individual title

Anjer ada mslh berkenaan rumah..urgent sgt nih..

Rumah ni loyer suruh bayar RM1800 utk individual title ni.
Mslh nyer anjer nak refinance / transfer bank (Citibank ke company loan sbb interest lebih rendah).
Dan company anjer nak salinan hak milik utk submit application.

Soalan anjer :-

1)Apa maksud individual title ni??
2)Ade ke mahal sampai camtu byrn dia?
3)Klu dah byr kat lawyer tu ind. title ni.. nanti bila transfer loan kat company mesti dia pegang geran tu jugak kan?
Maknanya nanti bila company pulak ni nak serah ind, title tu.. kena la byr lagi

1. individual title tu ape?

individual title tu ialah geran hak milik persendirian/perseorangan..maknenyer title utk rumah kiter duduk tu milik kite je, bkn lagi share ngan org laen..cnth mcm kes rumah apartment/pangsa (strata title)...or rumah atas tanah x dipecahkan yg ade beberape owner berlainan (main title)...maknenyer milik mutlak kiter la...

rumah ko beli tu mmg jenis teres/banglo sbuah2 kan?...

so, mase pemaju wat rumah tu (kalu ko beli ngan pemaju, bkn persendirian la), die akan ade title untuk rumah tu...bile ko beli rumah tu, so kalu beli cash, dier akan bg title rumah tu kat ko (nie scare ringkas/general je)..tp, bile ko beli gune loan dr bank, bank bile bg loan akan perlukan security utk loan tu, ie dier akan pegang title rumah ko beli, sampai ko abes baya loan br dier release title td....

so mcm Q. 3 ko tuh, ko ckp ko nk refinance loan ngan bank laen...mmg la dier akan release title rumah tu lepas bank yg baru tu dah disburse sumer hutang ko ngan 1st bank td...tp, procedure still same, 2nd bank akan pegang title rumah ko tuh sampai ko abes baya loan plak..(x tau la kalu ade bank baek hati x nk title rumah)...hehhee...

sbb dier pegang title rumah?..biase la, utk remedy diorg nyer loss kalu ko x abes baya loan, so diorg leh jual rumah tu....

psl Q. 2 ko tuh, ape maksud loyer tu nk RM1.8K utk release individual title?..adekah maksudnya, tu legal fees dier?...ko gune loyer tu ke mase wat loan dulu?...dah baya fees loyer lps dier tolong wat loan ko?...adekah maksud dier RM1.8 tu legal fee utk dier tolong ko wat refinance?...ingat!1st bank td akan release title rumah ko tuh lps 2nd bank disburse sume balance utang ko ngan die, bkn sblm...so ko kene clarify balik ape makne loyer tu mintak RM1.8K utk release title rumah...setau aku xde fee dr 1st bank utk release title die pegang, kalu ko/bank baru baya utang2 ko..

ni advice aku...

1. ko g 1st bank tu, diskas balik, tanye everything psl ko nk refinance loan...tanye die ade ke laen2 fee/caj ko kene baya di samping utang2 ko tuh, sblm bank tu release title umah ko...

2. pastu, ko g bank ko nk wat loan baru tu...mmg la die nk tgk copy title rumah ko, tu evidence yg rumah tu mmg rumah ko...so, diskas plak ngan dier everything...x silap aku dier nk copy title je, bkn original...so utk copy title, ko leh mintak ngan 1st bank td, komfem die akan bg nyer..

3. ko nk refinance tu, ko nk gune service loyer yg mintak RM1.8K tu ker?...nk prepare/draft loan/refinance, x silap aku xde la sampai RM1.8K...tp, utk legal fees mcm case draft/prepare loan documentation, tu depend on the loyer...ko stil leh refer loyer laen...

4. or, maybe aku overlook 1 fact: loyer tu loyer bank ke?...kalu loyer bank yg mintak RM1.8K sblm dier release title umah ko, ko cek ngan 1st bank tu, cek ko nyer S&P ade x ckp psl fee utk release title...kalu xde clause psl fee loyer sblm dier release title, maknenye die xde hak utk claim RM1.8K utk fee apetah tuh...

note: kalu buleh nk mintak advice, bg detail/relevant facts...

or, maybe aku overlook 1 fact: loyer tu loyer bank ke?... ya..mmg loyer 1st bank

nanti nak cuba mintak copy hak milik dgn bank.. kene charge kan??

loyer 1st bank...if im not mistaken, loyer bank xde right nk charge ape2 utk release title tuh...die panel bank, ape2 pon nk claim paper mstila ngan bank, pekehal plak nk charge ngan chargor/buyer...

so, tanye 1st bank tu pesal plak kene baya charge kat loyer die sblm leh release title...x silap dlm snp pon xde clause provide charge tuk release title...2nd bank baya belen loan, 1st bank release title...simple as that...

nk dpt copy title tu maybe la kene caj, tp xde la mahal mane pon, xerox caj jela kot...

kalu ade ape2 inquiry berkenaan kredit, mcm loan bank, hire purchase, credit card stc, check kat Agensi Kaunseling dan Pengurusan Kredit..

kejap..kejap,

tolong clarify sket..maser u beli umah tuh memang ader title ker or ini case issuance? massudnyer maser memula beli takde individual title lagi..skang baru kuar..sebab jarang rumah kalau beli dgn developer dah siap ngan individual title...kalau kes issuance boleh jadi la jugak dia charge tuh

biler baca2 balik post u kan i raser ni kes issuance la my dear...issuance ngan perfection of charge. Correct me if i'm wrong, i assumed maser u memula buat loan u sign Deed of assignment kan? skang biler individual title dah kuar, bank kena transfer rights yg dlm Deed tu dlm u punyer Geran...so kat geran nanti terpampang la nama bank as pemegang gadaian..memang biasanya dia akan balik pada loyer bank yg wat loan u dulu coz semua particular u derang dah ader.

tadi call bank utk mintak redemption stmt &  copy hak milik tu
so dorang akan pos dlm masa 10 hari
settle 1 mslh...syukur
