lenkali sebelum dapatkan loan... tanya dulu full zec or financed entry cost (yg latter tu cover certain mende je or ade limit)

++baca letter of oper setiap patah sblm nk ade wasangka psl bank opicer vs loyer. LO kata apa psl entry cost? fully covered ke?

bank cover 1.75% from total loan.
which mean dlm 5k bank akan bayar.
sy tanya a few lawyer inform legal fee not more than 6k.
tp officer beng tu suruh prepare dlm 3k
so legal fee akan jd 7-8k?

setahu saya lah kan...kalu utk loan ni...legal fee loyer kena ikut scale yg telah digariskan oleh bar council...not more not less..kalu tak ikut scale tu la leh report kat bar council..

ni kalau nak cek record claim loyer ngan bank ni payah ni.....kena dpt court order la kot(gamaknya la)....heheheh...

Thread ni sangat membantu anis...terima kasih pada yang bukak topik..nanti bila loan lulus, sebelum sign kena baca semua terma2 yang tulisan halus2 tu...tapi sekarang kebanyakkan bank ada perbankan islam kan...betul kah ianya lebih merugikan banding yang konvensional atau sebaliknya...terbaca kisah yang dipaparkan kat thread Agama Islam dan Muslim tu jadik seram pulak...pening lak kepala....

Anis: Kita ade 14 hari utk semak bukan immedietly sign kat situ.
leh bwk balik. sy masuk byk beng so nnt leh compare each other.
diorg xleh force u sign time tu gak.
mase ni la kita guna power of consumer.
x baguz amik beng lain.

tgk beng islam mcm best ade payment holiday.
so far 3 beng verbally dah lulus loan sy.
tgu 2- beng lain.tgk offer.

anis sebelum nak submit loan, anis dah mintak awal2 dulu rate, bayaran bulanan dan sebagainya...then bila deme print out, dah nampak mana yang best mana yang kurang sikit...sebab tu boleh tau mebeng nyer mahai bayaran bulannya banding beng lain yang anis pi itew....cimb pun bagus jugak offer dia ...cuma yang tak baper best, dia cakap bayaran bulanannya ikut BFR..kalau naik, bulanan pun akan naik, kalau turun, bulanan akan turun..maksudnya tak fix rate dia...yg tu islamic nyer..kalau konvensional...bulanannya lagi mahal...lebih 500.00 dari bayaran yang islamic tu...tapi fixed...

Ni lawyer dah call, suruh sign SnP tapi anis cakap, tunggu loan lulus arrr baru nak sign...boleh ke anis buat mcm ni?..pro n kontranya?

Anis: x silap sy dlm 4.99.x kira BLR / BFR naik installment same je.
S&P xpe u boleh sign sbb within u dgn developer kalo x silap sy la.
anis leh rujuk dgn yg lebih ariff.harap membantu

so far semua beng ikut BLR / BFR x kira konvensional / islamic scheme.
cuma islamic scheme ade capping rate so that BFR xleh exceed more than that.
capping rate yang paling rendah sy pernah survey adalh publik beng 9.55, ong leong 9.75, yg lain mcm mebeng , beng islam, cimbeng 10.75.why not try submit dgn ING leh dpt fix rated.

Kalau sign SnP, then lawyer akan submit ke pemaju dan pemaju akan buat urusan seterusnya...stamping lah bla bla bla...then kalau dah stamping bla bla bla, kena ler bayor kos dia yg x silap ribu riban jugak...alih2...loan tak lepas (contoh)...so rugi duit tak kat situ?...pening jugak mikir...tapi tu hari bank kata tak ada masalah...cuma risau jugaklah kan....

public bank, hong leong tak der dalam senarai bank panel pemaju nih, ari tu dah tanya, deme kata susah sikit lah, boleh tu boleh tapi katanya percent loan nak bagi tak tinggi..mebi 50% je...(kalau org bank tu tifu anis, maka anis tifu lah kan)..sebab tu pilihan hanya mebeng, cimb dan bank islam serta muamalat...mebeng tu staff dia sombong n kerek sebab tu rejek awai2..sakit hati kalau berurusan dengan org sumbung nihhh...(ni style anis)...beng islam ni anis ambik single rate so dari tahun pertama sampai tahun ke 25..sama jer bayarannya tak kira blr/bfr nyer naik atau turun..tapi kalau ada saper2 boleh bagi advise yg lebih baik...ada masa ni lagi utk apply ke beng lain pulak....

ZEC=zero entry cost=legal fee,valuation fee = waive= above RM150k loan normally
NZEC=non zero entry cost=sume ditanggung oleh pembeli= below RM150k loan normally

maaf menyelit ye semua

sape2 yg nk mintak quotation dr lawyer utk buat loan agreement, SNP, transfer name leh pm saya...

sy akan bg contact no lawyer yg bg saya kerjanya efisien, tepat n cepat...
(prnh bg kes auction kat lawyer ni utk buat loan agg dgn transfer dlm 90 hari dah siap)

leh dpt quotation thru email sahaja. pantas...

mebeng mmg nak SnP tapi cimb n bank islam tak ada SnP tak per, janji ada resit bayaran booking dari pemaju tu atau SnP (salah satu).Kat resit booking tu kan ada no plot rumah yang kita nak beli tu, mukim dan sebagainya..SnP submit selepas loan lulus pun tak apa...Anis apply loan bagi resit booking tu jer...ok jer, tak ada masalah.Tadi officer bank islam ada call, kalau tengok rekod anis yang deme check kat bank negara, mmg tak ada masalah utk loan lulus..harap2 begitulah..amin.

Actually.. untuk bank yg bkn panel utk pemaju..
xder masalah utk diaorg apply..
cuma take times la.. sbb ader step by step yg diaorg kena ikut...
takut nti by the time loan approved, developer dh antor billing..
nti kena interest plak kalo bank lambat release payment..
tu ajer..

untul legal fee for loan agreement.. actually blh mintak qoutation dr panel lawyer bank..
mcm midar aritu.. midar amik loan ngan cimb..
midar mintak 3 qoutations fm panel lawyer cimb..
beza pon x byk.. cuma diaorg mmg dh ader standard amount yg bar council tentukan..
so, pandai2 la.. jgn la tawar byk sgt smpai nampak x munasabah...

ok ek.. ni rumah dah siap beli dr org persendirian atau beli direct dari developer?
loan ni... manyak mende nk kena bayor.
lawyer la (termasuk upah buat agreement + bayar gomen untuk stamping duty + bayar pej tanah untuk charge the property to the bank) + valuation fee (kalau bli dr org persendirian n bukan dr developer) + lain2 yg skrg xleh pk.
++KALAU ikut ayat tadi tu.. opiser tu suruh sediakan rm3k kan?
dia xkata dia mintak bayar rm3k kan?
bagi seorang banker, mereka lebih senang bagi worst-case scenario kepada pelanggan.
mcm kes ni, dia saje mintak duit extra disediakan.
bygkan kalau dia mintak rm1k je... alih2 kene bayar lebih sbb x masuk valuation + stamping duty mak nenek.... awak marah tak?
but to me, it's normal for a banker to always get their customers to prepare for the worst.

++ kalau betul rase tertipu, tulis surat aduan rasmi n cc kepada bank mgr (branch), HOD, BNM (x ingat bhgian apa... bnm = bank negara malaysia)

bayaran yg dikatakan tu maybe bukan untuk legal fee tapi bayaran loyer kena bayar ke pjbt tanah ke...lhdn ke kan....
maybe ada benarnya meerebus....u better check it out
