so sepatutnya apa yg perlu rynn dapatkan dari agen ek

better u have ur own lawyer jgn pakai agen punya unless agent tu very reputable one... lepas tu make sure ko bayar deposit tu dapat resit dari agensi dll sbb banyak gak kes tipu oleh org yg mengaku agen tapi tak berdaftar...kalau ada lawyer lawyer akan uruskan hal lain2 mcm perjanjian jual beli dan lainlain...

vit, aku nak tanya.. agent utk jual rumah ni sama tak kalau kita nak rent out rumah kita? aku tgh cari agent utk sewakan rumah.. mana tau leh guna list yg ko bagi tu..

Sedang mencari pembeli untuk rumah gak.

Actually better kalau beli rumah direct from owner because boleh negotiable harga-on owner's part pun we prefer to deal straight with buyer -jimat 2.75%.

Pasal lawyer, yes it is better to get ur own lawyer. Kalau agent intoduce lawyer tu-he will get some more $$ from the lawyer-semakin kaya la agent tu

Selain dari itu ramai yang suka deal dengan owner sbb boleh negotiate on deposite -not neccessarily bayar 10% (dalam kes  ini bukan semua owner akan bersetuju-ikut timbangrasa la).

But on owner's side pun -kena make sure pembeli berkemampuan dan tidak bermasalah untuk mendapatkan pinjaman dari bank-saya pernah mengalami masalah ini 3 tahun yang lepas, dimana pembeli gagal mendapat pinjaman membuatkan saya terpaksa melalui proses yang panjang untuk membatalkan urusan jual beli

harap harap boleh dapat pembeli lain dengan segera

biasanya once u sign s&p, u dah kena bayar sumer skali, legal fees & disbursement
sebab senang lawyer nak wat keje
x la nak kena kol purchaser mintak bayar, x la nanti purchaser bengang kata lawyer asyik kol je..
sekali datang terus bayar,x yah nak datang 2/3 kali
lagipun stamp duty kena bayar dalam masa 30 hari dari tarikh notis diterima, kalau x nanti ada penalty
bila kena penalty, time tu la nanti purchaser salahkan lawyer, bising2..
untuk mengelakkan banyak masalah, biasanya legal fees & disbursement, bayar masa sign s&p

kalau dah ada buyer, x perlu berurusan dgn agent
dapatkan lawyer, lawyer akan prepare sumernya
u sediakan sumer docs yg berkaitan,contohnya principal s&P, loan docs, title (biasanya orang sebut geran, kalau ada), cukai tanah, cukai pintu, etc
then, prepare duit utk bayar lawyer's fee
buyer akan bayar deposit, biasanya 10% daripada harga rumah masa dia sign s&p nanti
