House Loan - Dah sign offer Letter tapi......

Salam....
Saya dan suami bercadang nak beli rumah....dah jumpa yang berkenan dihati...dan loan pon sudah lulus..alhamdulillah..tambah hutang lagik ...tapi disebabkan tidak berpuas hati dengan perkhidmatan officer tersebout handling our home loan...we decided to cancel the loan. Persoalannya sekarang, saya sudah sign offer letter (loan agreemend & S& tak sign lagik)...adakah apa2 tindakan yang akan dikenakan kepada kami oleh pihak bank? Just to explore the pro and cons of our action

selagi belum sign Sale and Purchase Agreement, there's nothing u can worry about.. Letter of Offer cuma prove the intention, bukannye binding in the Court of Law. |

beli rumah under construction ke?
anyhow, if u are already signed the offer letter,
besenye da kire confirm that particular bank yg akan finance untuk u,
sbb u da bind ur commitment dgn that offer letter.
if u wish to withdraw, rasenye kene some penalty or kene berpandukan
ape2 agreed condition yg u dah sign tu lah...
sbb tu org beli umah, suke apply sume bank,
pastu collect offer letter,
bace n compare the terms and offered services leklok,
last skali baru sign yg paling memuaskan hati...
pada i lah kan, it is not worth it u nak withdraw just because
u x prefer dgn one staff je, belum tentu u p bank lain,
loan u boleh approve or dapat the same BLR with desireable tenure
dgn fast approval.
once u dah sign offer letter, u punye loan record dah didaftarkan under CCRIS
data base, nak withdraw, perhaps akan makan masa,
n at the same time u apply another loan,
i am quite sure, record from previous loan akan appear kat CCRIS u tau...
so when they compute ur commitment sume,
maybe with this new application, % commitment dah exceeds what they have set
in order to approve ur new loan tu...
tp kalo u boleh dpt yg lg bgus, n ur withdraw xkan kasi kesan ape2,
u proceed jela... |

beli rumah sekarang x macam dulu nak ada s&p bagai...mcm anis, bawak resit bayaran booking utk pembelian rumah, bawak brochure projek perumahan tu dah boleh apply housing loan..apply byk2 bank bawak menda tu jer..then bila dah decide nak pilih bank mana, sign offer letter tu kemudian baru ler pi sign SnP... |

the reason i apply satu bank jek..sebab tempat suami saya bekerja ade provide housing loan benefit utk staff (not mcm gov loan..just the company will pay the interest..and we pay the remaining installment) ..tapi loan kene buat dgn company panel bank...gamble jugaklah..kalo bank nih reject i punye loan..burn i punye booking fees ....kalo nak dapat balik booking fees tuh..at least two banks have to reject our application
pasal officer tuh...i dah complaint dekat maybank through maybank web.. |

xpelah, at least sume dah ok dan approve dgn jayenye...
abt that particular staff,
yes, u have ur own rights to lodge a complain
as it will always helps the bank itself
to provide good services in servicing their valuable customers...
just for reminder lah kan...
sometimes, mmg ade staff2 bank esp loan officer ni
nak kejar target, waktu cust mai nak sign off letter
sume jenis borg application laen pun
depa suh cust sign...
credit card la, asb loan la, takaful la...mcm2 lg la
thats why, beinga customer now,
it is a necessity for us to be a little cerewet n details
at least go thru pages by pages
and if theres anything that strikes ur curiousity
simply questioned them...
jgn takut2 atau rase soalan tu membuang mase je
sbb once u dah sign, u will binded to whatever terms agreed for a long period..
ade jugak off yg kantoi mcm tu
pastu nganga x leh nak explain kat cust...
kan ke menganiaya tu namenye...
just my 2 cents to all my friends here...

Mebeng nyer staff ke?..adoii...mebeng ni kena bagi kursus beretika dan berbudi bahasa kepada setiap staff2nya gamaknya..anis dulu pun kensel nak wat housing loan sebab perangai staffnya yg cam hamjadah... |

officer lain yg prepare offer letter, tp time g amik tu.. officer lain yg entertain..
bl tanya.. semua x leh nk jwb..
bkn sorg.. tp 3 org x leh nk jwb...
so.. the best way... amik ajer ngan bank lain.... |

maybank ni kan ala2 bank gov walau bukan gov tapi dilindungi gov, itu yg staff dia cam poyo sikit, cakap berlagak tapi bila tanya nan hadonya leh jawab

i bat loan bli umah second ngn sebuah islamic bank, dia punyer service nice aje yg x best cume lambat jew proses nyerr... tp x kesah sbb cust service ok ;-D |

aku beli umah sekenhand rega 75k..blh lulus tp sbb umah tu ade problem aku kensel..xde sign ape2 lg.pastu aku jmpe lak umah murah rega 60k..tp loan xlulus..cmno tu??adakah 60k lg mhl dr 75k?? |
