Disini banyak dibincangkan prosedur membeli rumah. :jeling:
Bagaimana sekiranya kita hendak menjual rumah?:hmm:
Apakah peranan/tugas dan kos yang terlibat dalam proses ini?:nyorok:

Menjual rumah tak sesusah nak beli rumah.. penjual punya main concern is getting your payment..
kalau nak senang engage a lawyer, kalau tak nak pun boleh.. tapi kalau your house still under loan susah sikit lah sebab nak kena uruskan redemption payment and discharge of charge later.
1) as usual enter into a sale and purchase agreement with the Purchaser + kena sign Memorandum of Transfer & Borang PDS 15
2) make sure the duration to pay the purchase price (normally 3 + 1 month (1 month with interest, selalunya 10%)
3) Borang CKHT 2 kena file with the Income Tax office within 1 month from S&P date
3) make sure you receive your payment & claim interest if overdue
4) apportion payment of quit rent & assesment for the year, cut off date normally the date u deliver vacant possession of the house to the Purchaser.
5) jgn lupa isi borang tukar milik rumah dgn Majlis Bandaran - for the purpose of cukai pintu.
The above list mungkin tak complete, depending on your situation (ada loan ke takde etc)
Since byk keja nak kena buat, it is advisable to engage a lawyer to do all the above. |
