masa tu i tak pernah terfikir pun nak buat police report

tapi pengajaran buat i le - tak mo ambil cc dari oversea bank - ingat apply coz senang nak guna bila ada kat oversea...tapi hampeh

nope...i apply MBSB coz the rate they offer me yg paling lowest i.e 6% flat rate

so for loan amount RM216K - my monthly instalment RM1,397

tak.. my loan bukan rm 160,000
i tak ingat my loanberapa coz my hubby yg urus semua..

tp yg i igt... price umah i..rm 185,000-- i dapt loan 95% + mrta


sapa yg tahu kira tuh.. congaklah.. mahal kan?

MBSB tak bg we all 100% loan.. coz... we all beli kondo.. umah landed jer dpt 100% loan

i beli kat kota damansara.. rumah dia besar jugak..

3 rooms 2 bath... keluasan dia kalau tak sila.. 1104 sqf.. i dah gi tgok umah mmg besar lah.. kawasan pun sebelah selangor polo golf club.. mmg tenang dan aman....

yg penting kemudahan yg ada kat kota damansara.. tu.. yahoooooooooo.. tetiap minngu bley pg ikea

Ini jawapan version aku.
First step. Pergi Check kat EPF (aku assume ko nie pekerja swasta)
kalau EPF ko dah cukup RM20K lebih..masa tu.mmg sesuai sgt beli umah.
skrg, ada kiosk. pergi print statement ajek.
kalau 3thn..selalunye tak cukup lagi duit dlm epf tu. RM10K pun tak sampai.
kalau ko pekerja gomen 3thn tu dah boleh apply housing loan utk mengikut tangga gaji. sgt senang kalau jadi pekerja gomen. pekerja swasta sgt susah. sbb kena deal dgn pihak bank.

Masa beli umah.
monthly payment tu ..sbnrnye perkara kecik.
perkara terbesar ialah downpayment utk umah+ duit lawyer (sama ada utk developer or utk bank) - masa nie lah nak guna duit EPF. jgn usik duit saving. rugi.

kalau umah dlm harga RM150K..itu bermakna..ko kena ada duit cash dlm tangan ialah RM15K (10%)
pastu kena standby RM5k utk duit lawyer utk developer. (ini roughly calculation aku. kalau salah..sapa2 tolong betulkan lah)

Duit EPF kecik rasa2 nya tak cukup kot lagi 10k.....

Rasa cam susah nak mintak loan kat bank kan kalau keje tak lama....

Nampak gaya, kecik kena kumpul duit dulu....maybe dlm 2 thn lagi boleh kot kecik beli umah....

tp kecik heran sbb kawan kecik, dia apply loan lepas jer....

masa dia apply loan tu dia br keje sethn....

sebab..patut guna duit EPF ajekkk...pusing2 duit EPF ajekk..
duit saving tu biarkan membukit..jgn biarkan menyusutt..
biar..aset beku = aset cair sama membukittt..
pastu..kalau lagi bijak.. ada duit balance EPF tu.. labur utk perkara lain pulak..
contoh..
duit EPF RM20K.
duit dowpayment + laywer = RM15K.
so, balance ada RM5K.
sama ada RM5K tu masuk kan dlm modal syer bank rakyat or asb or  simpan utk duit masuk umah baru or kalau berani beli saham..
untung beli saham boleh beribu2...(kalau pandai main saham lah)..boleh dpt lebih dari RM5K tu.

my friend beli apartment tau kat syeksen 7, shah alam. ada public transport.
gaji dia kecik. pastu dia apply loan bank.
nnt lah tanya dia. brp harga apartment dia.
kalau tak salah hana..dia nak sewakan apartment dia RM800 sebulan.
itu bermakna..dia byr ke bank misti lagi rendah dari RM800 tu.
