RHB Bank islamic loan...rasanya lepas anis apply n dpt pakej tu...selang beberapa minggu lepas tu...bank dah tak cover/bayar kos for loan agreement tu...anis buat last year bulan 10..

aku punya loan agreement dah approve.. so, aku dah kena start bayar ke kt bank w/pun kunci rumah belum dpt lg? S&P smua dah settle..

meh anis tolong jwbkan...

loan agreement dah approve bukan maksud kita dah start bayar kat bank walau urusan SnP dah settel...kita akan start bayor kat bank pabila bank dah buat disbursement (selalunya ikut percent by percent) kat pihak pemaju.Bila pihak bank da kuarkan duit bayor kat pemaju, nanti kita akan dpt ler surat dari bank ngatakan yg bank dah buat pembayaran sekian sekian...pehtu nanti bank akan antor surat lagi berapa amount kena bayar ikut percent bank dah kuarkan duit sampai ler 100% dah abis bank bayor kat pemaju, nanti bank antor surat lagi n amount berapa nak kena bayor...begitu la adanya...ini berdasarkan pengalaman anis la ye..kalau ambik islamic loan kan..x tau ler naper...every month bayarannya berubah2..pernah sekali, bank call anis kata amount x cukup 7.00 utk deduction (bayar melalui buku)..so terpaksa ler pi bank masukkan lagi duit (itu bulan2 pun anis da masuk lebih 50 rengget dari amount yg sebenar tapi katanya tak cukup 7.00)..sabor jer la kan...

yg buat loan konservatif tak der lak kena mcm tu (lagi kurang bayar ada ler)...yg ambik islamic ni lak tiap2 bulan makin tinggi amount dia nak kena bayor...mmg gitu ke erkkk?

ni formula nak kira current installment base on amount of payment release, ni Affin islamic bank yg bg....

As requested, the following is the method of calculation for your monthly profit.

Profit   = RM 36,377.80 x 4.20% x 1/365
             = RM4.1859        
             = RM4.19 x 25 days  (7/10/10 - 31/10/10)
             = RM104.75

25 days sbb bank lewat sikit release pada bulan tersebut, bulan berikutnya 30/31 days ikut bulan tu berapa hari.

Assalam, nak tnya otai2 sini kalau legal fee untuk loan aggreement mmg fix ke?

Katakan loan dah approved, dalam offer letter tu bank dah approvedkn loan rumah termasuk sekian-sekian legal fees, valuation fees, GMTA..
Boleh tak if saya request nak breakdown untuk legal fees tu sbb sy kena byr dekat 3.7k untuk rumah yg bwh 150k..ke bayaran tu dah reasonable?  tq
