nak cepat kena selalu call wat2 tanya... takat mana dh.... lama2 diorg fedup diorg wat la keje
eda wat lambat sangkut kt pejabat tanah kat 2 mths...
pastu bank sengal... nak approve loan berbulan... nak kuarkan cek pon sangap gak....
tp yang penting 2-3 weeks sekali call lawyer tanya progress....
if lawyer umah cakap now sangkut kt lawyer bank... kite call lawyer bank plak...
gitu la sampai setel....

eda ni nasib baik owner pun ok.... hutang2 cukai dia.. dia setelkan cepat2...
loan dia dah setel.... pastu awal2 dia sendiri turun naik pejabat tanah nak cepatkan proses...
last year bln 10 kata nak beli.... last week baru setel dapat kunci

Aku pun da tatau nk ckp da cemane aku follow up, delay lame sgt sbb tuan rumah ni dlu cukai tanah x abeh bayar, maintenant fee x abeh bayar..sume die suruh aku settlekan dlu..aku mane la ade duit on-the-spot cmtu..so, aku settle la pelan2..sampai satu tahap..loan offer letter pn da lebih setahun.

Neway, sume menda da settle, tgal disbustment aje yg sangkut. Aku follow up seminggu atleast sekali mase memula aku signed agreement umah tu...clerk lawyer tu kate sedang dlm process, nak dapat letter of consent la bla..bla..bla..bla..pastu process loan lawyer bla..bla..bla..sampai la this year February bru aku dpt withdraw duit EPF aku..aku nk call Bank tnye status loan aku satgi..harap2 sume berkesudahan yg baik la....

Mintak tolong forumers yg pernah ade masalah mcm aku ni, and advice ape patut aku buat, sbbnye.
Deposit 13K aku da baya pada owner lame and S & P lawyer charges aku pun, aku da abes bayar.


Halamak.nape aku rase poblem ko ni cam komplikated je..
Mcm tak phm pon hade. Mcm tatau nak kasi cdgn pon hade.

Bkn ke org beli umah...pi carik bank n setel loan dulu..dah bank OK
baru pi sain S & P n bayo deposit?

lg plak...bkn ke lg sng gune lawyer yg sama utk loan n S & P
yg lg bagus panel lowyar bank,so serentak dorang urus perjanjian loan n S & P.

Tp kalo daa sain S & P, mana buleh owner umah tuh nak jual kat org lain plak?
Dah sah2 sain segala daa..cume owner tak dpt duit balance psl loan ko bermasalah kan.

bukan kite yg kene setelkan...
lg plak hutang2 tuh sume bawah nama die.

aku beli umah, tuan umah tuh yg clearkan segala hutang-piutang die..
sbb rase aku ar, lama masa sain menyain tuh amik masa kat setsengah taunjgk
so tuan umah sempat setel lam masa tuh jgk.

sesungguh nye membeli umah sgt memenatkan + memeningkan+byk abis duit n masa.

biasa kalau subsale pastu owner tu ada mcm2 tunggakan mmg akan berakhir ngan frustration.. even tak bayar maintenence fee pun leh melambatkan proses..

sgt pening kepala kalo owner lama byk hutang
pastu nak jual plk nak cpt2 dpt duit.
kalo aku ar kan...kes2 die takmo bayar hutang kan
aku mintak less dr total price tuh tuk setel hutang2 die.
kalo berkenan sgt kat rumah tu la.
tp best way cari je umah lain yg tak byk masalah.

tp yg aku duk slau lekat lam kepala
kalo die tak bayo hutang, ala2 mentenance fee, indahwater, cukai etc
bkn ke harta die akan di sita or naik court?si penama ok.
Hmm..tp kes umah apartment ku tatau plak.

jadi end up kami (me n asben) gune lawyer yg sama, S & P die n kami  and loan kami.
so buleh follow up sekali n hal2 lawyer buleh siap sekali jalan.

   ade feedback ke? ko beli kt puchong? kt area mane...ntah2 berjiran ngn aku..aku pon dok puchong...
  chop2 nape ko g settle utang tuan rumah...bukan ko kena wat...tp tuan rumah yg kena settle kan...baiknyer ko nih...


  ko leh tuntut ganti rugi/kurangkn rege rumah sbb dah settle utang tuan rumah....simpan sume bil

Lamanya drag sampai 2 taun? kesian ko TT  

Rasanya TT tak perlu setelkan balance hutang-hutang seller tu sampai meleret 2 taun. Kalau ikut my lawyer dulu (me kongsi lawyer SnP sama seller) lawyer yang akan tolak segala hutang tertunggak (cukai/api/air/maintenance) dari duit loan yang bank disburse tu, dah clear segala hutang baru lawyer akan serah balance pada seller...atau lawyer akan advise seller setelkan segala hutang guna duit deposit untuk licinkan proses awal-awal.

