salam geng,
nak tya..sy ada berkenan umah dkat bukit antarabangsa...condo sebenarnya..harga above market value-biasala kan bkt antarabangsa.umahnya rosak..tp sqt nya sgt menarik..cuma bila tya hub dia mcm sgt negatif..kecewa laa ati ni sbb xdak support dari dia...katanya umah tu kena byk pkai duit...plus maintanance fee pun agak pengsan jgak...jadi macamana ye?should i proceed ke letgo je?

Nk tnye forumer skalian..adik sy buat loan n bank mbsb..rmh blm duduk lg coz ngh tgu kunci..sume lawyer fee da setel pun..nk tau blh ke klu nk tukar bank..cam ne prosedur nye..sbb mbsb  ni agk mhl instalmen die..tq..

area iols beli ni kat temerloh, pahang tmpt iols keje..
cdg nak pencen kat sini.. tp klu esok kot dh tua nak pencen tmpt lain / tmpt tanah lahir terchenta,
boleh sewakan jer or jual plk kan.. hehe..

ekceli, iols igtkan rege rm203k yg iols book tu, rupanya yg tu yg end lot satu lg xde tanah..
iols punyer tu rege rm216k++ lepas diskaun bumiputera 5% dptlaa rege rm205k++
tp lawyer fee iols kene tggung sndiri.. pemaju x tanggung.. tp xperlaa, tu yg cdg nk kuarkan epf en suami..

tadi pergi tengok2 rumah, tengok pembinaan rumah tu dah tahap konkrit groundbeam..
pastu formwork utk tiang pon dah naik..

mgkin dlm mggu ni kontraktor akan konkrit tiang tu klu hari tak hujan..
bila tgk2 blik, jgka hjg thn depan, siaplaa rumah tu kot termasuk jln msuk semua..


cuma skrg tgh tggu kelulusan loan je yg msih blm ada khabar berita dr bpp..
hrp2 lulus laa.. aminn..

Haa molek jumpe pun benangni.. kalau aku jual rumah, lawyer buyer ada contact aku untuk mintak land title, ezit memang aku kena bagi ke ape?

Sbb ada kawan aku ckp jgn bagi sebab kita dah penat2 bayar utk land title tu, new buyer xpayah susah2 keluar duit nak search land title.

skrg ni aku nk beli 1 rumah (projek terbengkalai yg dah lama sgt) tp start tahun lepas ada developer yg establish nk take over...bajet ujung tahun depan siap...

masalah skarg ni:-

1- lawyer/agent yang kuar advertisement mintak booking sebanyak rm5k..

2- bila refer ngn developer, diorang kata belum appoint mana-mana lawyer utk projek ni sbb kpkt x kuarkan lesen lagi..

3- bila tanya lawyer/agent, diorg suh call wakil dari developer(mmg wujud la wakil tu-finance manager-aku dh g ofis developer tu sendiri) dia kata bnda appoint lawyer n byr booking ni mmg department yg handle project ni x tau menahu..

4- wakil developer ni cakap lesen & launch akan dibuat mungkin bulan ini jgk..mksudnya kena proceed loan..

5- bila call kpkt, kpkt cakap project ni x akan launch sbb dulu2 dah launch, project ni bila dh siap nnti dh dpt CF trus bagi kunci/jual jer....

korang yang berpengalaman rasa camna...? ok x kalu aku terjah jer bayar booking sbb dah berkenan sgt + takut rumah habis...???

ker benda ni mcmna sebenarnya, ada terbau mcm penipuan x..?

kena la bagi..kalau x macamana buyer nyer lawyer nak conduct search. Buyer lawyer kena conduct land search jugak walau macamanapun.
Kalau nak jual rumah, kena la bagi dokumen2 yang diminta. Kalau x de info, nak draft S&P pun susah

Dia serviced condo. 10 storey.. 1 floor 2 unit je. Means semua ialah corner unit. Harga after rebate 488k. ko bminat nk cari area sana ke?

apa update terkini?? dah booking ke belum?

aku rasa aku tau taman mana yg ko maksudkan ni.. aku pun dah pergi situ(kot) area tanah merah lagi...byk rumah dah naik..
tapi sygnye masa tu mmg dah sold out.
tggu que if ada loan reject. tapi last2 bukan beli kat situ, beli kat area lain.

rumah terbengkalai pun ramai berduyun2 org beli...dasyat betul...

ini kita panggil refinance kan? tp kalau refinance..kene check balik terms and condition yang sign dengan bank tu...sebab ada sesetengah pakej loan(or should i say mostly...) ada lock in period..meaning tak after beberapa tahun dari tarikh perjanjian, tak boleh jual rumah..pindah milik..apetah lagi tukar bank...biasa lock in period 5 tahun or so...adik u kene baca balik perjanjian dengan bank tu..

cik chili dah angkut ke rumah tu? for me..beli rumah utk hsuband and wife ni..long term comitment..kene dua2 bersetuju..berlapang dada dan redho baru best nk proceed..me dulu pun byk round sana sini...byk rumah yang i berkenan..yang i masih berkenan pon ade tp sebab husbad taknak..so i pejam mata..dan cari rumah lain lah yang dua2 rasa okay
