Hi all..nak minta advise sikit pasal home loan ni, khususnya joint-loan...my family tengah fikir2 nak purchase second home. Price around 350k-420k, semi-D house. Dah g tgk rumah tu, under construction, hampir nak siap gak nampaknya..dlm 60% completed.
So utk joint loan ni, berapa maksimum no. of people leh joint ek? 2, 3, 4 leh ke?
lagi satu, ada sapa2 leh bg advise bank mana yg plg best utk wat home loan ni..tak kira la apa sebab - interest rendah ke, senang and cepat lulus ke, senang nak refinance ke, apa2 reason le..
skang kami tgh consider HSBC Smart Home.yg ni nampak agak flexibel - installment first year leh reduce 20%, kalo ada duit lebih leh bayar byk sekaligus utk reduce interest and tempoh pinjaman.
tlg la advise sket ye...bank2 officer..consultant2 semua..

lagi satu..fixed BLR or non-fixed BLR? kalo korang prefer yg mana?
public bank ada kasi option..3 years and 5 years fixed BLR...but then after that camna? if nak continue fixed BLR leh ke?
pls share your opinion...thanks. |

joint loan - normally 2 nama.... x tau laaa kot ada bank bole bagi more than 2 names....
since ekonomi x menentu - go for fixed interest rate.....
alex cadangkan - go for developer's panel bank.... since rumah tu under construction kan? selalunyer, kalo kita amek panel bank yg developer syorkan..... bank akan bagi free moving cost & free legal fee..... so, dah untung skit kat situ.....
& one more thing, compare at least 3/4 banks..... tgk interest rate dia, payment mode dia, terms & conditions dia..... alah, apply ke ngan banyak2 bank.... bukan kena bayar pun.....
masa alex buat loan dulu - alex buat camtu laaa..... apply ngan 5 bank! lepas apply - tunggu kelulusan, & bila dah dapat kelulusan dari semua2 bank.... bole compare bank mana yg paling menarik (kena tgk whole package tau! jgn tengok pada interest rate je).....
bila kita dapat kelulusan dari banyak bank - kita ada "upper hand" utk negotiate better terms & conditions ngan bank..... & make sure bank tu tau yg kita apply ngan bank2 lain sekali.... bank - biasalaaa.... diorang kan buat bisness, bila dia tau dia ada competitor - they'll give the best offer.....
in that case - kita sebagai pembeli & peminjam bole dapat good deal.... & buat sikit homework pasal loan2 nie semua.... so, pihak bank tau yg kita nie bukan bodoh sangat pasal loan2 nie suma.....
by d way, alex amek loan ngan ocbc..... kalo nk no officer bank tu - alex bole bagi.....
