Cuba buat pengiraaan betul betull...
Nak beli rumah skrg pun kalau kena tempatnya.. boleh jadikan investment..
lepas tu jual then beli rumah yang lagi besar dan selesa...

bagi juju kalau u berkemampuan better invest ur money kat rumah yg besar untuk tempat tinggal then kalau ada rezeki yg lebih baru beli apartment utk investment

bukan apa property nie makin lama makin naik

just nak conpirmkan pasal MRTA ni.. blurr sket la..

kalau kita amik MRTA ni ngan bank.. let say anything happend kt kita spouse kena bayar lagi loan tu monthly 50% ke.. cthnya kalau sebulan loan RM1k.. so kalau apa2 still kena bayar RM500 ?

kalau amik ngan insurance co like Takaful, MNI, AIA dia akan cover semua.. gitu ke ?

Kalau mcm tu, for investment - umah besar mcm umah teres tu....
tapi  bakal husband kecik tak bg kecik stay kat umah teres... dia ckp bahaya...
xpe la... untuk jangka masa panjangkan...
berbaloi beli umah besar2 nie kan

kalau dua2 ambil MRTA - let say anything happend to ur husband , u kena bayar 50% balance of loan amount. So instead bulan2 byr RM1K - u kena bayar RM500

kalau ambil MRTA dgn insurance company cam MNI - dia akan bayar full. Tapi u kena check gak dgn insurance company sebelum ambil MRTA nie either diorg cover 50% atau 100%

Assalamualaikum..............

Me ada pertanyaan sikit nak tanya dgn forumer kat sini.  I baru je check dgn MBSB psal housing loan.  Yang i tak puas hati coz dia kata MRTA wajib kena ambil dgn MBSB, that's mean i tak boleh ambil dgn insurance company yg lain.  Lepas tu diaorg kata lg, yg duit tu kita tak akan dpt balik.  Betul ke? (ada sape2 yg tahu) maybe ada forumer yg boleh tlg jelaskan pada me ni yg mmg tak tau menahu pasal ni.  Al maklumlah baru 1st time nak buat housing loan.

Lepas tu katanya process utk dpt offer letter tu ambil masa dlm 3 minggu tu paling lama & paling cepat lak dlm 2 minggu.  Puas tu saya nak menunggu.,......,

Oh, ya satu lagi kita kena bayar advance payment utk 3bln lepas je loan tu apporve.  Mak datuk mmg cekik darah betul la MBSB NI:@

Tolong la bantu me yg blur pasal nak beli rumah & nak buat loan umah ni. Thanks.................

dulu juju ambil dgn MBSB gak tapi tak restricted cam sekarang. Maybe management dah tukar tu yg macam2 hal

yup betul...setengah2 bank mmg wajib u ambil MRTA dgn diorg atau panel diorg & juju luckily that time - boleh ambil MRTA dgn mana2 . Tak diwajibkan.

What do u mean duit tu tak dapat balik ?

p/s lama betul processing dia...better ambil dgn bank lain

me 1st time masuk board nih...

me baru nak beli satu umah kat pinggiran USJ...
nama umah tu 2 nama(me n my hubby) loan bank pun 2 nama...
tu inggat nak apply insuran mcm k juju kater tu dari AIA or MNi...
so me kene bubuh 2 nama ker cukup 1 nama?

i pun sakit hati giller nih.. last monday.. mbsb bitau loan i dah approvet...& mintak dokumen dr we all...

tp td bila nak confirm balik.. diorg kata takder result lg.. bila i tanya haritu ckp dah confirm.. pastu boleh dorg reply cenggini..

" itu confirm mulut jer...".. sakit hati tak?

Org MBSB tu ckp tadi, duit utk MRTA tu akan burn, so mmg takda changces langsung utk dpt balik duit tu.  Dahla kita rugi kena ambil MRTA dgn diaorg pehtu bila me tanya boleh tak kalau me nak convert MRTA tu kepada life insurance org MBSB kata tak boleh. heeeeeeeeeeee geramnya

K. Juju, paling lama brapa ye process loan tu?

Kak Mayyo, pun baru je ke buat loan dgn MBSB?  Ni yg jadi takut ni coz nanti tak pasal2 lak kita nak kena bayar interest kat developer.

In that case kita leh tak minta MBSB bayar that interest.  Dah la diaorg ni cekik darah.  Kalau nak ikutkan dgn bank lain takde la mahal sgt cam kat MBSB ni cuma leceh la skit kalau u dah ada banyak committment coz diaorg blh check kat dlm system.

mmg MBSBangang  nih mahal & cekik darah  pasal.. dia mmg tak check komitmen financial kita dgn bank negara.. .... maybe dia check  untuk sitos jer...

kalau bank lain.. dia check bebetul... dia check... montly payment kita.sebelum2 nih.. dgn bank yg kita pernah pinjam...kalau lambat sikit.. or ada bad history pun dia mark jugak...

kesimpulannyer.. kalau pernah terkantoi 2-3 bulan dgn mana pinjaman sebelum nih pun.. dia akan reject...:@ :@ ...

&  contohnyer.. kad kredit kalau pernah kita sangkut tak bayar.... 2-3 bulan... & walaupun pastuh kita buat full settlement.. dah bayar habis & dapat release letter still dia cop kita as a bad history jugak...

tu yg payah... & as for me... i apply utk 2... mbsb dgn uob..
incase UOB tak dpt.. terpaksalah amik MBSB...

tp yg i tahu MBSB nih.. interest dia mmg banyak gila.. 7% lebih kan..

& some more lawyer dia mahal jugak... & as u said just now kena bayar advance payment 3 bulan.. tuh yg i terkejut badak...

betulker.. u apply loan berapa.. above 200k ker?

yg pasal interest dgn developer tuh.. mmg dah termaktub.. wlu sesiapa jugak yg buat kerja lambat... mmg kita yg kena cover utk interst dia...

unless u buat reasonable letter ,, merayu.. baru interest/penalti  dpt kurang.... itupun org kata tgok developer mcm pkns.. ok lg boleh nego.. tp kalau developer yg lain2 tak tahulah.. maybe susah.. u belu umah kat mana?
