sya nk tanya experience org yg pernah beli rumah thru agent..  kalau agent tu letak harga rumah "rm350k and negotiable".. brapa biasanya kita boleh tawar harga tu...

selalunye price umah nih follow market value... kalo ckp leh negotiable maknanye...owner willing nk jual price yg lebih rendah...nnti lah ninie bg contoh calculation...heheheheheh

pernah beli rumah melalui agent dulu... dari harga 180 dia kasi kurang sampai 172.  kira oklah tu... nearly 5% diskaun..

tt..kalo nk nego..mmg leh nego smpi market value...market value leh dpt kt bank..depends kt agent tuh bg berapa...(actually based on seller umah gak)...kalo seller ok..leh proceed..

kalo seller ckp leh nego..katakan price below market,akan 4low selling price tu..better check market value dulu lah...

mira,  mcm ninie cakap, bab2 bargain ni kena check juga market value... kalau less than that rasanya memang susah sikit unless kalau the seller agrees.  I was lucky coz masa tu the seller memang nak jual sangat2 and I pun memang nak beli sangat2.

betul tu... masa i pi house hunting (rumah lain) dulu pun mcm tu.  just tengok2 pastu relax aje.  after 2 days dia sendiri yg kol and reduce the price but then I xde lah beli rumah tu sebab dh berkenan yang lain....
