Sapa pernah ada pengalaman beli rumah melalui Auction Bidding

'Assalamuailakum,

Siket pertanyaaan sapa yang tau atau pernah ada pengalaman buat bidding utk beli rumah lelong ni.

Biasanya mereka kenakan 10% deposit Bank Draft dan refundable. Apa prosedur seterusnya ?

1. paham bebetul condition of sale property...salu ade dlm proclamation of sale...check kat auctioneer time auction day..

2. paperpon sblm auction day, kene wat land search property korg nk beli tu kat land office, pastu wat inspection kat actual property...nk beli kene la tau cmne condition umah tuh kan...

3. katekan korg dah puas ati ngan condition umah tuh, mmg nk beli, prepare banker's draft/cheque normally 10% (kekadang 5% jer) dr rege rizep price (RP)...

4. dtg mase auction day, prepare extra cash, kalu2 ade other bidder utk same property...bwk same photocopy ic depan blakang...

5. time auction, register bidder korg ngan letak deposit 10% td,  rege start ngan RP, kalu xde other bidder korg angkat tgn time auction. so after 3rd fall of hammer, rumah tu considered sold to korg...kalu ade other bidder, auctioneer up price...nie biase korg tgk dlm movie kan...salunyer RM1K skali up..

6. kalu korg berjaye bid, lps abes auction, sign kontrak..pastu dtg balik 2,3 ari lps tuh utk colect stamping copy contract td...

7. so korg dah leh start carik/wat loan utk belen 90% rege umah tuh...salunyer kene settle price umah dlm mase 90/120 days...

*kalu ade yg korg x paham ape2 psl T&C ke hape tanyer auctioneer tuh sblm or mase auction blm start..

katakan dkt iklan dorg nk lelong dlm 35k.harga rumah tu kat market 60k.

agak2 berapa maksimum kita boleh dpt.ke 35k tu sng jer dpt kalo takde bidder lain?

35k tu kena bayar 10% ..ade kena byar lawyer ke ape2 yglain x.

market price vs reserved price (RP)...

ok, bile korg nk beli umah lelong, tgk dlm iklan ade due rege die tulis, 1 market price, 1 RP..dedue maybe same maybe x same...market price merujuk kpd rege umah tuh mase dibuat valuation, so katekan (secare general) 1 apartment yg nk dilelong kat area Shah Alam ngan keluasan 700sq. feet market price time valuation contoh taun 2004 adelah RM90,000...so, bile bank nk lelong umah tuh, die gune la market price td...

tp, x sume property akan berjaye dijual mase 1st auction..salunyer kalu xde bidder 1st auction, auctioneer akan reduce rege umah tuh contoh cam 10% dr market price, so utk second auction jd la rege umah tuh RM81,000, nie dinamekan RP..2nd auction xde bidder jugak auctioneer kan reduce lagi cnth 10%...salunyer up to 3kali auction je...(ape jd lps tuh topic laen..)

tp kekadang utk 2nd auction maybe RP jd lagi tinggi dr market price, cnth kalu tetibe area umah nk dilelong tuh land value die naek mendadak ke etc...so, sume nie depend kpd auctioneer la...

market price x penting time auction, RP tu la rege utk kiter bid..rege akan di up kalu ade other bidder time auction, dijual kpd yg nk beli umah tu pade rege paling tinggi...x kire la paling tinggi tu melebihi or tidak melebihi market price...

Menarik gak bila baca topic nie, anyway aku tak pernah ada pengalaman beli rumah cuma aku nak tanya kalau kita beli rumah lelong tadi tapi gagal nak dptkan loan utk settle price rumah tadi dlm masa yg ditetapkan camna? Nak kluar duit EPF kan biasanya lembap

Guna ajen camna la pulak ? Wa selalu nampak iklan yg ditampal merata2 mcm iklan along...

biasanya kita boleh bagitahu lawyer bank tu dan minta extension time dari bank.
normally bank akan award, sbb yelah dokumentasi utk loan ni bukan amik masa yg sekejap

tapi kalau loan memang tak lulus gak, deposit hangus lah.taksilap aku kita ada 120 hari utk buat bayaran dll.so pada aku sblm kita nak bid mana2 auction make sure yg kita ni memang layak utk buat loan, tak ckris dll kalau tak rugi je.

lepas tu kalau tak pakai agen, sblm bid tu kita kene make sure property tu , gi la sight seeing kat umah tu sbb biasala, diaorg jual as is basis

ff: Taukah anda semua bahawa auction adalah antara cara untuk dispose hartanah dan kalau nasib kita baik dan hartanah kita memang amat strategik dari segi lokasi, orang ramai akan bid melebihi harga pasaran. Pekara nie aku dapat tau dari Ng Chan Mau, seorang owner auction house kat jalan Yap Kwan Seng, KL. Di cakap kat aku kadang2 nape ade orang susah2 lantik ejen untuk dispose hartanah die sedangkan ko leh mintak hartanah ko diiklankan di mana2 auction house dan kalau property ko tuh memang masyuk, tak sampai sebulan dah ade buyer...

Tapi, bak kata pepatah, lain padang lain belalang....so kadang2 benda nie ikut favourite kita juga la camner nakd eal dgn property kita tuh...

Jaja pun beli rumah lelong gak, skang ni tgh dlm proses
buat loan. dah dekat 2 bulan dari tarikh auction tu, tp
proses loan br nak mula. risau jugak takut nanti melebihi
masa yg ditetapkan.  Ke mmg mcm tu?

Biasenya 90 days dari tarikh lelongan dibuat..so approximately dalam tempoh 3 bulan laa...kena selalu follow up dengan bank laa...loan guna bank ape?

loan dah approved tunggu kunci je la....boleh contact bank tanya about disbursement...boleh le pi belek rumah tu... nak plan renovate ke....kalau ada orang lagi duduk rumah tu.. plan le mcm mana nak suruh diorg kuar.... jgn dapat rumah mcm yg dalam paper tu dah le... pi cuci rumah yg dia dapat dari auction...ada mayat kena potong 11
