Aku........bila orang akademik dok gebang industri perbanken, apatah lagi Islamic Banking..............aku ptuighhhh kan je. I was one of those..........dalam satu kertas kerja melibatkan Islamic Money Market (IMM) yang akan diperkenalkan in 1990's dan telah dipengerusikan olih the then Naib Gabenor BNM (kendian pernah jadi MOF 2)...........
"we as IMM player with no IMM istruments at the moment...........we can take (selectively) the conventional money market instruments...........then call the Syariah Panel for them to look at ways to justify these instruments from the Islamic perpective".
Itu yang ada IAB di ambil dari BA yang kadar kiraan menggunakan konsep diskaun. 100% serupa.
Islamic Hire Purchase pun sama kiraan dia..........straight line basis.

maybank islamic.
nk bagi subconscious org ramai yg ohh..islamik.mesti teda riba dan ag bagus..

xminat aku bank islam..bank mengarut jah..aritu aku apply loan ntah ape kalulator dia guna..3 bank da approve loan aku 90% tp ikut kalkalulator bank islam,even tolak utang cc bagai and only 70% loan pon xleh lepas min kuota komitmen.mengarut! |

Kalau guna fixed profit rate (bukan floating rate a.k.a BFR), tak ada ceiling rate or locked rate (i.e 10% or 12%), so dalam Letter Offer ada state Selling Price which is a Principal plus Profit. Selalu kat sini tak ada isu, pelanggan tak complain pasal dah telus berapa profit rate yang dah diakad.
Cuma bila bank guna Floating Rate BFR, akan ada ceiling rate or locked rate, currently ada bank yang letak ceiling rate at whopping 12%, so Letter of Offer akan state Selling Price = Principal + Profit at 12%. Some clients ingat memang dah kena charge 12% which indeed is really high. The fact is, in some cases, the actual rate is only at current BFR + Profit margin (such as BFR 6.85% + 1.0%) and the client/borrower has to pay at only this rate. The Ceiling Rate of 12% is to hedge against the prevailing Profit rate. Contohnya during economic downturn, when the actual BFR is above 12%, the profit is locked at only 12% which is favorable to the client/borrower. But, for conventional borrowings, if BFR goes to 15% then client/borrower has to pay at 15% profit rate. |
