Bank Approved Loan...

Assalamualaikum...

just nak citer pasal bacnk approve loan cam ne ye... sepi baru beli kereta, actually still in progress. sepi beli myvi dpayment 10%. amik 9 years loan - monthly dlm RM530. so sepi apply loan dalam 45K. Tapi tadi baru je dapat tahu yang bank cuma approve 39K aje.. monthly RM500 aje.

Peliknya...!!! kenapa lah bank tak boleh bg full 90% loan tu padahalnya beza monthly cuma RM30 aje.. dah lah sekarang sepi kena keluarkan duit extra RM2K. duit yg ada untuk reserved emergency ni... sepi malas nak usik duit sepi yg ada ni.. sepi dah keluar 10% aboout RM4K++ ni kena keluar RM7K pulakk.. mcm aku banyak duit. (Aminnn.. moga nanti murah rezeki aku..!)

tak pahamlah dengan bank ni.. sape boleh pahamkan sepi.. tolong!!!!  :geram: :geram: :geram:

Bank ambik kira semua faktor
sebab tu dia cuma bagi 90%
mesti u dah ada commitment lain kan?

sorry sepi, aku masuk thread ko, sbb masalah lbh krg sama....pasal approved loan....cam membazir lak bukak satu thread lagie...

aku nak beli umah & dah booking pun, kitaorg tgh tunggu loan nie dgn berdebar sekali dari ambank, baru submit segala borang ari isnin lepas...

masalahnya hubby aku baru jer release dari blacklist, 27/12/06, so baru dapat release letter semalam & dah fakskan pada pegawai ambank yg setelkan loan umah kitaorg nie....

so soalan aku ialah....agak2 lepas tak loan nie sbb aku dengar ada org kata, bank agak bagi tempoh bertenang 6 bulan sebelum org tue buat loan apa2 dulu, habis tue, masa kitaorg tanya pegawai bank (masa tue lum book lagie) dia kata takde masalah lagi, aku just nak tahu pendapat yg arif dlm nie...

apakah pihak bank tak amik kira release letter tue? sbb kt ccris tentu masih ada nama dia?

yap. betul
Bank akan tgk rekod antara 6 bulan dan 12 bulan.
bagaimanapun kalau combine loan
sesetengah bank 'pejam sebelah mata'
so dia akan approve mcm biasa w/pun salah sorang peminjam ada masalah

R2D2, commitment tu mmg lah ada tp kalau setakat RM30 tiap bulan tak de hal. ni nak korek RM2000 lagi lerr parah..  nak dpayment sebnyk RM7K tu yg berat ajerr rasanya..

kamu ada tanggungan lain tak? sebab kalau tak silap, jumlah keseluruhan tanggungan tidak boleh lebih dari 1/3 dari gaji kasar. contoh kalau gaji kita RM3,000. segala tanggungan loan mesti tak lebih RM1,000.

antare faktors bank tgk time nk approve loan:

1. age applicant
2. status keje (perma/contract), earning etc..
3. liability lain (mcm agegold ckp)
4. payment history utk liability..

msti ade sbb kenape bank x approve full loan...

1. kol bank tanye reason, x puas ati, stil leh re-apply loan td utk sum kiter nak (lps kiter rectify ape2-kalu ade mistake la)
2. stil buleh apply loan bank laen..kiter apply, bank offer, so subject kpd kiter la nk accept ke xnk loan dier bg tuh..

nak tanya sket la...

aku ni pernah jamin seseorg utk beli keta, so org tu tk mampu byr instalment & keta pun dh kena tarik... now ader abt 10k balance yg dia kena settle tp org tu kata kt aku, dia dh tulis surat kt bank nk byr instalment sampai abis sbb tk mampu... seolah2 tkkn menjejaskn aku la

so now aku pulak terpk nk beli rumah tp cm ner aku nk tau yg aku ni sbg penjamin dh kena blacklist atau tk? aku tk nk membazir duit byr fee itu ini last2 loan tk approve so tknk menyusahkan diri aku....
