ada bank offer... loan 110%... cthnya bank islam... (tapi tinggi tu interestnya)

ada bank offer interest rendah tapi nak 10% d/payment...


kalau rumah baru... cuba kaw team dgn pemaju... cuba kaw team dapat kurangkan rega 10% bawah market value(pemaju jarang sekali buat camnie)...

atau pun... kawteam dgn pemaju... kita beli rumah harga bumi (biasa beza 7%)... tapi minta pemaju buat s&p ikut harga non bumi... (nie selalu pemaju leh tolong)..

so dgn cara nie... ko boleh tak dikenakan d/payment... atau cuma bayar sikit jer d/payment...

true-x, ko ada tak survey rumah yg ko nak beli tu? apa dia punye t&c? boleh dpt full loan? sume fees waived? kalu x byr downpayment 10%, ko kena gak byr booking fee tu dlm paling rendah tak salah aku rm1000. pastu standby la seribu dua lg utk lelain tu. kalu 155k harga rumah rasanye boleh kot. cuba ko cek dgn sume bank kat malaysia ni.. tgk yg mana boleh pegi full loan dgn interest yg rendah. kalu ada member2 keja bank, mintak diorg tolong kirakan.ko kena pastikan syarikat pemaju tu yg boleh dipercayai.jgn main redah je, kang dah bayor tu ni, alih2 rumah x siap, pemaju cabut.

aku denga beng selam offer HL free moving cost (FMC), loan 100%, free legal fees etc, subject T&C la...maknenyer ko x payah kuar sesen pon...utk feder info cek website derang...

tapi interest bank islam tinggi..

aku penah apply bank islam utk rumah aku dulu sebab depa offer 110% including free legal fees..

dalam masa yang sama apply Affin bank jugak. interest rate 95%.

tapi kira2 balik:

bayaran bulanan (Bank Islam) utk 30 tahun = RM2250++
bayaran bulanan (affin Bank) utk 30 tahun = RM1570

huh.. banyak beza tu wooo...

baik keluar duit sket utk bayar down payment..

ko try cuba tanya kat bank simpanan nasional..diorg ada gak house loan nih..

depend on harga rumah...

   bank islam ada tawarkan loan hingga 130% kalo tak silap...mean xyah la pening nk bayar 10% d/payment ,duit lawyer,mortgage..try la ushar ...

kecuali gomen housing loan utk gomen serben yg da mmg kompom low interest, sumer housing loan laen adelah penuh dgn false advertisement...low rate interest la, 0% dp la, no legal fees la, fixed payment la, ade ceiling rate la, ikut islamic/syariah la...

beng bkn dipenuhi manusia bodoh, ketua die sah2 expert dlm memutarbelit fakta, mengelirukan customer, supaya tertarik dgn prodak derang...mcm terciptalah sumer konsep2 di atas td...

jd kalu korang nmpk low rate interest tu jgn la tros begembira...cek balik the whole package, tgk last skali brape beng dpt including interest...serendah mane pon interest HL, iven 0% interest, stil die akan kaver balik dgn penipuan2 laen...msti ade hidden cost, ataupon clause "subject to bank's review/varies etc" dlm loan agreement tuh...

contoh paling mudah, 0 legal fees...mmg la zero...tp beng kaver balik, develooper kate umah RM150K, die da pakat dgn developer supaya up naek 20/30K on paper, 20/30K tu derang punyer supaya bley kaver sumer kost2 yg dikatekan 0% td tuh.... stil developer akan besetuju, derang panel maaaa....beng pon ade arrangement dgn loyer, derang panel maaaa.... so maksudnya, patotnyer umah korang value RM150K, tp korang tpakse wat loan sampai RM170/180K....

kesimpulan die, sblm apply ape2 HL, cek 1000 kali psl sumer T&C agreement tuh...kalu x paham/clear, tanye beng officer sampai die lebam nk jawab soklan korang... bia die lebam nk jawab skang, drp korang yg lebam nk bayar kang...

sape2 yang nak beli umah..im in mortgage financial exec-

hi every one..sy siti..kerja kat standart chted..i stay kat menara.memang sy involve in mortgage..sape2 yg nak wat loan umah..leh pm sy..nnt sy terangkan detaile in4mtn yg standart chtd tawarkan lam urusan pembelian umah..

rugi kalo u ol tak nak tau....
