mintak tlong kawana2...skang saya dah bayar booking utk rumah yang nk dibeli.. so skang tgh apply loan lah..jadiknyer kes lawyer utk SNP nie mcm mana ek? lepas dpt loan baru hire lawyer atau mcm mana? boleh tak saya nk hire lawyer lain dr panel developer punyer? pastu masa sign SNP. dah kene bayar ribu2 kaa? atau lawyer fee utk SNP bayar sket2? susah ati bile kenangkan duit lawyer yang riban2 itu..haih..

normally developer dah ada panel lawyer dia sendiri... kalau ambil lawyer lain its our right to do it but mungkin akan melambatkan process. then satu lg... kena bayar sendiri legal fee or ada promo legal fee free? kalau ada promo legal fee free baik ambil jer sbb developer dah factor in the cost for legal fee in the price, so rugi ler kalau kita amik lawyer lain.

betul...proses mungkin lambat kalau guna lawyer sendiri.Ada sesetengah pemaju, dia nak lawyer panel sahaja, so lawyer yang kita pilih tu kena apply jadi lawyer panel pemaju tu.Bagi anis, proses mungkin lebih lambat kalau guna lawyer sendiri.Anis beli rumah, ambik jer lawyer panel pemaju tu..so far kerja semua tip top...kemudian senang nak deal..pemaju dgn lawyer panel dia pun senang nak bekerjasama.Tapi tak salah pun kalau nak ambik lawyer sendiri...buat loan bank pun guna lawyer panel bank tersebut.rasanya lagi mudah berurusan.

legal fee tade dlm promo developer, so mmg choa kene bayar sendirik la.. risiko kalau guna lawyer sendirik maybe akan lambat la proses kan.. nak senang, deal ngan panel lawyer developer lah ek.. takpe tgh pk2 lagik..skang tgh tunggu loan approval..harap2 seme okeh..

pastu.. cr la lawyer lain buat perbandingan...
sama jugak ngan lawyer utk loan agreement..
blh call diaorg mintak qoutation dulu...
kalo officer bank baik ati... dioarg akan bg list panel lawyer diaorg...

biasanya klu more than 2 month akan ssh sikit bank nk lps loan baru. klu 2 bulan tu blh take consideration klu u punya commitment lain xbyk. i saw u tls cc tu mgkn stand for credit card. for certain bank sgt2 particular htg psl credit card ni. the best way u tggu smpi 3 u tu hilang means selps 12 bulan dr tanda 3 u tu. mgkn dlm 6 bulan lg hilang la tu

Hai kawang2...lama dah tak masuk ini thread...:-)
Alhamdulillah, urusan beli umah dina dah selesai...dah start bayar 3 bulan...sesungguhnya nak beli rumah ni mmg banyak perkara nak kena buat...huhuhu...dan kalau bleh dapat bank yg senang deal serta mesra alam, amatlah membantu supaya apa2 kita leh call dia direct...

Choa... Tentang lawyer tu kan, kalau tade lawyer provided by developer tu kan, ape kata cari lawyer sendiri yg maybe dah kenal ke, kawan atas kawan ke...

Sebabnya dlm kes dina, lawyer provided by the dev, mmg save cost tapi lawyer tu banyak look out for best interest of the dev, bukan buyer...Tp sbb dah free, tak leh kata apelah. Since u kena byr sendir lawyer tu kan, might as well cari yg akan act on YOUR best interest rather than the developer's sbb kita yg bayar...Tapi chek dgn dev dulu sama ade boleh ke tak amik lawyer sendiri...

Dina.....anis mungkin bulan 5 ni akan start bayar kat beng sebab semalam call, beng sudah proses cek utk bayar kat pemaju mengikut bayaran yang dituntut oleh pihak pemaju...kalau segalanya lancar, hari selasa depan beng akan buat payment.So, bulan 5 nanti start lerr bayor loan rumah tu...

bercerita pasal lawyer....lawyer pemaju....alhamdulillah....bagus, cepat buat keje...sebab pemaju yg tanggung fees...so guna jer lah lawyer panel dia...tapi ada kat SnP tu ada ditulis perenggan...pihak pemaju tidak boleh menuntut bayaran interest dari pihak pembeli atas sebab2 berikut: kelambatan dari pihak pejabat tanah. 3 lagi anis lupa lak...

lawyer panel bank rhb islam...mmg teruk nyer servis...tapi sebab beng dah bayor dia nyer kos...terpaksa gak bersabar tapi tu hari meletop gak lerr....tapi nasib baik lepas anis meletop...diaorang cepat settelkan...sabor jer lah...

sy pun ade masalah jugak ni..dah sign loan ngan rhb bulan 1, guna 2 lawyer developer ngan bank..dah sign snp ngan lawyer developer pun bulan jan 2010 gak...sign ngan laywer bank bulan feb 2010...tp samapi sekarang dokumen lom settle..tiap kali call bank, jawapannya..nnt sy semak ngan lawyer...berkali2...masalahnya tadik developer call kata nak kenakan sy charge 8% per year coz dah lebih 3 bulan dari tarikh sign snp ngan lawyer developer tu..macam mane yek? ade sesiapa boleh bg pendapat..

