dah xde problem kot.... in case 'tenant' tu buat hal nnt,
ko rujuk blk rental agreement....sbb tu mende nie penting beb...utk security ko sbg landlord... |

rumah lum tukar nama lagi.
skrg masih stage loan doc.
aku sengaja mintak delay sbb ada verbal agreement ngan vendor kata aku nk settle bulan dec. (even dlm s&p, aku insist tukar S&P transaction to be settled 6 months from consent. standard clause, 3 months from consent).
vendor tu pun kata ok by dec sbb aku rasa dia pun x hingin bayar sewa ke aku awal2 sbb loan installment dia aku rasa <1k (ni aku bilang berdasarkan original loan amt dia dlm surat bank dia).
yg pasal utilities.. nanti aku try mintak pendapat ngan lawyer s&p or loan doc pulak.
aku honestly plan xmo tukar awal sbb sah2 aku takkan duduk rumah tu lg kan.
kang tukar nama aku awal2 x pasal2 bila aku x bayar, org utilities kejar aku.
kalau katakan utilities kene potong time vendor jadik 'penyewa' then time aku nak re-connect, aku pk kalau aku sediakan bukti yg aku x duduk situ lagi n xde masa aku nk bayar outstanding, kalau ada.
tapi saje nak share ngan ko (serious aku x terpk psl additional agreement for lease)... tp bawah ni salah satu clause aku dalam s&p tu sendiri.
ko rasa, agak2 protected ke masih perlu additional agreement.
aku takut kang kene bayar je lagi.
ke.. aku boleh buat sendiri n g hantar stamp sendiri ek?
PART 12

so, ko toksah pening2 pala nk pikir kalo ader outstanding bills...
lawyer aku ritu ckp, kalo nk buat additional agreement tu, bayor 40hengget jerk...
tp lawyer ko tak tau laa... tak pon, ko bleh buat sendirik jer weih agreement tu...
pehtu korg sign, ko gi stamping br 20hengget utk 2 copies agreement...
kalo ko tamo pening2 nk rujuk blk S& tu nnt,
buat jer separate rental agreement dgn tenant tu...
senang nk rujuk blk nnt... ape saje clause nk letak, letak jer... |
