saya sedang mencari landed property/ house di area cheras utk dibeli. Nampaknya harga rumah di area cheras sekarang ni pun makin mahal.
rumah second hand pun tak kisah...new project agak mahal sekarang ni. eg. Bukit Mandarina..RM400++k.
Projek baru di alam damai (fully sold) RM350++.

kalau ada sesapa yang boleh share info dengan saya..

double storey-end lot tapi tanah besar juga leh wat tempat budak2 kecik main bola, harga dalam RM270,000 (negotiable)

kat cheras sume landed house sudah mahal..ade duit boleh la beli..nk murah skit condo atau apt dpt la below 200K landed house jgn harap ler ..uma 2nd lagi le mahal cam buta2 je nk beli

bajet saya dalam RM250k-RM280k.
kebanyakan rumah baru semuanya dah lebih RM300k.
Tun Hussein Onn memang mahal..lebih mahal dari alam damai.pelik betul.

drp beli kat btho baik beli kat alam damai..alam damai stratijik pastu mcm2 kemudahan ada..ibarat duduk dlm taman gitu..nk gi jalan besar pon dekat..sejak bukak jalan baru tu kurang skit jem..tembus bdr tasik selatan..gi pj senang gi kl pon senang..btho tu tak tentu arah skit jln2 dia..sesak dlm tu je..phase baru sume termasok ke dlm..agaknya dia lagi mahal sebab dekat dgn JJ,econsave kot ..lgpon uma sane mmg besar2 pastu ade setengah tu ade guard so mmg mahal le..tu pendapat saya jela..sesapa yg duk btho kalau baca jgn mare eh

skrg saya pon stay kat alam damai..best betul duduk sini..tenang je..tiap2 ari joging kat taman

kalau you nak a new house in BTHO with that budget mmg susah... coz new project in BTHO mostly above RM300K... mengikut pemantauan aku... harga mahal bukan shj disebabkan lokasi yg dekat dgn JJ dan Econsave... tp the new houses tuh mmg agak besar plus lebih banyak bilik dan in house facilities yg agak complete (aircond & air panas switch, guest room, maid room)... kalau you pernah tengok projek BTHO secara keseluruhan... taman tasik sedang dibangunkan... disekitar taman tasik tersebut juga terdapat fasa2 rumah yg baru...tetapi cuma Semi-D and Town houses... setakat ni cuma Semi-D shj yg telah diiklan which price starts from RM690K++...

If you concern abt persekolahan anak2... BTHO may good for you... setakat ni telah ada 2 sekolah rendah dan 1 sekolah menengah (tdk termasuk sebuah lg di Cheras Perdana which is not that far). Sekolah agama... toksah cakap...mmg banyak.. tadika dan taska pun bnyk pilihan.... apetah lg pusat2  tiusyen... ttg facilities yang lain... stesyen minyak ada 2.. 24hrs Mcdonald pun dah ada...tidak termasuk restoren yg ada di JJ..

My point is... kalau nak beli rumah..jgn just tgk pd harga... kena tgk as a package... you have to know what's your vision then tengok keadaan persekitaran kawasan perumahan tersebut... kalau memenuhi keperluan...then baru lah nak consider atau tidak...

Errr... aku bukan wakil dr UDA eh...aku cuma nak share my own point of view...

hehe kelakar la ratu...wah byk betul u tau pasal BTHO ni...resident BTHO ke..tp bagusla sbb u bagi a different side of view ttg kawasan, rumah dan harganya..beli rumah utk duduk is pelaburan jangkamasa pjg...investment tu not only rely on harga semasa rumah tp jugak kesenangan nk access ke jalan besar, senang nk g kije, senang ank nk sekolah, keselamatan dan apa2 lagik lah..

tula pasal..sume perkara kena di nilai papehal yg penting ongkosnya..kalau byk kemudahan tp duit takdakkk tak bley gak ..kalau ade duit sebut je ape ndak sume bley..

Hi Ashra! U duduk kat Alam Damai mana? Damai Bistari ke, Budi ke, Bakti ke, Murni ke, Rasa ke or Puspa??? Now i sewa kat Bdr Damai Perdana. Mmg tgh dlm perancangan nak cari umah kat Alam Damai. I suka area tu. Selalu gak survey2. Tapi kalau i nak beli pun kena cari 1st Phrase lah mcm Damai Bistari, Bakti or Budi. Sbb yg lain2 tu sume dah RM300k. Kalau u tau mana2 owner umah kat area Alam Damai tu nak jual umah dia, pm i boleh tak? Kalau kat paper sume thru agent. Dorang mark up giler mau RM20k-Rm30k..... Budget i paling tinggi RM290k jer.

I ada survey2 gak umah kat BTHO. I suka umah baru Suakasih tu. Design cantik gak tapi ntah kenapa, hati i still letak kat Alam Damai walaupun i tau Alam Damai ni bukan freehold. BTHO freehold.

