REFINANCE RUMAH DENGAN HSBC HOMESMART

Assalamualaikum semua...

Nak minta pendapat otai-otai pasal refinance rumah... saya dapat letter offerhari ni.. dibawah serba sedikit yg saya faham dan tak faham:

DIMINISHING MUSYARAKAH (MUSYARAKAH MUTANAQISAH) HOMESMART-i FACILITY
facility : HomeSmart-i
amount: RM121,500.00 (which includes RM2,949.45-MRTT/TMP financing dan RM5,514.75 legal & valuation fees)

BFR - 2.00% / 30 years / RM601.27

4(g) Lease rentals will be charged by us at the agreed Lease Rental rate/s (as stated above) per annum on daily balance calculated on monthly basis

APPENDIX
A. Initial capital contribution
BANK / CUSTOMER
RM121,500.00 / RM21,964.20
84.69% / 15.31% (Percentage of Bank's and your initial capital contribution in the musyarakah)

C(dd) should you effect early settlement of the facility within 36 months from the date of first drawdown, you agree to pay early settlement charge of 3% of the full Facility amount as stated in this LO or RM5,000 whichever is higher.

so... dlm LO tu ada tulis pasal shares musyarakah lerr apa lerr... tak paham... mintak tolong sangat-sangat.. dia kata 3 hari jer valid LO ni... which I believed tak termaktub pulak dlm LO, validity of LO

MUSYARAKAH MUTANAQISAH ke?

itu adalah term untuk pinjaman rumah islamic dimana rumah masih dalam pembinaan.

yg LO valid sampai 3 hari je tu i tak sure sangat la..maybe org lain akan jawab nanti..

Loan 93k (affinbank)  3-tier 3.25.Start byr 2004.Balance loan 85k...rumah teres setingkat 22x70 beli RM96k area indahpura kulaijaya.Advice saya bank terbaik (islamic loan) utk refinancing....need money for renovation.Tq

kaedah inovatif terkini dari islamic banking yg memecah pertkaian kaedah BBA yg dikatakan menindas dan membebankan. Dgn MM anda mampu mengurangkan jumlah total pinjaman sbb daily rest calculation. Jika anda bayar lebih maka keuntungan bank akan berkurang.
