Esatek Sdn. Bhd....pendapat korang

kawan2...ni mata nk tolong cousin mata selesaikan satu masalah...
hari tu cousin mata ada bg 1k utk booking satu lot umah under Esatek Sdn. Bhd.di sek 15 bangi.tp bila buat housing loan dia x lepas sbb Bank negara msih x clearkn namanya(dh abis bayar)..so still under citos..Bank bg tempoh 4 bulan untuk buat loan semula...jd cousin mata nk cancel booking umah tu& nk mtk blik duit booking.masa tu mmg diorg xde sign apa2,& duit booking hnya utk book lot umah..tiba masa nk mtk refund pihak developer sruh buat surat rasmi..jd cousin mata dh hntar.Tiba2 diorg kata kena byar admint fees,yg masa nk booking xde diberitahu..skrg diorg cuma nk bayar 500 je patut ke??sedangkn sbelum tu mmg xde ckp apa

eh...sepatutnya dorang kene pulangkan balik 100% duit tue...
kecuali kita saja2 tak jadi beli tanpa alasan...

saya pon pernah kene gak...bayar deposit utk beli rumah lot hujung (apartment)
saya pon bayar RM1K..
pastu nk buat loan tak lepas sbb ada sbb2 tertentu...
saya pergi balik developer..dorang mintak surat yg mcm awak buat tu...pastu doerang bg cek tapi lama gak la..dlm 2-3 minggu gak...

awak boleh cuba pergi TRIBUNAL PENGGUNA..
tapi saya takde no phone nyer...

sy pun ader pengalaman mcm ni
pd asalnya nk beli sebuah rumah d sepang
tgk design umah cth, mmg cantek
so byrlah duit booking
agak gopoh pd masa tu, sbb x sabar nk beli umah
kemudian, selps byr duit booking, sy try dptkan info ttg company & projek2 yg company tu buat
nmpknyer progress projek2 yg dibuat x ikut schedule, cara pengiklanan yg dbuat company tbt tak ikut tatacara sptmana yg kementerian perumahan tetapkan
jd sy cancel nk beli, & mintak duit deposit
tp company x nak bagi
so atas cadangan kwn, report ke tribunal
selps tarikh perbicaraan ditetapkan oleh tribunal, company tu contact sy & setuju pulangkan duit booking 100%
alhmdulilah.. so, moralnya, pi lah tribunal..

hari ni cousin mata tu nk g sna jmpa trus ngan bos kt sna..nk settlekn yg mana patut..yg penting mata sruh mntk 100% sbb mmg sepatutnya dapat blik duit tu.klu dia still nk byar 500 jgak,cousin mata xnk terima..terus buat aduan kt TRIBUNAL biar padan muka ..suka2hati nk amik duit org..mntang2 org melayu igt snang2 nk pijak mmg nilai 1k tu xla bnyak mcm 10k, tp klu hilang mcm tu je utk bayar bnda2 yg xspatutnya..sape x bengang:@ :@

hehehee...aku pun booking umah tu...tp aku booking pakai mulut dulu selepas tau loan aku lepas baru aku byr 1k....

aku ada tanya sales kat esatek tu....dia kata kalau disbb kan loan xlulus dia org akan pulang 100% duit ko....

p/s napa ko xtry mbsb sbb depa xcheck dgn bank negara...umah tu siap 2thn ko ambil islamic package lps umah tu siap ko refinance la balik umah tu

dlu mmg diorg kta ape2 hal berkenaan loan diorg akn byar blik 100%..tp lepas launching hari tu lain pulak,tu yg cousin aku bengang gila.MBSB dlu dia dh tnya..diorg klu nama under CCRIS mmg lepas,tp under CTOS mmg xblh..Staff MBSB kta mmg ramai org salah faham psal benda tu termasukla aku

betul tu kena dptkan surat tu......lepas tu event nama dah bersih dari ctos pun kena tunggu sekurang2 6 bulan baru bole apply balik loan.....sbb dlm ctos akan kekal selama 6 bulan from the date of settelment.....

qies kerja ngan develepor biasa kalo kes tak lulus loan mmg kena pulang 100% duit booking fees.....melainkan saja2 cancel mmg kita burn ajer......

apa update bila dah jumpa bos depa?
Org2 Esatek kat Sales Office tu mmg kadang2 ckp tak berapa betul sket...ada ke depa ckp rumah tu siap ada plaster ceiling bila dah siap nanti which is sebenarnya takde pun. pastu ada gak yg tak tahu pasal procedure legal2 ni. contohnya kalau aku guna loan company aku, aku kena guna panel lawyer company aku la kan utk loan agreement. tp depa ckp kena guna panel lawyer Esatek gak. last2 depa call semula ckp guna panel company aku.

aku dh tnya cousin aku...smpai smalm xde apa2 response about the refund...so hari ni dia akn trus buat surat ke Tribunal..cc: ke Esatek ..utk report psal kes ni...agaknya diorg igt kita gertak je kot

ari tu sales girl esatek tu ckp dapat 50% kalo cancel...tp tak sepatutunya buat cmntu, tp kalo nak ajar buat laporan ke tribunal...free jer lagipun..silap2 dapat extra ganti rugi...

pastu aku ada call nicol, one of the sales girl, dia ckp kalo cancel ada penalti 1%, macam info, yg ni ckp mcm ni, yg tu ckp lain pulak..huhu


mata leh tau tak cousin mata book unit no berapa? kalo cousin mata mmg betul2 tak berminat, saya ingat kalo unit cousin mata tu menarik maybe saya nak ambil unit tersebut. saya dah book, manatau unit cousin mata tu lagi menarik...leh col saya di 0132099291 atau emel kan ke [email protected]
