bagusnya topic ni.. maknanya kalo ikutkan better la pakai bank loan dpd govt loan eh? kalo gomen tu caj tak silap dlm 4% gak kan.
aku baru jumpa rumah yg berkenan di hati. banglo type (old type sket la) dlm 60x90 spec.
pastu mula2 nak pakai loan laki aku coz dia gomen officer tp dia still terikat dgn umah skg. (umah skg teres int - reason nak cari umah lain, anak2 da ramai n neighbour sebelah menyebelah dah reno umah.. so lemas rasa terkepit kat tgh2).
then bila baca sini, kalo gitu, might as well aku je yg gi buat bank loan kan.
tp nama aku dah pakai utk beli keta 4 thn lepas. agak2 eligible lagi dak agaknye ek.
pening la bab2 nak beli rumah ni.. aku tak tahu how to go about..blurrr.. kalo senang beli rumah mcm beli benda kat supermarket kan bagus hehe |

housing loan kalau guna govt rate mmg la 4%...tetapi,4% tu based on reducing balance..maksudnya, interest tu akan based on current balance...saya ade cuba kira convert tu flat rate, adelah dlm 2.12% flat rate for the whole tenure..
whereas,
housing loan kat outside bank tu mmg la nampak rendah sekarang coz contoh [email=BFR@BLR-2.00%=5.55%-2%=3.55%]BFR@BLR-2.00%=5.55%-2%=3.55%[/email]..
mmg la nampak rendah kan...tapi let say la BFR tu naik ke, automatik loan kita tu interest dia akan naik la kan...
kalau tak silap aug 2008 BFR at 6.75%..kalau ikutkan dah jadi 6.75%-2%=4.75%...tapi, tu lah mane nak tahu BFR ni brp untuk masa akan datang kan...
so, kalau boleh guna rate govt tu guna lah..mmg untuk...
ni pun CEUPACS ade ura ura nak mintak ngan najib reduced to 1% .............gile ape..... |

kalo gitu, might as well la usahakan jugak so hubby bley apply for govt loan kan.
cuma masalahnya kalo le dia takleh buat loan coz of current loan yg masih ada balance dlm 70k, ada cara ke i leh bantu dia ek. i mean kalo ndak juai rumah skg ni hastily, payoh rasanya nak cari buyer.. i was thinking i nak tolong dia settle kan 70K tu instead coz KWSP acc II i pun ada lebih kurang that amount, cuma nak kena top up sket je..

kalau kat epf account 2 ade lebih kurang ok la gak..cuba call bank yg buat loan tu tanya brp amount for early settlement..kalau balance 70k, normally early settlement amount less than that leh dapat...
lagi satu, govt loan punya style nie berbeza, ikut lantikan ..kene tanya balik la berapa limit leh buat..cam certain org leh buat loan 300k for life, so kalau dah buat satu loan amount 180k, jadi bila dah settle loan pertama tu hanya boleh buat loan for another 120k je coz limit 300k kan...
sebab tu saya punya plan kalau nak guna housing loan govt tu biar jumpa landed house la, tapi tak tau la boleh dpt kat mana dgn limit yg ade..rumah dahla semakin mahal sekarang..sekarang ni beli apt je guna loan cimb islamic |

tp kan, rumah skg ni hubby yg beli govt loan lah.. bal ada dlm 70K.. sygnya dia beli ms lum kawin dgn i so rasanya nama i takda situ.. persoalannya, leh ke i buat pengeluaran EPF utk settlekan loan dia tu.. sbb kalo tak silap isteri leh tolong settlekan loan rumah suami kan kalo x silap le pemahaman i.
ntahle.. i ni bab nak go about doing this yg fail tu coz masa sgtla terhad.. sbb tu try tanya sesapa yg arif kat forum ni dulu. |

oo ye ke..saya pun takde pengalaman la pasal tu..nanti saya cuba tanya kawan saya aritu dia baru kuarkan account 2 dia untuk kurangkan loan rumah..dia pun joint ngan hubby dia...
sementara tu, kalau saya lambat, lily cuba la try tanya call centre epf dulu, mesti dia ade info kan, takut lambat reply lak.. |

