Property Investment Tips: Rental

Sekarang nih demand untuk rumah sewa tinggi jugak. Maybe sbb harga rumah tinggi sgt. Pastu ramai tenaga kerja muda yg baru nak start career, so tak mampu lagik nak beli rumah so kena cari umah sewa. Maybe depa nak menyewa in groups to reduce the rent cost.
Pastu young-family plak, baru nak start family...selalunya cari rumah sewa sbb lebih murah dr directly invest on own house.

Bila ada renters, mesti ada landlords kan?
Thread nih utk kongsi tips2 yg hangpa guna untuk increase your value/income from the rental property.
org lain pun bleh kongsi2 tips gak..especially renters. apa yg you all look at bila nak cari rumah sewa etc etc..

Sapa tgh cari2 info utk property investment
Mungkin bole baca buku ni:

Rm30 saja..worth utk beginner

Penulis start dgn rm2k beli rumah pd umur usia yg muda..dan by umur 30 da ada berpuluh2 rumah

sepatutnya pengetahuan dan tindakan beli rumah ketika  tahun 2005 ke bawah ketika harga masih relevan
la ni rumah berkali ganda naik
tuan rumah zaman sekarang bersenang lenang mengutip hasil sewa rumah
sedangkan pekerja bekerja dan menyewa rumah sampai bila pun tiada duit utk beli rumah
bernasib malang kepada mereka bergaji tinggi tetapi tidak membeli rumah atau tanah, depa hanya beli kereta import bayar beribu sebulan

mcm topik kat CI nun..arwah pakcik tuh ada 10 biji umah sewa...huhu..


sekarang umah sewa pun paling koman 450 sebulan..tuh pun flat yg 2 bilik..tuh pun kalo leh jumpa entah ujung ulu mana..
masa zaman menyewa dulu kat blok yg sama, umah kosong 550, sebelahnya fully furnish tanpa aircond 700, kat bawah plak fully furnish ngan aircond 770

such a big different hanya ngan tambah furniture..
same goes to minor renovation mcm kitchen cabinet, built-in wardrobe

Dia punya fundamental:
- study area subsale/2nd house strategic lOcation
- cari desperate owner of property
- buying undervalue
- negotiate dgn owner for 0 dp
- loan 90% bank based on real value
- tunggu rege naik, refinance & buy another prop

skrg loan ke-3 beli rumah blh dpt 70% saja.......... siyal sungguh....! tak dpt nak rempit beli rumah buat sewa........!

cos masa beli umah thn 2010 dulu pun agent tuh dah bgtau nanti kalo beli umah third bleh pinjam sampai 70% ja..huhuhu

homestay berbaloi ka pulangan dia?
tp kena tpt yg strategik lah kan..

lokasi aku pilih mesti yg cun punya......

sewa homestay minima 1 hari RM100...... jumaat - ahad RM150...... dpt 5 hari sebulan pun dah cover semua loan bank etc.

kos furnishing pakai kredit kad 0% 12 bulan......... meh kita lipat sampai tergolek....

entah laa.. developer tu kata their retail dept bleh cari kan...

I was wondering if kedai2 yg kat dlm shopping mall pun dijual to public? or cuma disewakan pada tenant oleh developer?

rumah kedai tu tak pasti ler.......

these new development nie serupa mcm Sunway Giza...
same design, same concept by the same group of people
combination of retail outlet in a mall and covered boulervard..

retail outlet tu biasanya for rent..
but the 3 stories shoplots in the covered boulevard are for sale

the whole thing will be manage by the developer....

nie progress bulan may haritu...
