alaa... x perlu pegi satu2 bergiliran tuh. terus bandingkan interest rate loan perumahan kat http://loanstreet.com.my jer.

okay..skang land office dah approve utk consent to transfer and consent to charge..duit lawyer next week nak gi bayar..bila saya bley dpt kunci yer..??

uols..nk tanya..betul ke ni susunan kalau beli rumah undercon? situasinya, developer kata legal fee free, stamp duty free, MOT...dan apply loan dengan panel bank

1) Bayar booking fee
2) submit loan kat bank
3) kalau loan sudah approve, inform developer utk sign s&p
4) sign s&p with developer (masa ni kena bayar berapa percent kalau kita nk keluarkan kwsp later? )
5) since developer kata legal fees free, kita lantik lawyer for bank sahaja(kalau kita guna panel bank developer?)
6) pergi epf dan draw duit dr akaun ke-2
7) bagi duit epf tu dekat s&p lawyer
8) lawyer bank akan masukkan duit ke lawyer s&p
9) mula membayar interest kat bank
10) tunggu je la developer contact utk amik kunci sambil berdoa tak kena late payment interest..


ade tertinggal apa2 tak?

selain beli rumah subsale..saya pon ader beli rumah underconstruction gak..siap 2015..xde dibs..saya buat camnih

1) Bayar booking fee
2) submit loan kat bank
3) kalau loan sudah approve, inform developer utk sign s&p
4) sign s&p with developer - saya just bayar 1% jer..sbb ader 9% discount untuk bumi and early birds
5) since developer kata legal fees free, kita lantik lawyer for bank sahaja- lawyer bank mmg dah termasuk dlm package utk housing loan dgn bank tu..
6) pergi epf dan draw duit dr akaun ke-2
7) bagi duit epf tu dekat s&p lawyer - napeee nak bagi duit dkt S&P lawyer????..saya xde buat camnih pon
8) lawyer bank akan masukkan duit ke lawyer s&p -xde pon buat nii
9) mula membayar interest kat bank
10) tunggu je la developer contact utk amik kunci sambil berdoa tak kena late payment interest..

kita takde diskaun...so s&p tu kene bayar 10%..kita plan nk keluarkan dr kwsp..ada 10k camtuh..dr kwsp husband pun 10k..then topap duit sendiri selebihnya..kan nk submit ke kwsp kene ada s&p and offer letter dr bank...so nk tau lah...masa mula2 sign tu biasa org bg berapa sbb kita takde lg 10% tu selagi tak keluarkan kwsp...

pastuh duit utk s&p tu..bayar direct kat developer eh?

mcm your case..takyah bayar selebihnya kwsp sbb 10% tu ada diskaun 9% kan...so mmg lah 1% tu bayar direct ke developer...

setau i la..standard practice..u kena dulukan duit u dulu masa u nak sign s&p tuh..without 10% downpayment..diorg takkan bagi u s&p..tapi tak tau la kalau developer bagi u sign s&p without bayar 10% deposit tuh and  tunggu u kuarkan kwsp..

u dah tanya developer ke?

masa book tu dah tanya...mcm mana kalau i tak cukup nk keluarkan kwsp..die ckp takpe...boleh aje developer pun ckp boleh mintak kwsp husband..nnt s&p die buh dua nama...tp lupe nk tanya berapa jumlah kene bayar time sign ..nnt lah i call developer tanya kes kitorang mcm mana...

kalau subsale 3%, 7% kan?

yes..3% and 7% utk subsale..make sure u mintak confirmation bebetol tau..kadang2 developer punyer sales exec ckp lain..and org besar developer ckp lain..huhuhu..gdluck yer wak..saya doakan yg terbaik utk awak..

heee dah call developer...developer ckp kalau nk keluarkan dr kwsp utk s&p...tak pyh bayar pape masa sign..tp lepas tu bwk s&p and offer letter utk loan ke kwsp utk apply...

siapa ada contoh surat kepada developer kalau kita nk buat 2 nama dlm s&p? sebab nya siput letak satu nama aje masa booking..tp s&p nk buat 2 nama...developer suruh antar surat..ada contoh tak? mohon jasa baik tuan puan...

lagi satu bank yang bermasalah...bank alrajhi..
payment mmg lembab...
nama sajer bank berteraskan ISLAMIC...
cuma baca facebook bank alrajhi...komen2 org ttg late payment billing..

Since iols tengah rajin ni ha..iols tulis balik step by step proses pembelian rumah iols...please note that legal fees yang dioffer adalah free...

1) Bayar booking fee
2) submit loan kat bank
3) kalau loan sudah approve, inform developer utk sign s&p, mintak jasa baik developer utk tangguh bayar 10% dengan sebab mahu keluarkan epf utk downpayment
4) sign s&p with developer
5) since developer kata legal fees free, no need to risau pasal lawyer, sebab lawyer bank and lawyer developer adalah orang yang sama
6) lawyer akan stamp s&p, kita akan dapat dua copy of s&p..satu original utk dibawa ke epf, satu lagi duplicate utk bacaan sendiri
7) pergi epf dan draw duit dr akaun ke-2 -bawak original s&p, loan offer letter, ic, borang yang boleh didapati dekat kaunter epf
8) duit epf akan disburse dlm akaun dlm masa 2 minggu, lepas dah dpt duit, pergi ke bank utk sediakan banker's cheque..please note kalau maybank, limitnya ialah 25k sehari...kalau downpayment lagi tinggi dari tu, kene buat separate cheques
9) bagi duit epf tu dekat s&p lawyer
10) developer akan bagi kita isi form utk tukar nama di geran tanah, dan hantar ke pejabat tanah, kene bagi salinan surat beranak utk pejabat tanah's referral sbb tanah yang iols beli tu rizab melayu..
11) Bila pejabat tanah sudah luluskan, kita akan dapat Consent To Transfer(CTT), bila dah dpt CTT ni, lawyer akan pergi bayar stamp duty dekat  LHDN
12) after that, lawyer akan buat Momerandum of Transfer (MoT), bila dah ada MoT, lawyer akan advise bank utk disburse duit..masa ni die keluarkan surat Consent ____________(lupa nama ) utk bank
13) bank akan disburse duit, proses akan ambil masa seminggu atau lebih


-->ni so far yang i tau la..skang baru kat stage 11...lawyer pun lembab buat keje...developer dah keluarkan bill utk bank disburse duit serius rasa cam nk marah aje..sbb kita punye la berkejaran nk sediakan 10% tu..bila sampai stage diorang..buat keje gitu2 plak..eiiii geram..

jap, ada mende musykil nak tanya,
katakanlah kalau saya yang mohon utk loan rumah
(mksdnya loan hanya nama saya sebab permohonan loan atas nama saya)
tp nak sruh en suami keluarkan duit epf dia utk byr downpayment rumah,
boleh ker mcmtu?

saya dh baca kat laman web kwsp tu tp x brp paham laa..
