owhhh..mcm kondo aku skrg..baru siap...pastu amik kunci dari management, ofis dia mmg kt kondo tuh..pastu dia bagi borang defect..then kita check lerr..dan tulis dlm form tuh...tiles pecah ker...tingkap hilang screw ker...cat tanggal ker...dan pulangkn form tuh kt pihak management..pastu diorg kena rectify all defect within 30 days dari tarikh hantar...tp ade yg dia wat cepat..ade dah lebih 60 hari pon lum rectify lagik..kena keep callling...yg umah PKNS ko tuh tak pasti ler...yg aku nie kondo

tapikan sampai bile kite nak tunggu dia betulkan defect? maknanya time tuh kite tak leh buat renovation rumah la ye? erm payah la jugak sebab tak kan masih nak menyewa lagi waktu tuh...

yer...kena tunggu smpi 30 hari..then bagi chance lagik..keep calling..tp jgn wat renovation aper2..nnti tk leh nk claim aper2..

Hmmm...myhazil beli rmh tu pertghaan thn ni ke?rmh landed property/apartment? klu apartment/kondo dan seangkatan dgnnya serah kunci dlm ms 3thn tp klu landed property dlm ms 2th dr tarikg agreement.Klu developer lmbat serah kunci blh claim interest for late delivery (yg ni kena jmp lawyer in charge utk tlg kira klu kurang fhm).

Hak klu x puas hati dgn spec/hasil kerja tu mcm yg prags ckp tu la,developer akn bg satu form utk complain mana2 yg x puas hati (coz developer adalah bertanggung jwb atas apa2 defect pd property dlm ms 18mnths dr tarikh amik kunci.)Pas isi form & serah pd developer,dlm ms 30 hr developer perlu take action. Klu pas 30 hr developer x take action pembeli p dptkn mana2 kontraktor dan dptkn sebutharga bg pemulihan mana2 part yg xmenepati spec. Pastu inform developer harga yg kontraktor tu bg (yg ni nk wat sendiri blh/nk minta lawyer in charge buatkn surat pd developer pn blh).Dlm surat tu nyatakan dlm ms 14hr developer perlu take action/at least reply surat pembeli utk diskusi.Klu developer x buat apa2 maka pembeli blh proceed dgn kontraktor yg dilantik dan cost hendaklah ditanggung oleh developer.

Benda ni mmg payah coz developer mst bg mcm2 alasan.So kene closely follow up ngn developer & lawyer in charge.Pembeli xleh dok diam je, nnt depa x ambil endah. Ok gud luck..

boleh sue diaorg pakai la tribunal murah sikit @ kalau tribunal tak jalan guna loyer... kumpulkan ramai2 so fees boleh kongsi2...

dalam agreement kan dah cakap workmanship mesti menepati piawaian standard mana boleh buat cincai2... so grounds nak sue tu memang ada...
