BANK PERLU 2 NAMA INDIVIDU

hai semua...just nak tanya korang semua & pendapat skali kenapa prosedur nieh diadakan...
mcm nieh,twins ngan hubby nk apply loan bank tuk beli umah...tp stiap kali kami ke bank mesti diorg perlukan 2 nama tuk pembiayaan umah 200k...padahal hby twins cuma de utang keta ja pown..mcmla tgi sgt komitmen...xsampai/lebe 60% perbelajaan pown..bila di tanya, xtau...tp kena guna 2 nama gak...pelik la...susah btol nk dptkan explain yg btoi2 paham d stiap bank...agak2 korang kan..apakah sebabnya?...& kenapa errk?...

bank ada prosedur/calculation dia sebelum nak luluskan amount loan yang kita nak buat.kalau dia tgk gaji ur hubby or gaji u mcm ngam2 lepas tolak komitmen, samada deme akan kurangkan amount loan tu (contoh nak pinjam 200k, mungkin bank leh bagi 150K jer) atau suruh komer buat loan dgn 2 nama...itu yg anis dibagitau masa nak wat loan dgn cimb dulu.

loan amout terlalu tinggi tuk sorang...kalu dua org baru bole dpt loan yg nak....

tapi bukan ke stiap bank nyatakan loan blh dibuat & potongan mestila xlebe dari 1/3 dari gaji kan...so klu ikut calculation,memg lepasla....tapi yg pelik nak jugak 2 nama...adakah bank akan ambil keuntungan dari 2 nama?...memg tahap pelik kami dibuatnya....

hmm....mungkin the monthly payment for the loan yg nak di amik tu lebih dari 1/3 gaji....tu pasal kena guna dua nama...

itula midori,mcm twins ckp...sume pengiraan dibuat okey,cumanya dia btegas nkkan 2 nama...probnya, bkn twins xnak bg nama twins + ngan hby,tp twins nieh byk komitmen...bila dh guna 2 nama, ckp twinsnyer plak ade - (negatif)...over komitmen...tuh cam ne...adeh....ape punya prosedur yg diorg tgk nieh...musykil la....

bank bukan hanya kira potongan dari jumlah loan yg kena bayor bulan2 tu sebaliknya bank akan mengambil kira juga kos perbelanjaan kita, tanggungan2 lain.itu yg anis tau la...

twins hanya tgu bsn shja skrg nieh...coz yg laen sume nk 2...huhuhuhu...kami dh cuba mintak penjelasan,but hampa jew,....gamaknya klu nk buat 1 nama,klu kje swasta...x d kira kot...coz member yg kje gomen...boley jew guna 1 nama...kenapa bank nk selindung erkkk...nieh yg blh menimbulkan kemarahan nieh...huhuuhuh....

my hubby keje gomen..tapi masa nak wat housing loan tempohari, bank reduce the amount loan yg nak dipinjam sebab lepas buat calculation, baki gaji my hubby berada pada paras/tahap yang tak berapa cun (selepas tolak tanggungan, amount loan tersebut dan lain2 nyer komitment)...so kalau nak buat loan yg mcm kitaorang nak jugak...wife kena masuk nama (anis ler tu) sebagai nama kedua..so tang mana yang kata keje gomen leh lepas wat satu nama tu?..

me too...ku pun keje swasta...beli rumah lepas gak buat loan guna satu nama...rasanya ada masalah lain kot ni..dan pihak bank biasanya tak akan sembunyi2 sebab kenapa nak kena guna 2 nama..biasanya deme akan xplain why?

bukan apa..twin dok rsa2 ja depa nieh bila pandang org kje swasta, sume ikut rules...coz bila twins ckp twins keje gomen,diorg ckp leh guna nama puan saja klu nak guna 1 nama...probnya,diorg sendiri dh kira...twins memg xlepas...hmmm...tuh yg kami memg xpuas2 atie sgt tuh...midori u apply loan bape byk?...

kijer swasta & loan guna nama midar ajer..
xder guarantor or 2nd name..
midar apply kt 4 bank.. affin, cimb, mbb & alliance..
semua lepas except alliance sbb amik masa lama due to that project tu bkn under alliance..
commitment.. kereta & ptptn...

as told by bank officer..
kalo diaorg x yakin.. then diaorg akan mintak 2 nama utk loan..
mcm twin punya kes ni..
rsnyer bank x confident ngan yr hubby punya financial..
sbb tu diaorg mintak 2 nama...
lagi satu.. bank mmg sgt2 suka ngan org2 gomen..
sbb... senang nk kutip utang..
compare to org yg kijer swasta..

kalo nk lbh clear.. better consult ngan k.anis kiter..
sbb dia mmg terer bab2 beli umah ni...