Alhamdulillah, i memang boleh keluarkan the whole of my Akaun II to pay for early settlement my hubby punya housing loan. and in fact, jumlah tu memang lebih kurang je. so i cuma kena siapkan bbrp documents yg EPF perlukan and then fill in Form 9C, boleh dpt kat kaunter EPF or download fm website.
abt rumah yg i nak beli tu.. hmm on a second thot, mcm tak jadi la rasanya.. coz owner tu bukan main lagi rushing2 kan kami. this sunday dia mintak i bagi 10K deposit. tp kalo i bagi 10K bermakna i dah setujulah dgn harga 200K tu kan.. actually that's no big deal.. if indeed harga rumah tu mmg 200K as per valuer, okla. tp bgla i masa sket utk buat homework sket ttg rumah tu.. ini tak, trus je mintak 10K deposit coz katanya ada interested buyer yg lain.. in the sense kalo i taknak melepas.. bayo..
i baru je consult member kat bank, and according to her.. valuer est RM150K jek w/o renovation. since dia dah reno kitchen n tambah one more bedroom, so kena tunggu valuation report.. habih tu.. dah kita di rush mcm tu.. guano?
pulok tu, land title 99yrs jek bukan freehold pun.
hmm.. mcm tak jadi je rasanya nih huhu.. |

tu le dia nye yus, bukan main dia rushing kami. memang i berminat dgn area tu coz actually area i ni ada bungalows n terrace hse. kami ni dok kat one of the terrace hse je. tulah, status leasehold 99yrs tu yg antara tak bagus nye kan.. hmm tahle.. susah nye nk dpt rumah yg berkenan di hati skg ni..
oh ya by the way, kawan2 kata elok je ambil govt loan kalo layak coz after all kalo bank punya rate ni tak menentu.. ermm tak pun depa akan lock dgn rate yg tinggi..
p/s: tadi kan masa i nak gi lunch break, tgok kat windscreen ada flyer "EON bank menipu".. mcm2 depa tulis.. napa skg ni eh? |

aah , mmg...kalo bank tu banyak je songehnya..ni australia pun dah naikkan blr dia, malaysia pun tak lama lagi la tu..
owh ye ke,story aa sket ape lagi kat flyer tu tulis...mmg EON bank ni cam menipu sket, tapi saya yg tak sedar...sebelum refinance loan apt ngan cimb islamic tu, mmg loan ngan EON...rasanya for that apt,EON je yg bagi bayar monthly interest, so bayar pun seratus lebih je..tu yg ambik tu...pastu aritu kan blr dah turun to 5.55%, so ade member ckp boleh mintak reduce rate (eonbank bagi fixed rate 7.73% for the whole tenure, tinggi giler) sebab dah 5 tahun bayar (member keje bank gak)..depa tak bagi tak tahulah knp, pastu bila ckp kalau takleh reduce rate saya nak refinance ke bank lain, siap ckp refinance lah, kitaorang tak kisah...sombong sungguh staff eon nih...
so, sekarang tak pergi stop semua account kat eon nih..cc dah terminate, savings acc dah close, rumah dah refinance...babai eongbang |

Pbeng bleh bagi loan smpi RM125K ajer...tapi tk include MRTA...legal fee diorang bayar. Dah check MRTA ngan PBeng, diorang ckp dlm RM4+++. Klau Cembee plak, loan RM127,931 including MRTA (RM2,9++)..legal fee byr sendirik...mana satu yg lebih ok yeek...sy nie tk pandai ler bab2 interest loan nie... |

sbb u xyah kuar legal fee sendiri.tp sy percaya total loan akan jd lebih tinggi (maybe mrta u akan jd lebih tinggi)

nasihat sy cr yg offer islamic scheme sbb ade caping rate.
sy pun hanta 4-5 beng.

Dah tanya Pbeng, dier ckp hanya bleh bagi loan RM125K...MRTA RM4,306.00 bayar sendiri, cuma legal fee ajer yg PBeng byr...yg nie islamic financing ler BLR:-1.55%...yg nie mmg ada capping rate...meerebus, cembee ok tk? Sy bkn tk survey bank lain, cuma 2 bank nie ajer yg ada kt kwsn umah nie...so, senang skit klau apa2 hal/urusan.. |
