tersilap, bukan 79,000-00 tapi 29,000-00
so, 29,000-00 x 0.7% = RM203 + RM1,500 = RM1,703-00
camner anis dapat x 0.4% tu x tau sebab legal fees memang ada  ...

Kalau rumah RM179,000.00....anggaran legal fees dia begini...

RM100,000 x 1% = RM1000.00
RM79,000 x 0.4% = RM316.00 (0.4% ni mebi lebih mebi ...

Ok...semalam anis balik rumah, check file...mmg betul lah...anis tersilap...0.7% sebenarnya dan bukan 0.4%....Tima kasih kat anie yang betulkan percent tu..

Ok, untuk lebih jelas buat kekawan pasal pengiraan anggaran yuran guaman dan juga pengiraan utk duti stamp...sini anis bagi mengikut yang anis dapat dari pemaju n lawyer.

Pengiraan yuran guaman (dlm RM) - ini anis ikut mcm yg tertera dlm list yg anis dpt yerr.

150K    pertama  x 1%
xxxK     Baki        x 0.7%
Total         xK

Tolak 30%

Baki perlu Dibayar  : xK

Govt Service Tax   5%

Total to Pay :  xK ( ini anis punya rumah, pemaju yang bayarkan, kenapa ada tolak 30%, ini anis tak pasti, mungkin lawyer tu panel pemaju ke apa ke...atau diskaun ke...oleh sebab yuran guaman ni pemaju yg bayarkan, so anis dah lega kat sini)

Pengiraan Untuk Duti Setem

100K      x 1%
Baki harga rumah     x 2%
(Contohnya kalau rumah tu rege 179K, 100K darab dgn 1%, 79K pula kena darab dgn 2%)

So itulah total yang akan kena bayar utk Duti setem...

Ok...kita ambik harga rumah RM179K dan kita kira berdasarkan formula tersebut...apa amount yg kita akan dapat....

Harga Rumah : RM179K

Anggaran legal Fees :

150K x 1% = 1500.00
29K x 0.7% = 203.00
Total = RM 1703.00
Tax govt 5% = RM85.15 ( tax ini ada ke...tak per lah...kita anggap jer ada yer)
Total after tax = RM 1788.15

Duti Setem :

100k x 1% = 1000.00
79k x 2% = 1580.00
Total = RM 2580.00

Perbelanjaan lain-lain ( amount ini anis ambik yg dlm list lawyer utk rumah anis tu yer)

Stamping Sale & Purchase Agreement = RM40.00
Land Research = RM60.00
Estimated Stamp duty on transfer = RM2580.00 (duti setem yg kita kira kat atas tu)
Registration fee on transfer = RM300.00
Registration fee on blanket consent to transfer = RM100.00
Registration fee on consent to transfer = RM30.00
Printing, photocopy,postage,courier, etc = RM50.00
Transportation to Land Office = RM200.00
Miscellaneous = RM50.00

Total utk dibold kan = RM830.00

RM 1788.15+ RM 2580 + RM 830.00 = RM 5198.15

memang masa beli daripada pemaju kan, rumah tu di bawah Hakmilik Induk (Master Title)
Pemaju akan kemudiannya apply kat pejabat tanah utk subdivision
Lepas tu baru la leh dapat Individual Title/Strata Title
bila leh dapat? bergantung kepada pemaju & pejabat tanah jugak
kalau loan pemaju belum settle lagi, dia x leh nak apply gak kat pejabat tanah
yang stamp duty tu, betul la tuh, yang 100k x 1%
next 400k x 2%
tapi kalau loan-stamp duty nyer x o.5%. maksudnya jumlah loan x 0.5%

lagi 1 kan, kalau beli daripada pemaju, memang ada rebate
legal fees tolak 30% kalau harga rumah tu lebih daripada 100K tapi kurang daripada 500K
disbursement macam transportation, printing, etc.. tu terpulang kepada firm nak charge berapa
so, lain firm, lain la dia nyer charges

Satu lagi jgn lupa, utk Duti Setem MOT kita boleh dpt potongan 50% utk rumah bawah RM250k sekali seumur hidup.

dina kira sini, tolong betulkan kalau salah yer...

Ini utk legal fees+stamp duty loan bank saje yer, sbb yg developer side ditanggung free oleh developer.

Loan amount: 351000, property price: 390000

1. legal fees:
100000  x1% =1000
290000 x0.7%=2030
Total: 3030

2. Stamp duty
351k x 0.5% from loan amount= 1755

So total legal fee+stamp duty: 3030+1755= 6540

Betul tak?

Dina, kalau ikut formula kira2 dia...begitulah adanya tapi ada charges sampingan yang kita kena bayar gak....kos transport arr...kos printing arrr...kos pelbagai arrrr......tunggu anie_sa masuk sini then komen ya....sebab anis nyer loan tu...kos legal fees + stamp duty + kos sampingan ialah 12K ++....loan lebih kurang jerr mcm dina....

tu dengan pihak bank jerr.....plus fees dgn developer 11k (tapi legal fees developer yg bayorkan, anis bayor utk stamp duty, mot bla bla bla , kos pelbagai)...utk dengan pihak bank lak, bank yang bayorkan...sebab dlm offer letter ada inform yg pihak bank tanggung zec ni bernilai 20k sahaja....anis ada tanya arr kat lawyer panel bank tu anggaran kos legal fees dan kos lain2 yg dibayar oleh pihak bank tu kat deme...dia cakap dalam 12k++.....fuhhhhh........

eddina, kalau ni leh membantu eh *wink*
legal fees kan, bukan 100,000 x 1% tapi 150,000 x 1%
kalau loan u 319,000, calculation nyer:-
150,000 x 1%      -  1,500
169,000 X 0.7%   -  1,183
                          =  2,683

stamp duty, betul dah tu 319,000 x 0.5%   =  1,595

kat situ je dah 4,278. tapi bukan tu je la, macam anis cakap, ada disbursement termasuklah cost stamping,
bankruptcy/winding up search, land search, private caveat (kalau perlu & kalau dibenarkan kena tambah 350 kat legal fees), etc...pastu ada lak transportation, printing, postage, etc..

tapi rasanya x  sampai la 12k kot...mungkin dalam 6k,7k kot..

TQ anie....sebab sudi bantu kitaorang mengira kat sini....anis nyer tu tak tau lah camner leh sampai ke 12k++, tapi anis nyer rege rumah dan jumlah loan lagi tinggi sikit arrr dari dina punya tu....tapi tu hari pihak kat lawyer bank tu cakap..dlm anggaran 12k++ lah....figure sebenar anis tak tau sebab pihak bank yg tanggung kan...saja jer gatai mulut anis pi tanya kat deme....

mcm legal fees utk SnP dan perkara yang berkaitan kan (dgn pihak pemaju)...legal fees + duty stamp + kos2 lain pun dah jejak 11K...tapi maybe yg tu ikut rege rumah kan....sebab tu jadi tinggi mcm tu...

bantuan anie kami ucapkan ribuan terima kasih...:pompom:

....banglo reban ayam mmg ada 3 bijik kat kg...ternak ayam organik gituk....banglo bebetul...lum tercapai dek akal utk mampu dimiliki....  tapi sedang berusaha gigih menjual dan memasarkan karipap frozen ke pasaran antarabangsa....

so maknanya:

150000 x 1%- 1500
201000 x 0.7% - 1407
Total legal fee bank: 2907
