tengok rumah dgn agent..apa nak tanya

mintak tolong! urgent sangat-sangat ni..

ada satu flat kat kota damansara for sale..
so petang ni pkl 6 nak gi tengok dgn agent
at first ingat nak bawak lawyer sekali gi tengok last-last dia kata ada hal :@  menyirap nih..sabor sabor

soalannya: apa nak tanye eh kat agent tu? tak nak la nampak cam buduh sangat tatau pape pasal umah..kang kena tipu pulak

maklumat ringkas (over the phone)
harga flat RM68k
3 bilik
tiles, kitchen kabinet
tingkat 2, corner

flat tu baru ke lama? kalau second hand
1.siapa owner lama dan kenapa dia jual..(mana la tau kalau rumah 'panas')
2.kalau ada kerosakan siapa yg keluar duit kena repair
3.tengok condition rumah,kalau kurang memuaskan boleh kurang tak harga rumah tu

tanya le... apa status die... leasehold ke freehold... kalau leasehold... brp tahun lagi ada..
pahtu tanya lagi property ni dah ada strata title ke belum... kalau dah ada mudah sikit... kalau tadak...nanti kena tambah duit sikit lagi bila nak dapat strata....

yg paling penting... nego... nego....nego... jgn tunjuk ngko tu desperate sgt atau pun eager sgt... just cool down....

yang strata title tu, kiranya dapat geran secara individual ke?
maknanya bukan yang master geran kan...

Betul...strata title tuh maksudnye individual title for every parcel/unit. Biasenye proses nak pecah geran nie makan masa....ade sampai 10 tahun pun lom settle lagi...

aku dah pegi last friday..verdict:

1) ok la tempat dia ada kedai2 tp takdela dekat sgt dgn umah tu
2) umah tu impressive - grill, kitchen cabinet, siap cat, tiles
3) leasehold - agent tu cakap belum start lagi..pebenda tu?
4) master title belum dapat lg
5) low cost, tingkat 2

aku rasa agent tu cuba2 nak tiau coz aku pegi sorang-sorang..
dia kata harga umah kat situ ard RM70k..so harga Rm68k tu dah kira murah..ada tak sapa2 tau bape current value low cost flat kat area section tu?

leasehold tapi belum start lagik??? selalunya leasehold tu 99 years dari tarikh pajak.... proses ni mesti start sebelum buat rumah... tapi aku rasa rumah kat area situ baru lagik... so shouldn't be any problem....  

ko nego lagik since strata title tak dapat lagik.... so bila nak kuar nanti ko kena bayar certain amount gak ( maybe arnd 2~3k kot... yg ni aku tak pasti).... tapi kalau dah rasa berkenan dan mampu ...sambar je la...

Infrastructural Maintenance Fee

Buyers must pay the cost of maintaining the infrastructure from the date of vacant possession till the date the responsibility is taken over by the local authority or management corporation (in the case of a subdivided building).
Infrastructure is defined as:

Road, driveway, drains, sewerage, pipelines and sewerage tank for the housing development

Road, driveway, drains, sewerage, pipelines and sewerage tank for the building

Maintenance and Management Fee

From the date of vacant possession the buyer shall be responsible for paying for services such as:-

a)
Refuse removal, upkeep of drains and grass-cutting on the road reserves

The buyer is responsible for such payment until such responsibility is taken over by the proper authority.

Vacant Possession

Vacant possession on the building complete with water and electricity connection must be handed over within 24 calendar months from the date of signing of the SPA for landed property and 36 calendar months for subdivided building.
Regulation and Rights of House Buyers during the Handing over of Vacant Possession
Ensure the property is free from any encumbrances before accepting notice of vacant possession.

If the developer leases the land or the property, the developer must settle the balance payment before handing over vacant possession.
Conditions that must be followed by housing developers:-

Certificate from the developer抯 architect stating that

o
the building is completed

o
water and electricity are ready for connection

The developer has applied for:

o
the issue of the Certificate of Fitness for Occupation (CFO) through Form E *

o
the local authority has issued a notice stating that Form E has been checked and accepted by the relevant authority.

* Form E is an application from the developer抯 architect to the relevant authority for the issue of the CFO.
The buyer is entitled to enter into occupation of the property only upon issue of the CFO by the relevant authority and renovation may be carried out only upon issue of the CFO and approval of the plan by the relevant authority.
While inspecting the building, any defect is recorded and handed over to the developer to be rectified. Make sure you obtain a copy of the report.
The buyer is entitled to claim for late delivery from the developer.

Damages

If the developer fails to deliver vacant possession of the building as stipulated by the SPA, it must pay damages calculated on a daily rest, 10 per cent per annum of the purchase price.

Defect liability period

The defect liability period is 18 months after the date of vacant possession.
Creation of Management Corporation for Subdivided Building
A management corporation will be created once the strata title of each individual parcel is issued to the owners.
Other functions of the management corporation include insuring and maintaining the building.
