PROSEDUR BELI RUMAH - sape tahu -

tlg aku. sape tahu prosedur beli rumah...

snp tu brape lame nak dibuat oleh  lawyer.  kan snp tu kite kena bawak g jumpe bank untuk buat loan kan.

Procedure beli umah? Subsale ker new house?
Kalo direct dr developer i.e new house u blh bwk booking/deposit resit yg u dah byr kat developer ke bank masa nak apply loan kalo SPA x siap lagik. Booking resit pon leh pakai jugak masa nak apply loan. Kalo maybank skang ni max loan up to 80% jer. So kalo loan approve pon maybank takkan release payment ke
developer slagi u tak settle 20% deposit kat developer. Ni kalo u apply ngan maybanklah, kalo ngan bank lain u kena confirm ngan consumer sale depa.

SPA baper lama nak siap? Tgk lawyerlah, ade lawyer cpt siapkan SPA, ader setengah tu makan bulan tak gak siap2.

saya baru dapat kunci umah dlm 2bln. tapi semlm lawyer umah call
inform kena byr duit utk tukar geran (title). skry ni tgh confiuslah bukan ke semua tu dah settle masa proses kita nak beli umah.
ada tak yg blh terangkan pasal ni.:stp:

Ask for explanation from ur lawyer. U beli rumah 2nd hand ke? Kalau rumah 2nd hand transfet title mmg kena bayar..rumah baru not too sure..

cuba call lawyer lain minta 2nd opinion.

saya ingin membeli rumah 2nd hand kat wangsa maju sec 1.....
nak buat camner yer.....?belom deal apa apa lagi....
cuma nak tahu bank n lawyer saya kena uruskan atau tuan umah.....?

sori laa 1st kali nak beli umah.....!

memang kita kena bayar utk tukar title..kalau tak silap dalam 4-5k...

saya ada soalan lain ni..kalau sape2 boleh jawab..pasla AIA bagi loan at 5.99% fixed for 30 years..ada sesape ambik or sesape tahu...kot ada hidden agenda ke apa?..risau gak..tapi kalau compare ngan bank lain yang bagi 6.50% ikut BLR..untunglah kan?

interesting topic..aku pun nak tau gak procedure nak wat loan rumah..gov loan dgn bank loan..cemana lak klu nak kuarkan kwsp???sape leh tolong...klu rumah yg developer buat sama ke dgn procedure buat kat tanah sendiri???

Untuk EPF withdrawal u have got to have ur loan approved. Ada S&P and all realted documents bagi kat EPF-S&P, Letter of Offer from Bank then only they will process ur application. Kalau pernah ada rumah sebelum ni, u have to show EPF prove that u have already sold the house.

If u haven't get lawyer & bank loan, let me know k.

Get a lawyer, kalau belum ada let me know.
Lawyer can arrange for Bank Loan & SPA.

sofea...u speak like u know somebody or yrself a lawyer...

can i get some info from u....total cost lawyer utk SPA i dah tau ...but i tak tau berapa total cost lawyer utk bank loan..? can u give me the details...? i give u some info so that u can make a calculation for me.. i planed to buy terrace house at RM163k....so i plan to apply loan about rm146700 ...how much it will cost me ?

Hi...I am not a lawyer tapi tau la sikit-sikit. There is a lawyer in the family..so belajar la sikit-sikit other than from my own experience.

nak beli rumah? rumah baru beli dari developer n beli rumah 2nd hand ade beza procudere.rumah dari developer selalunya lebih mudah. sbb developer dah selesaikan banyak perkara masa dia org nak build the house. so kalau ade sekatan kepentingan dia org settle kan. Agreement jual beli (let me refer as S&P) selalunya boleh siap dalam masa seminggu je, klu u as purchaser bawa dokumen lengkap masa first time jumpa lawyer, then seminggu siap stamping.

Bila dah siap stamping u, p apply loan. Ade org belum siap S&P dia dah jumpa bank.saja nak usha2.masa S&P, sign, lawyer akan prepare butiran legal fees, hanya utk S&P.Meaning bila loan u approve, new bill will come.Ade scale baru pasal legal fees, i x ingat, klu i ingat i cerita balik.The scale ni, make the bill higher.

Then klu u dah dapat loan n letter offer dah keluar dari bank, u kena bawa s&p ori n letter offer ke EPF. Fill the form there. Sekejap je proses di EPF ni.

Gambaran legal fees ni, skit lebih kurang mcm nilah kalau u beli rumah RM100k ke atas, prepare le duit lawyer RM5K ke atas. Maksudnya, sebelum beli rumah, u kena prepare duit down payment 10% dari harga rumah, say, dlm kes kita RM10K. So u campur pulak dgn legal fees, RM5K++.More or less u kena ade hampir 20k. less then that, u pening.Remember, lawyer x dibenarkan bagi diskaun. Salah n boleh dikenakan tindakan disiplin. nanti i sambung balik. c ya

tu seme depends pada approval of sub-division of title.. bila dah approve, separate title issued, of course kena buat transfer,to transfer the ownership from the developer to you and create charge in favour of the bank as the security for the facility granted

draft SPA willbe drafted by the Purchaser's solicitors..vendor free to appoint their own lawyer,tapi kalau depa nak tumpang loyer purchaser pon tak pe.. loan pon purhcaser kena carik sendiri..i would suggest u tengok2 hsbc punye package..depa ade free moving cost
