kalo Teh prefer beli area bangi..mungkin kena tambah 10k ke 20k..leh dapat dah rumah lebih kurang kat pelangi tu..
nak ke putrajaya takde toll..nak ke Ampang pun 1 toll samada toll sg besi atau besraya..
kalo pelangi semenyih tu...
nak ke KL kalo follow jln cheras dr kajang ada 2 toll..
kalo ikut link baru tu 3 toll rasanya..
dah le tu kena lalu pekan semenyih dan pekan kajang yg jem tak menentu..
ke putrajaya plak kalo ikut hiway kena bayar 2 toll... (toll sg ramal dan tol bukit angkut ker) tak pasti..
cuma pendapat aje leee...yg lelain acik lebih tahu.. |

Tq Teh... Sya dah try survey kat area Bangi. Saya pun lebih prefer area tu tapi setakat ni rumah2 yang baru develop yang saya jumpa semuanya RM200++. Mungkin ada yang saya tak terjumpa lagi. Kalau Teh tau, boleh la share ngan saya.
Kat Saujana Impian pun tengah ada umah under construction. Kat situ memang strategik sangat2 la tapi umahnya comel la pulak, 18'X55'. Tapi boleh dipertimbangkan lagi sebab area tu memang very2 strategic... |

stamp duties utk S&P 1% utk 1st RM100k. pehtu 0.5% for the next 4.9 onwards.
loan agreement = 0.5% of the loan amount, or rm5 for each rm1k.
transfer of tittle(yg nie kalau utk complete properties shj), 1% for 1st 100k.2% for the next 400k.
disbursement fee termasok registration of charge, land search etc, varies, depends pada state, land offive. type of prop etc. for Kl & Sel, the fees range between 300-700. depends.
processing fee rm50 utk up to 30k.
rm100 for 30001-100k
200 utk 100k n above.
so, all n all...ko calculate sdirik ah. |

ada sesapa yang duk area kota damansara?? masa lebih kurang 11/2 tahun dulu kat sini tak la jam sgt, tapi sekrg boleh tahan betul.my hubby kata maybe org sungai buloh lalu jalan sini. nampak gaya makin banyak shopping complex dan kondo sedang dibina...bertambah la jamnya..nanti..nak nak kalau waktu ikea tgh ada sale.. |

cikpah, memang KD dan surrounding areas tu dah jam dah makin hari makin teruk. Tapi tulah akibat pembangunan tak dikawal. Rumah saya berhampiran KD juga, dulu sunyi jer nak kuar jalan besar sekarang nak kuar jalan besar masa peak hours pun terpaksa que. Mana2 area lembah kelang ni dah jam gamaknya.. saya tak setuju betul shopping complex pun buat kat dalam housing estates, makin tambah jam.. |

it was...erm...2-3 years back....aku kuar umah 745-8.00 pagi, still managed utk sampai opis b4 8.30 ikot jln biasa.
now??? cannot maaa...:no: .tho kuar as early as 7am pon aku still sampai opis 45min selepas tue paling cepat. itupon malas nak pk panjang, amek penchala link. kalau ikot ttdi sumer tu...aduss :kant:

Area Semenyih tu kawasan cina, lagipun ada satu Incerator kat situ ( Pusat lupus/bakar sampah), kawasan tu selalu tak de air....(ini apa yg kawan hans cakap sebab dia stay kat situ..) Dia pun cam nyesal beli kat situ... Lagipun patern rumah tu cam tak best kat tingkat atas tu...naik ajer terus pintu bilik..takde ruang family hall..tak mesra family gitu...(pendapat hans aje..)
Rasanya kat bangi ada lagi...22 x 70/single storey/kat Bulatan Mekar...(www.bulatanmekar)...cuba la.. |
