eh..cluster house tu dh sold out ke?
good investment la for me
we have not decided whether nak beli ke tak..
tapi if tak beli landed, nanti bila apartment kuar, insyaallah beli la..

Emm.. Cluster Ilmia IV (RM500k) memang dah habis tetapi kalau ada buyer yang loan x approved adalah peluang nak beli..

pendapat peribadi saya,elok juga ambik teres 22x75 end-lot tu....

pertamanya,sebab ada ruang ditepi rumah & dibelakang....cluster house takde ruang dibelakang,kalau ruang utk tepi rumah rasanya kena ambik corner lot utk cluster house.Lagipun design cluster house tu nampak weird,ground floor ada bottleneck dari ruang tamu nak masuk ke dapur.Pencahayaan utk ruang dapur pun tak bagus berbanding teres end-lot.First floor pulak,satu bilik kecik empat segi,satu lagi bilik agak besar tapi L-shape....nak buat susunan perabot mungkin bermasalah...lagi elok design bilik mcm rumah teres..sama luas & simetrikal..takde shape yg pelik-pelik mcm L-shape tu....

keduanya,walaupun harga cluster house tu lebih kurang Rm500k jugak,tapi actual purchase kena ambil kira juga terutamanya lawyer fee utk bank loan agreement & progress payment interest...easily cost u another Rm20k.
Yg current promo ni,harga Rm388k all-in-inclusive (free MOT + bank loan agreement fee + free progress payment) pun bagus jugak sebenarnya...maybe actual price dia hanyalah Rm360k-370k.Tapi in case nak jual nanti,boleh bagitau kat buyer yg kita beli rumah tu dulu pun dah harga Rm388k...berbeza cara beli rumah konvensional yg mana harga rumah yg dibeli belum lagi termasuk hidden cost seperti tadi (MOT + bank loan fee + progress payment)

just my personal opinion,boleh jadi betul,boleh jadi tidak.

kawan aku beli semi-D kat situ..besar gila...
harga pun kaw2 la...

eddina, harga apartment tak tau lagi..
tp i think good investment..
sbb alam sari is a township by itself, dkt n komuter, and prasarana pun lengkap nanti
and apartment tu nampak cam ada pool..hehheheh
sekolah ada 2, tadika ada ntah berapa ntah..

spe yg bli awal2 mmg untung arr..dia nyer laman kalu corner lot..mak aii...beso gler...boleh buat umah lg sbijik kt laman tuh huhu

aku beli umah kt subang bestari psl dekat ngan kota d'sara...nk beli umah kota dsara mmg x mampu le huhuh...kota dsara mmg daa sedia maklum facilities mmg daa complete..so x dpt yg daa cukup infrastruktur...yg dedekat pon jaaadi la...kalu nk ikut mmg la slow gak perkembangan subang bestari...tp kalu nk beli area lain yg br nk membangun pd aku arrr..ms beli mmg la pemaju akan ckp...akan bina masjid, sekolah, hypermarket...tp brapa lama?...5 tahun?..lg soploh tahun?..kota dsra dr tahun 2002 dulu daa dengo nk wt train...smpai skang pon still xder..masjid pon br tahun lps siap...so jln paling selamat...cari kawasan perumahan baru yg dedekat ngan kawasan yg daa sedia membangun...x der le smpai stgh jam drive br nk smpai masjid ...kalu 5-6 tahun rutin yg sama...razab gak tuh huhuhu

Haah...dorang guna variant build then sell...selalunya tu sell dulu baru build so buyer kena bayar dulu interest progressive tu as dev buat rumah...Mmg kerajaan galakkan ruma BTS nih sbb memudahkan buyer dan mengurangkan risk rumah tak siap...Tapi tak banyak dev yg buat mcm ni agaknya sbb modalnya lebih banyak...  

Kalau ade lagi projek2 yg BTS ni updatelah kat sini yer...