Dah jadi macam ni, TT g terjah la itu lawyer bank dengan lawyer SnP tu kasi gegar opis diorg

erkk.. sis dulu bli umah.. selagi lom setel, boleh kata call lawyer selang 2-3 hari, nak push dorg.. kalo x, dorg akan letak priority kita ke bwh sikit.. my fren kata.. maybe sbb x untung sgt kot.. so 2-3 ari skali call tnya progress.. nasib baik guna lawyer yg sama utk s&p dan loan.. semua lawyer yg sama buatkn..

maintenance fee mmg owner lama kena bayar kalo x, developer x approve utk jual.. pehtu sis dpt lak cukai taksiran tertunggak.. so lawyer potong je dr duit yg dia patut bg pd owner lama..

TT mmg kena consult dgn both lawyer la psl ni... sikit je lagi nk setel, kan.. mmg stress sikit la proses ni tapi... insyaAllah ok punyer.. sikittttt je lagi, setel la kan.. mende2 ni prosedur bank saja.. dan prosedur dibuat oleh manusia..

Dik sama kes dgn akak..cuma bezanya akak refinance...akak kumpulkan 4 property dlm satu bank...so byk sgt problem...sain offer letter bank tahun 2009. So hujung tahun lepas barulah settle semua problem rumah akak tu setelah puas marah, maki loyar tu sebab bila kita senyap,dia senyap, bila kita call tanya status baru nak start buat keje. Bila dah settle property tu..tiba2 bank mempersoalkan kenapa ambil masa terlalu lama..utk settle benda ni so terpaksa dema buat meeting la tahnapa kebenda lagi utk approval...minta dokumen berbagai ( yg mana telah disubmit 3 tahun lepas ) lepas tu pulak dulu bank offer dlm 550 k dgn zero cost ..maksudnya semua kos loyar,duti stem bagai bank tanggung...tapi dgn offer baru ni loan di kurangkan ke 540 k dgn non zero cost..tension giler sebab loan berdasarkan market price 3 tahun lepas( patutnya ikut tahun ni) lepas kena byr duti tsem kat loyar lebih kurang 18 k. Tapi memandang dpt BLR - 2% yang mana kalau byr dapt reduce dlm sebulan 1 k terpaksa kita org terima..baru je sain offer letter yg baru...so sebenarnya,,loyar, dan banker kena call dan push dema tiap2 hari...refinance pun problem apatah lagi beli atas tgn yek...dengar cerita start tahun 2012 ni bank strict sikit nak bagi loan tu yg jadi mcm kes kita esp..jenis yagn tersangkut dalam 3 tahun. Akak ambil loan cimb..

Kalau cukai tanah dan cukai taksiran memang kena settlekan...akak ingat lagi setiap kali kita orang call loyar suh buat keje...dia akan minta resit cukai pintu dan cukai tanah utk rumah ...walaupun akak kata tu rumah sendiri yg nak refinance..seingat akak sampai 4- 5 kali lah duk bayar cukai tanah dan cukai pintu...geram nye..bila call tanya..mcmana loan..minah tu pun jwp boleh tak puan faxkan reist pembayaran cukai bla- bla..yg terbaru...pastu kedengaran macam kelamkabut nak cari fail...kalau sebab tak banyak untung...we all punya loan setengah juta..dan loyar utk snpmdan bank loan semua satu loyar...kalau org kata lease hold myb lama sikit dlm 6 bulan...tapi akak dah 3 tahun....insuran ( kalau biasa mrta) tapi we all ambil berasingan...so insuran dah jalan dulu.. Lebih senang procedur belimrumah baru..sebenarnya...rumah second pun dinilai ikut pasaran rumah baru...kekadang rasa macam nak gi pejabat loyar tu...nak hempuk2 je  kerani tu..eh..akak lak yg emo...sabar tt...call je loyar tu tiap2 hari bukan 2-3 hari sekali.....supaya dia push banker tu...

