mgkin ada item yg leh discount ada yg x leh... yg miscellaneous kot dorg kurangkan...
bg house price rm160K, legal fees rm4800 utk S& aggreement + stamp duty, loan aggreement + stamp duty..
aku dpt 50% discount utk stamp duty tu sbb nie first house.

Boleh sign tp kalau tetiba ko nk cancel ko kene byr 1% dari total loan ko...
tempoh msa nk sign tu 14 hr after letter offer tu dkuarkan...
ni kalau RHB bank..aku x tau laa bank lain cmner...mgkin sama kot

loyer leh bagi discount kalau ko beli umah dari developer asal.kalau beli umah dari tangan org mungkin diaorg boleh reduce dari segi disburstment fees je.yg legal fees tu tetap gak , 1% dari harga umah

saya ni budak baru belajar, nak tumpang tanya kat sini hal jual-beli rumah. kalau terlari topik, maaf ya.. sekiranya kita nak beli rumah secara byr cash (tanpa loan) dgn penjual yg masih ada loan kat bank. dia mintak redemption statement kat bank (hsbc) ...soalannya kat sini, setelah redemption statement dikeluarkan oleh bank...adakah tuan rumah asal tu masih kena bayar installment bulanan seperti biasa sehinggalah redemption di settlekan?? dlm kes ni, settlement belum dpt dibuat sebab menunggu kebenaran utk tukar hakmilik rumah.

tu termasuk stamp duty ke tuh??
stamp duty tuk s&p & loan je dah rm3770-00 lebih kurang. belum lagi legal fees + disbursement (registration fees, adjudication fees, etc)
mintakla diorang fax kan kat u diorang nyer bill/quotation

yup, bank yang akan bayar sumer termasuk legal fees tuk lawyer kalau amik zero entry cost

original owner memang kena bayar selagi redemption sum x settle.
ish, camner lak nak tukar hakmilik rumah kalau transaction x settle lagi
i rasa u maksudkan, x settle lagi sebab kebenaran pihak berkuasa negeri (state consent) x dapat lagi kan?

biasanya kalau leasehold property-tuk 99 tahun. kalau nak jual rumah yg status nyer leasehold, kena dapatkan state consent(kebenaran pihak berkuasa negeri utk memindahmilik, memajak & menggadai).
biasanya state consent tu dalam masa 3 bulan dah leh kuar dah. so, barula boleh pindahmilik dibuat

yes..tak settle sebab tunggu consent dari pihak berkuasa negeri...

saya ada lagi 1 kemusykilan...agak2 berapa total lawyer fee utk jual beli rumah leasehold berharga 90k? just nak tahu secara kasar..

legal fees tuk penjual lain, tuk purchaser lain
pastu kalau property kat kl, lain registration fees berbanding property kat selangor
pastu nak kena tau gak kalau property tu dah kuar title ke belum
mungkin dalam rm2600++
x sampai rm3000 rasanya

penin.. penin pale teman bace sume info nih.. bukan ape.. mase teman beli rumah yg 1 dulu tak banyak kerenahnye.. mase tu rumah dah siap cf dah ade.. sume pemaju tolong settlekan.. ni nak beli rumah org cam rase payah jek..

- lawyer utk snp ngan loan agreement tu lawyer yg sama ke?
- lps sign snp & loan agmt, apa kita perlu buat? camane nk tau kita dh blh start bayar kt bank?
- apa yg menyebabkan seseorg tu kena int for late payment?

leh pilih lawyer yang sama tuk s&p & jugak loan
leh mintak kat banker utk lawyer yang wat s&p tu wat tuk loan gak
so, nanti bank akan bagi instruction kat lawyer tuk prepare sumer docs yang patut
tapi ada sesetengah bank, mcm maybank, ctbank, std chartered, diorang ada panel lawyer sendiri
so, loan lawyer dgn s&p lawyer dah lain
lps sign s&p & loan agmt, follow up je dgn lawyer
tanya apa status u
bank akan bagitau bila dah kena bayar instalment
biasanya dah start kena bayar bila bank dah release redemption sum (bila bank bayar kat seller nyer bank)