U duduk mana sekrang ni Ahmad? Cemana boleh plan nak beli umah area Alam Damai, Bkt Mandarina tu? Ni mesti selalu lalu kat area situ. Tapi mmg umah kat Alam Damai cantik2. Byk design & limited utk satu2 kelompok. Tu yg exclusive & mahalnyer kot. Lagipun, diaorang punya plan utk development area tu mmg best, siap ada business centre. So, mmg baguslah.....

sy ade 2 bijik rumah kt alam damai..satu damai bistari satu lagi damai rasa..dedua tu kasi sewa kat family sendri..skrg duduk kat apt depan petronas tu..kadang2 pi gak kat alam damai jumpe mak ..yep alam damai mmg first choice..tatau kenapa..rasa best sgt duduk kat sini..pasal rumah utk dijual tu rata2 sume thru agent..dorg markup gila2..insyallah kalau ade saya inform awak..projek baru mmg harga up 300K..kalau awk nk duduk apt tak lama lagi dev akan launch sekitar bln Aug nanti..rajin2 la maso website SPPK..luxury apt..cantik jugak..besar..harga dalam 160K and above

Ha'ah..... i mmg rajin masok website alam damai. I pun dah contact En.Zul (Sales) tu. Dia ada bagitau psl apartment RM160k tu tapi i tak minat nak duduk kat apartment. I pulak mmg dah beli 2 apartment, satu kat Jln Ulu Kelang (sekrang disewa) & satu kat Tmn Cempaka, Ampang (sekrang disewa tapi dlm proses nak advertise utk dijual). Apartment2 tu utk investment jer. Mmg lebih selesa duduk kat umah 'bertanah'.

Dulu masa u beli umah2 tu mesti murah lagi kan? Untunglah esp. sape2 yg beli masa dorang baru2 nak develop tmpt tu. So, now u dok kat Apartment Aliran Damai lah ye. Dekatlah ngan tmpt i. Ntah2 penah lalu sebelah2 cuma tak kenal jer...

saya sekarang tinggal di cheras. memang minat dengan alam damai..cuma harga saja keterlaluan jika dibandingkan dengan perumahan di sekitarnya. mungkin di sebabkan oleh access road...alam damai lebih dekat compared damai perdana. tapi skrg ni memang setiap minggu saya buat appointment dgn agen, so far, tak ada lagi yang berkenan.

rasa minat dengan damai bakti, sebab masjid akan dibina berhampiran dgn damai bakti. sekolah agama pun akan dibina di situ jugak. cuma rumah dia agak sempit sikit. dalam 1500++ sq feet. tanah 22x75. so far, harga terendah yg dapat RM295k. basic house.

kalau di damai budi..harga rumah basic pun dalam RM300k, coz kat situ besar sikit,,tanah  24x75.
pening betul la..

ada satu perumahan baru di bdr damai perdana..built up 1600++ sf, tanah 20X65. harga RM255k. freehold. dijangka siap pada bulan Oktober 2007. developer tu hanya bina 71 unit saja, termasuk semi D dan banglo juga teres house. masih ada few units yang masih belum dijual.

Oh kalau u minat kat Damai Bakti, my husband's fren nak jual umah dia. Betul2 kat depan tapak Masjid yg nak dibina. Now ni tmpt tu semak samun lah...... Tapi umah dia dah renovate. Mmg cantik. Dapur dah tarik smp belakang. Kitchen cabinet pun baru. Kalau i ada duit deposit sekrang mmg dah beli tapi xde! Nak kena jual apartment kat Ampang tu dulu. Kalau minat, pm i lah. I boleh bagi no. tepon husband i.

Alam Damai ni mahal sbb future development dia byk. Mmg worth our moneylah for long term investment. Kalau tak caya, cuba pegi Sale Office dorang. Baru kita tahu kenapa umah2 kat situ mahal. Insya Allah, mahal2 pun puas ati. Byk kemudahan utk kita & anak2 kita nanti.....

haah sape yg beli masa awal2 dulu mmg beruntung..damai bistari tu 2nd batch..180K damai rasa tu lupa plak around 270K rasanya..haah skang lepak kat aliran damai..tula agaknya kita penah selisih baru kat kedai AJ tu tp tak kenal..

damai perdana still murah lagi compare alam damai & btho..cuma satu tak berkenan skit..situ dipelopori chinese..kita terkena la masa beli apt yg duduk skrg nih..tak survey betul2 masa beli ..sebuk nk yg ade swimming pool konon kat sini bape kerat je malay..depan belakang..kiri kanan depan belakang semua chinese..faham2 la kalau duduk dgn dorg nih mcm mane..walaupon unit kita cornet lot..still kureng selesa laa..tungu masa je nk cau drp sini ..so awk fikirlah camne