Problem aku mmg komplicated weyh..sbbnye..ni !st time aku apply loan uma..1.mase aku  tgk uma and aku berkenan..aku pun baya duit booking/deposit dlm 4K pd owner.
2.pastu aku pun pegi la carik bank..n kebetulan Alliance ade offer utk 1st house gitu..so after apply, dptlah offer letter.
3. Aku pegi carik lawyer kat area uma yg aku duk skg ni..mase lawyer crita, aku pun rase smooth je..sbb lawyer ni konfident..aku pun ok.
4. s&p lawyer call within a week time and mintak dokumen yg aku berurusan tuh.
5. aku inform la owner, kate loan da dpt offer letter and aku da psg lawyer utk s&p and arap owner pun kasi detail kat lawyer aku.
6. owner kate slalunye nk cpt, guna lawyer yg sama mmg cpt, so, ngn owner2 skali guna lawyer yg sama and then dlm mase sebulan, selamat lah s&p aku bersigned ngn owner skg.
7. mase lawyer aku check, ade tunggakan dr segi maintanents & cukai tanah, bile call owner, die suh aku settle dlu since aku sdg menyewa (ni yg aku kate aku slowly settle until up-to date). few month jgk la mase die..dlm mse setahun ni..loan lawyer da call aku utk sign facility agreement daa
8. aku pun x taw, cemane budak clerk wat kje..ari2 aku call, katenye still dlm proses, bile nk ckp ngn lawyer, slalu xde dlm ofs and etc until dragged smp almost setahun..
9. aku call follow up cm bese, kate clerk tu..still submit pd pejabat tanah Selangor..katenye kalu nk minx consent negeri selangor mmg lmbt sket sbb isu politik and etc(kate budak tu and budak tu budak kedua yg aku deal and da benti)...
10. Deal plak ngn budak baru..konon mcm pro..tiap kali aku tanye, dlie ade la kate ngh mintak developer consent la, pejabat tanah and so on..(sume dlm process and tgu lawyer masuk and sign letter ape nth).
11. Seminggu atleast skali aku call utk tnye status coz aku nk mintak loan lawyer kuarkan facility agreement(yg sudah di stamped) sbb loan offer letter dah exceed 1year++and ade balance 3k lg yg aku kena jelaskan deposit 15% tu (memula aku baya 4k, pastu another 6k, short another 3k dr EPF). Call loan lawyer katenye facility agreement aku belum stamp sbb s&p lawyer lom bg certain document. Aku pun call la lg chase utk s&p side kejarkan document yg dipinta oleh loan lawyer. (dlm pd tu budak ni minx aku abeskan baya lawyer fee bru bole wat kje cpt sket..aku pun baya la smp abes).
12. pastu, aku igtkan da abes..pun ade lg documentation yg x lengkap si budak clerk ni buat and asek kate ssh nk dpt itu ini..thats y lmbt and etc..(time ni aku da start berbulu) tp aku sabar jgk sbbnye..aku nk menda ni settle..

Sbb aku call ari2 ckp ngn clerk tu and clerk tu kate dlm proses..tp smp satu tahap..aku call ofs..xde yg jawab slama seminggu(time nih aku cuak babe). asek call xde org pick up..pegi offer da kena locked. aku call owner, tnye die ade hp number clerk or lawyer ke x? (sbb aku slalu call ofs ja..hp number ade dlm fail kat uma). Aku pun dpt contact clerk tu and die kate die da benti kje..aku assume da bankrup ke hape..rupenye pindah kat cheras plak..mgkn letter utk inform client lambat sgt katenye sbb xde org kje ngn lawyer ni wat mase skg. *aku bertambah frust lah*. aku minx no hp lawyer kat budak ni..tp call lawyer x jwb..kesudahannye aku sms jer.on the same day Lawyer reply waktu mlm and bgtaw die shifted and ade 2org new staff. Suruh aku liaise with the new staffs.
14. yg ke-4 ni bru la jln kje which all this settle dlm Feb 2012 and die sdg dlm process utk minx redemption pd seller's bank.
15. April 2012 redemption statement da dpt, tp Loan bank aku plak wat hal (sampaikan aku call sume department yg berkenaan since May 2012- ari2 aku folo up call hokeh..pas disburstment officer, aku call loan lawyer same utk issue letter pd bank ke hape ke utk dpt cpt..aku call sales person yg kasi offer letter kat aku, malangnye da benti plak budak tuh..(mcm2 dugaan aku rase)..pastu ade new staff, aku terpaksa crita dr A-Z keadaan aku..die kate die x sure and akan tnye pihak berkenaan..(budak ni fresh, katenye die pun x sure nk refer sape bole x??geram aku!! aku folo up jgk sampai one day die kate kena dptkan approval from management..mase ni da awal June 2012..sampai ke skg ni x dpt approval lg..
16. redemption statement owner da nk expired akhir june..tu yg aku ngh semak kepala nih..
