umah aku dah settle ... sng aje buyer tu loan dia approve, lam 1 week, ari nih asben gi sain agreement kat loyer ngan buyer tu, kitorang pakai loyer buyer tu so kene RM1185 ... compare kalo ambik loyer lain, kitorang kene bayor RM2300... so sekarang tunggu ler loyer tu buat keje, makan masa beh kurang 1 bulan nak siap kan dokumen tah ape lagi .... sng sikit rasa ati ...

mcm mane ye original copies S & P x der kat tangan kite? kat tangan saya hanya ada photocopy of S&P aje...sbb saya ambil loan govt..lps tu bhg perumahan mintak original copy s&P sy pun bagi ler..last2 saya tak der original copy..minta kat pejabat lwayer..dia kate pun dah bagi semua original copy kat bhg perumahan...skrg nie bhg perumahan kata original copy tak der kat tangan dia.,, so mcm mane ye nak buat nnt

kalau leh i tanya, u nak watpe dgn original S& tu?
memang kalau u apply loan & rumah tu x kuar lagi title (geran), original S& memang bank/bahagian pinjaman akan pegang, sampailah loan dah abis bayar atau ada new buyer yang bank dia nak redeem rumah tu daripada bahagian pinjaman yang mana bahagian pinjaman kena forward original S& kat new buyer punyer bank atau bila title (geran) dah kuar...
kalau title dah kuar atau u dah settle loan, bahagian pinjaman akan pulangkan balik original S& kat u
dalam kes u, mesti rumah x de title lagi, that is why u kena bagi original S& kat bahagian pinjaman
kalau u dah bagi original S& tu kat bahagian pinjaman, mesti diorang ada, x boleh x ada...mungkin diorang dah hilangkan kot...
kalau diorang x de orginal S&, diorang x leh nak kuarkan loan dulu
so, kat sini, penting utk tau kenapa u nak original S&

confuse jgk aku..

aku br je sign S& and baru je keluarkan duit KWSP aku...

Lawyer bagi aku original S& and satu copy S& sbb kitorg beli umah atas 2 nama...

After that kitorg fotostat original S& tu untuk tujuan pengeluaran duit KWSP tu...nt pegawai KWSP akan sahkan...dia nk tengok original S& tu sblm disahkan...

walaupun aku bt pinjaman bank, tp original S& n satu lagi copy mmg kitorg yg simpan...

utk property yang ada title(geran), of coz u akan simpan original & duplicate S&
tapi utk property yang x de title (geran), bila u apply loan, u kena bagi original S& tu kat bank
unless u apply utk pengeluaran KWSP sebelum amik loan, bolehla u tunjuk original S&
tapi kalau u dah bagi kat bank, u bagitaula officer KWSP tu yang u dah bagi kat bank
tapi u kena dapatkan lawyer nyer cop salinan diakui sah
diorang leh terima nyer... x de prob

rtny beli rumah tahun 2004. tahun ni nak jual rumah tu sbb beli rumah lain. hubby kena pindah daaa. camne dengan cukai jual hartanah ek? betul ker dah dikecualikan?

helo..im shuhada..im now working in standard chartered bank,jalan sultan ismail...i involve in housing loan..sape2 yg berminat nak wat loan umah..leh kol aku..aku akan terang detaile.byk keistimewaan bank ni sekarang..gpun aku kat bahagian islamic banking...so mmg mudah sebab under islamic banking we have a fix rate..ceiling price pun ok jugak...

our rate now..1-5 years is fix 5.5%..takkan berubah.then after 5 years rate akan berubah..ceiling rate leh naik sampai 9.99% shj..cepatla beli taun ni..rugi tau kalo tak beli umah taun ni.kalo compare to another conventional bank lagi tggi tau...i dah kaji sume bank.mebi dengan islamic banking in stanchart bleh bantu u...why not.baper kos umah u tu?leh i tau..i leh kira installment utk u..ala..kalo nak, i leh kurier all da document kat u nnt..kalo u nak wat loan house ngan i....so easy kan?

Salam,
saya nak bertanya satu soalan pada anda yang arif.
Buyer dah bayar deposit semasa signed s&p pada jan 2008
tiba2 dia tak jadi nak beli sebab loan x lulus dan dia tak mahu sign consern letter. Adakan perlu untuk penjual memulangkan semula deposit tersebut atau tidak? Saya dah pening baca s&p tak paham2 gak (faktor usia )
