2. Any complaint / defect tak layan sgt....kalau buat pun cukup syarat
3. kalau lambat hand over key -  LAD interest tak dapat langsung atau dapat pun berapa sen je

neisya & amadeus, ni I paste lagi sekali..



gambar ni bukan exactly my unit, but the design semua exactly mcm ni lah.. nanti bila jalan infront of my house dah boleh masuk, I tangkap gambar lagi..

takpe amadues.. kumpul duit slow2, nanti boleh upgrade ke rumah yg lagi besar.. I sebelum kawin pun sewa apartment kat pantai hillpark je.. skrg beli rumah share dgn hubby, nak beli sorang2 memang tak terbayar la jawapnya..

meh la putu, beli dekat area I, at least ada gak jiran yg I kenal nanti.. now ni I tak tau la sapa akan jadi my neighbour.. cuak gak nak find out kan.. area tu gated community tapi tak tau la how secure area puchong part situ..

nash and hubby memang ler tak bermewah sangat bab2 kenderaan ni..cukup la setakat ni ada kereta kecil satu utk keselesaan kami 4 beranak..pas tu ada satu motor kap utk hubby gi keje hari2..nak elak jam..

tapi bab2 rumah memang nak yang selesa sket..kalau boleh nak ruang yang luas utk anak2 bermain..susah hati nash kalau nak biarkan anak2 main kat playground..faham2 aje la sekarang ni hari2 citer tak sedap telinga nak dengar..

kalau ada laman sendiri nash berangan nak hias cantik2..so that tenang aje hati bila dok rumah..hehehehe

cam niceghost bagitau pasal lot bumi and non bumi tu nash pernah dengar..baru je lepas borak dgn my dad..and he told me exactly apa yang niceghost bagitau tu..

bkt jelutong tu lot bumi ke?

Secara logiknya amatlah renyah dan leceh bagi developer untuk instruct quality rumah bumi lot dgn non-bumi lot utk dibuat berlainan. Contractor pun susah nak buat kerja kalau dlm satu blok tu bancuhan simen atau bahan2 lain berbeza. Kalau total rumah yg dibina 2 buah saja boleh lah buat begitu.

Bayangkan 200 unit, memang tak praktikal. Lagi pun contractor order barang in bulk, selalunya drpd satu supplier yg bagi credit facilities.

Yg membezakan bumi lot dgn non bumi lot adalah profit margin. Contohnya profit developer utk bumi lot 100%, profit utk non-bumi 107%.

Salah satu sebab quality berbeza antara bumi lot and non-bumi lot ialah penggunaan sub-con yg berlainan, satu dari jawa barat, satu dari jawa tengah. Ditambah pula kalau developer kecil2 ni takde quality management dept utk memantau product diorang.

ermm mmg problem la kalau jual kat non bumi ye..sebabnya rumah kita (apt) end lot..depan tepi kiri kanan sume chinese..masa booking dulu sume unit yg disebut tu takde org beli lagi...igt neighbour nanti ade yg malay..sekali takde..tu yg sedih..kalu ade pon ujung2 je..rasa menyesal lak skang

eynda..betul ke ada bumi lot ngan non bumi..tapi masa beli rumah guthrie...takde pulak sales person tu kata ini bumi lot itu bumi lot..pilih jer yang mana...tinggalnya..utk bumi dapat discount 7%..?

Assalamualaikum semuer,

Banyak forumis dok tertanya tanya.
Bagaiamana deme yakni developer nak TIPU.??
Especially kalau kena kat LOT BUMIPUTRA.

O.k. let me put it this way.....

1stly, developer bley PASTIKAN yg mana satu LOT Bumiputra
2ndly, LOT Bumiputra di letakkan pada LOKASI yg TIDAK STRATEGIK. (spt dekat dgn pencawang letrik, septic tank, jauh dari jalan besar, mengadap matahari terbenam etc)
3rdly, QUALITY material tersebut.(spt kayu atap, jenis atap, besi jerucuk, concrete, wiring, workmanship etc)

Ada 1001 macam CARA/KAEDAH utk menipu........
Bagi oghang 'awam', deme bley tipu di depan batang idung!!!
