bukan ke MRTA ni memang under insurance company? Sbb masa saya loan dgn BCB, MRTA dgn Amal Assurance. Masa refinance ke Maybank, MRTA under Mayban Life assurance. Ada option kalau nak boleh ambik Mayban Takaful.
Conversion to life insurance ni standard atau utk certain insurance company je? |

CivisSI, kalau bank loan boleh kot, aleesa ambil ni government loan...memang Perbendaharaan (kementerian kewangan) tak bagi letak 2 nama kalau ambil Islamic loan..hai kalau aleesa ambil islamic bank loan.. lagi banyak ler aleesa kena spend bulan2... ni saja ambil manfaat aleesa kerja gov so ambil gov loan... saja nak elak bank loan.. |

Ramai org sekarang dah aware about life insurance... sebenarnya.. kita boleh tukar MRTA ke Life Insurance... Iman mmg pernah terbaca artikel tentang ni... MRTA biasanya akan terhapus bila loan rumah habis dibayar... tapi berlainan dgn life insurance... bila loan dah habis dibayar.. kita akan dpt balik amount tu.. mcm insurance biasa...
Tentang pembayaran Iman tak pasti.. tapi rasanya pasti lebih mahal dr MRTA.. |

Our other hse S&P under my name.. tapi loan nama hb... sebelum decide nak buat mcm tu. .kami dah tanya bank dulu... boleh ke.. bank said no problem... andai hb pegi dulu.. (minta dijauhkan Allah)... secara automatik I tak perlu bayar... (sbb yg penting dlm loan.. pembayar tu sapa)...
The other hse.. kami pakai company loan (com. hb).. but S&P under both name... |

mias baru call MBSB tadi.. disebabkan kurang arif, so tak byk la soalan bernas dari mias..hehehhe... yg mias found out is 105% loan tu dah abis..:geram:... yg ada now is 95% jer... pastu dia ada faxkan flyer .. okay la jugak rates dia.. |

ena..95% pun dah good enough..kalau loan 105%..seksa juga nak membayarnya tak? |

juju mmg jenis dapat surat dari developer - satu copy untuk customer - terus chase MBSB suruh bayar- so mmg diorg bayar ontime...tapi ada gak kes yg juju bertekak dgn pegawai diorg coz kitaorg kena bear the interest coz diorg lambat release 1st payment to developer - nie siap refer lawyer & mintak surat pengecualian ...after that mmg ok dah ....sampai loan settle...kerja juju dok remain diorg.Sebab dpt interest rendah kan...tu yg stick dgn MBSB
juju bayar kat Damansara Heights...coz dekat dgn opis...jalan kaki je...tempat lain tak sure kat mana |

95% tu dah kira orait le... my kondo.. dulu i buat loand dpt dlm 70%++ je... masa apply dulu bank kata boleh dpt 90%.. rasa dah ok le tu.. tetiba tak approved... dia kata boleh dpt 70%je... kalau nak 90% boleh.. tapi dgn syarat kami kena buka FD dgn dia.. minimum 20K... perempuan tu siap promote giler2 dgn kami pasal FD.. dia kata kalau monthly payment kami ok.. by 1 year boleh keluarkan duit tu... so at the end dpt balik le duit kami...
Mula2 Iman mcm setuju gak.. tapi bila fikir punya fikir... actually kita yg rugi... rugi dr segi interested.. sbb makin byk loan.. makin byk interested... bank lagi utk.. dpt loan and at the same time.. i buka FD lak... tu yg kami decide.. bayar kat developer je... dpt loan dlm 70%++ pun tak pe lah.. tapi monthly kecil kan...
Moral of the story... hati2 dgn janji2 manis bank ni... kalau mampu.. bayar le downpayment lebih sikit... sbb in long run. .kita lagi untung... |