Itulah...beli rumah ni takleh leka, kena slalu alert bila date utk bayar, bila reimburse, sama ade cheque dah siap, pastu kena maske sure cheque tu sampai pada developer...mcam2 lagi...Call sana, call sini, dah mcm operator pun ade kadang tu...
Bank kena kejar, deveoper kena kejar, kalau developer yg problem lagi susah... penin kepala sbb at the end of the day any charges ataupun late ptmnt penalty sumer borne by the buyer....that's y dev dgn bank tak kisah sgt sbb bukan dorang yg kena bayar...another reason y kalau boleh amik lawyer sendiri supaya all these things akan di take care of by the lawyer sbb dia akan cuba make sure kita tak kena sumer 2 charges tu...

If u hv the option, amik je lawyer sindiri, kalau tak, kena kerja lebey sketla supaya tak kena bayar mcm2 nanti bila nak amik kunci...

midar punya experience mungkn berbeza sbb my loan is non-fmc..
midar kena bayar semua cost lawyer utk loan agreement..
midar sign loan agreement & snp pada lawyer yg sama..
sbb lawyer ni panel utk developer & jugak panel utk cimb..
masa deal tu.. mmg dh tanya siap2 bl document blh siap.. bl kena sign.. bl blh collect..
masa sign & bayar.. midar dh kasi gegar sama itu amoi..
midar kater.. kalo i kena penalty ngan developer sbb u lwt settlekn docs semua..
i charge penalty tu pd u...
amoi tu ngan manis mulut pon janji..
less than 3 weeks document u semua blh ready...

alhamdulillah.. mmg within 2 weeks semua dh siap...

    lama nya tak tengok eddina kat sini.. bizi ke? tgk blog pon lama tak hapdate.. uiks off topic plak.. sememangnya process pembelian rumah nii mcm nightmare ler... kalau dah settle semua.. fuhhh leganya... bayar je lah bulan2... lagi2 kalau landed property.. tp kalau rumah atas angin... bila dah nak dapat strata title... dah kesana kemari kena deal balik nagn lawyer utk dapatkan strata title.. kena bayar MOT lg... bayar legal fee lg... 50% of the original legal fee for both financier n developer.. fuh... banyak jugak lg processnya

tapi klu kita dah puas follow-up dan call setiap hari + berkali2 tapi yg bahagian lawyer buat dek aje.....fuh....angin 1 badan. dah puas ku berdoa dan barap mereka menyiapkan kerja dengan cepat...tetapi x berhasil juga. rasa nak saman aje..................nak maki memang bukan gayaku. janganle gunakan kelemahan dan kelembutanku untuk memperkotakkatikkan ku.

huhuh dah lame gak tak jenguk2 update kat sini...mine's one, lagi tensi...b4 that i kan bli umah dr dah siap, bli dr owner...lps sign snp, 10% pon dah byr, dah mmg bajet2 dah duit utk byr legal fee jer..pastu plak loan cover 2k jer...legal fee dkt 4k..kenela top up lgi balance tu. mmg time nk bli umah nie duit kuar mcm air je...igtkan dah setel tu, skali smlm valuer call die ckp report valuation dah siap then die charge rm550..mak aaaiihh...ape nie...i dah nk ngamok dah mse tu, trus kol banker yg incharge i nye kes nie..die ckp mmg valuation fee buyer kne tanggung..i tnye la kengkwn i yg kat finance, dorang plak mcm2 pndapat ade...ade yg ckp owner kne bear, ade plak buyer kne bear...mcm2..so nk tnye la u ols kat sni, spe2 yg ade pngalaman? tp ptg smlm pon i dah byr dah...mngikut pndapat my frens tu, sorang lg nk jual umah n the other 1 nnk bli umah, dorang ckp mmg buyer yg tanggung.
mcm rs sedih plak, sbb mcm2 unpredictable cost yg kne face utk bli umah nie...tetbe, itu..tetibe ini....lps nie tak tau la ape lak..i  dah siap ckp lgi kat banker tu, lps nie ape lgi la u all nk charge kan..pastu die gelak2 jer...mcm kompom je ade lgi nk kne topup agknye...

my friend (buyer) dia kena charge lam rm500 gak utk evaluation fee. according to her...thats cheap.
sebab ada org lain kena lam 3k!
