Fuh.. biasa aku pernah hadap tenant2 dari neraka.. the reason aku dgn laki takmo dah pegang & urus rumah2 sewa... aku & husband pernah hadap tenant nigger samseng la, sskjp mandrem lah, tenant liat bayar laa mcm2 alasan and citer sedih keluar...

Yang best pun ramai je.. mcm tenant korea / japan/ pakistan sangat jaga perjanjian.. bayar on time.. and jaga keadaan rumah elok2...

Dan baca2 cerita sharing kat twitter juga utk pengajaran.
jarang aku dpt baca or dengar cerita tuan tanah dr neraka.. tq sharing citer..

Tu baru sikit weii
Wiring living room rosak, lampu x menyala walaupon tukar bulb. Paip bilik air dah lama & leaking. Dia buat bodoh je. Aku panggil orang repair.
Dia x bayar maintenance fee (dalam agreement dia setuju nak bayar) setahun sampai access card kena block & orang maintenance ketuk pintu malam2.
Pintu grill belakang rosak sebab kena tempias hujan, berkarat & x boleh bukak. Pintu kayu kembang kena air. Aku suruh dia repair, dia cakap boleh dengan syarat aku extend contract sewa setahun dengan naik sewa 200 sebulan. Terus aku cakap xnak. Ntah hapa2. Pastu baru la merayu2 minta aku jangan keluar sebab susah nak cari penyewa yg boleh bayar tepat 25hb. Cash flow dia lari katanya. Dalam desperate tu sempat la dia brag ada 3 lagi rumah sewa. Tuan rumah melayu lecture uni kat shah ale

my area G&G ikut per lot.. this year rm750/lot, before this rm700/lot jurrrrr

some buat bunglow sampai amek 3 lots, tu yg nak one lot for swimming pool + pool house + gym , bungalow sits on 2 lots, basement parking pun ado, tengok pun udah mcm soping complex ada east wing, west wing buruk  takde seni kumain ngutuk umah org

but opkos we are not talking about level umah link marhaen kat sini, nak sumbat gym la, sauna la,  pool kecik kat tepi tu kan kan kan

what is rm2,250/mo to them

I dont think it is marketing gimmick.  Sekarang ni kira semua apartment complex offers these facilities tu sebab itu orang beli.  For a small fee monthly, you get security, you get to use the gym and pool, you ada designated parking tak yah pening2, neighbour you bising malam you boleh complain guard akan settle kan, you tak payah turun sampai bawah nak buang sampah, ada orang sapu sampah kat corridor etc etc.  Guna tak guna not the problem of the developer kalau tenant byr tapi tak guna.  Sama je dgn landed property, you still kena bayar quit rent beratus juga setahun dgn cukai tanah.  So to each its own cuma bila tak mampu tapi nak juga, lepas tu mengeluh tu yg orang menyampah dengar.

Terbalik ngn kisah aku.. sampai kitorg plak kena inform JMB utk block access card dia.. pun dia buat rilek parking kat luar.. pehtu kita potong TNB sbb buleh control from apps...  baru reti nak keluar

aku pown pelik asal orang ni beli umah rm400k tp kena bayar monthly loan sampai 3k++.. ramai org yg aku kenal (colleague la) dorg beli umah rm400k monthly loan around 1k++ jer.. kalo kena sampai 3k++ sebulan ni bukannya umah 400k tp umah yg dah cecah 700k ke atas

Kalo considering kebersihan, security, maintenance lift kira berbaloi la ye for that 200-300 per month..

I tak penah actually duduk di rumah apartment or condo,  just owning a few of them and dah jual semua...

Yang strata and overpriced tu sbb i pernah borak dgn developer's biz development team.. and diorang bgtau strategy diorang begitu

ramai yg takde ilmu pasal rumah nak beli rumah...

bila promoter promote janji bulan bintang terus terpikat letak deposit..

promoter projek konfirm nanti akan jual lokasi cun dekat mall, dekat public transport lrt/mrt/ktm bla bla...banyak kemudahan gym, pool, tennis court, playground, lot kedai macam2 ada 7E, KK mart, mixue, mamak, burger king..senang nak makan bla bla..

masa ni beria dah excited dengar, dengan gaji cukup2 makan g bayar depo..pastu lak bg dokumen gaji apa semua ke promoter tu suh tolong cari banker utk loan.

promoter tu plak kasi kt member banker dia yg kasi komisyen gak...banker adjust2 lulus laa loan.


lepas setahun, baru sedar dh kena bayar progress payment, apartment baru naik tapak parking dh bayar....kemudian dah siap, bayar pulak itu ini...dapat apartment kosong, masuk2 apartment dapat dokumen maintenance RM450/bulan sebab termasuk segala gym pool mak nenek tadi yg diri sendri pun tak guna sangat...balik rumah penat nk tdo je..

belek bil, tengok bil elektrik air caj tinggi sebab service apartment pakai rate komersial..masa tu dah terlambat, mereput la kau bayar semua tuu

Ada kawan aku beli service residence unit 1 bilik sajork rm780k... pehtu blom campur mentenen fee and bil letrik commercial rate....


Tiberhhh last year jiran dia jual unit sebelah dia murr murrr rm350k sajork... level bawah letgo lelong sangkut rm200k sajork....

M suites ampang

Now kawan aku menangis berhuhu sbb sewa paling tinggi pun sangkut 1500 je..  sedangkan dia bulan2 monthly dekat 4k, tak campur maintenance fee lg.. nak duduk sendiri pun tak sesuai sbb anak ramai..

Walaweh, ni mesti area middle class kaya raya ni.  Selalu i dengar G&G ni paling kuat pun RM200 sebulan. Lagi apa dapat chuols.

La, takanlah selama ni you own units tapi tak tau maintenace fee ni bayar tuk apa? Macam tak logik pula.  Surely you tau since usually maintenance fee tak pass ke tenant.  Rent is usually included already.

Mesti lah tahu..  

i am just describing the severity of owning strata properties... mcm apartments kitorg dulu, duit sewa yang dikutip tu dapat coverr installments + maintenance fee..  ngam2 jurrrr untung lebih sikit aje..

I pun dah lama dah tak membayar semua tu.. dah sold semua rumah yg buat sewa by 2021...
LEGA SANGAT2....

And biasa husband i yang urus semua tu...

Rumah landed pun kalau kawasan strata mcm eco majestic & segala eco tu pun sama..kena byr maintena ...

ramai tak faham konsep strata..
dorang ingat rumah tinggi je kena bayar fee..
padahal nijam rumah tanah pun dah banyak pakai strata..
parking only kat lot rumah sendiri tak boleh parking depan belakang tepi rumah jiran..
no renovation kecuali dalaman..
konsepnya, hak kau, yang dalam rumah dan porch je..
