maybe kene tgok fully finish or semi finish or kosong jer.... ni pun penentu tuk kadar sewa.... hehehhe
situ mngkin leh cecah 1k gak kot...... tp tgok orng camner true sewa... maybe leh g... kot smpai 1.5k....klo MSU siap... mngkin ok... sebb jalan area snin strategic gak... klo dorng nk murah2.. maybe dorng sewa dkat area bukit jelutong..

erm. ngadap kl?? dgr kata leh nmpak klcc dan kl tower..so far kire oklah view nie.. hehe.. erm?? beso ker? dlm brapa kali brapa feet?? slalu basic jer.. 2-3 feet kali 8 ker 10 feet...

maybe kita  ade miscomm kot..  before ni aku kater puri ayu and subang amdaman same developer.. ko gak yg kater lain....... REFER TO MY PREVIOUS POST

but neeway iklan subang andaman tergantung banner besar kat indarisa along last year.... one reason why i tot indarisa+puri ayu+subang andaman are from same developer =SHANGHAI REALTY

nak tanye pendapat korang sumer...
i ade minat satu rumah ni, price dia 330k.dev ade bagi discount jadi 318k, then tolak bumi price jadi 296k.
soklan i, boleh ke kita mintak developer letak rege 330k tu kat snp supaya kita leh dapat loan yg tinggi skit utk cover legal fees etc? sbb kalo leh takmo kuar byk duit utk d/pymt. kwsp pun lom byk.
satu lagi MOT tu mmg kita kena byr eh, or dev leh absorp?

hehhe....rasa leh kawtimkan dgn sale person tu.. tuk naikan nilai tu... pada snp.. supaya.. 0 donpayment...... cuma bulan2 jer lah bayo tinggi..... rasa klo dlm rege ni... maybe 1800++ keatas...... selama 30++ ,yang lain leh tnya sales person.... sama ader leh coverkan ker idak....
tp slalunyer.. legal fee termasuk dlm pakage yang di offer dev. yakni free stamping n legal fee.... ni kene tnya pemaju lahhh tuk kepastian ....... aderpun.. just bayo documentation...
MOT ni....slalu kiter kene bayo sndri..... dan jarang ader dev yang offer leh absorb .....
sbb MOT ni.. klo tgok nilai umah..... MOT ni pun dalam 6000++......siap stamping n etc..rasanye...so klo 100 unit.. bnyk gak dier kene tanggung....so klo dier absorb pun.... slalu rege ni akan termasuk dlm nilai rumahh ini....

so MOT ni kita kena byr sendiri ek. ade dev bagitau aritu dlm 6k. Tp kalaupun harga rumah dinaikkan pada snp, kita kena byr dulu 10% tu atau leh tunggu approve loan tu?

mostly.. kene bayo sendrii..... angaran dlm 6k plus... tp klo tgok gaya umah ni.. mcm lebih skit dr 6k lahh.... ni kene tnya bank or pemaju.. sbb dier ader kire percent dr rege rumah... klo rege lama 286k tue.. anon rasa memang 6k.. cuma.. klo dinaikkan sampai 330 tu maybe lebih lah skit....
erm... ni kene tnya bank...slalunyer.. kiter bayo booking pd pemaju...dulu.. then klo loan apporeve.. bru kiter bayo 10-15% ker....deposit.......tgok pd perbezaan baki loan tu approve.... rasanyer... dr suasana ni..rasanya sama... kene tunggu loan approve dlu.. so dr tu dia akan ptong deposit secara x langsung dr nilai loan yg di pohon......

Skang Public bank ade offer int rate blr-2.3%, the lowest so far. Tetapi...conventional.
RHB islamic -2.0%...tp 90% MOF. Dgr citer Eon islamic ade 100% financing, tapi tak surela pulak... kena tanye nanti...
* ade sesape pegi MAPEX tak hujung bulan ni? atau sesape yg pernah pegi? Byk tak info kat saner...?
