Tukar nama rumah

Saya baru beli rumah (around 1/2 tahun dah). Sekarang tengah dudk di rumah baru ni lah. Baru2 lawyer panggil nak buat transfer title, or somethiung like that. Pegi lah lawyer ofis and sign and bayar dorang.

Tapi question.. macam mane nak tukar nama hak milik rumah tu.. sekarang i punya nama, tapi kalau nak tambah nama say husband/wife, apa prosedurnya.... loan sekarang under nama i... nak bayar lawyer ke etc etc...

problem pertama, u tak habis bayar bank lagi and untuk tukar2/tambah2  nama ni u kena bincang ngan bank whether diaorg nak bagi tak sebab ni akan melibatkan semua document antara u ngan bank kena tukar. Mungkin bank akan bagi u tambah nama tapi bank in the end akan decide.

kalau loan bank remain nama sorang..then nama kat s&p nak tambah tak boleh ker?

still tak leh gak sebab doc bank pun still akan berubah...dia akan jadik 3rd party charge. i assumed doc ngan bank masa u signed is a first party..meaning s&p nama u and loan bank pun atas nama u gak.Kalau third party lak katakanlah s&p nama 2 org pastu loan ngan bank nama u sorang, jenis dokumen dah lain dari dokumen yg u memula buat.

nak tanya gak ni..
i baru nak beli rumah kedai.. pakai loan goverment..
so dokumen apa yang i perlu mintak pada owner rumah kedai tu?
some say.. ic, s&p lama, surat loan dgn gomen dia n apa lagi a?
perlu tak check status dengan pejabat tanah?
tlg jawab sat no..

Biasa kalau u beli property pastu u amek loan, kebiasaannya akan ada 2 loyer yg terlibat. 1 loyar 4 sale & purchase n then satu lagi loyar loan..kekadang u boleh terus mintak loyar yg wat S& P tu wat loan u jugak sbb dlm hal ni loan govt tak kisah loyar maner2 pun.kalau satu loyar lagi senang.

Dokumen lak depends, kalau with title, kena ader geran, S&P..kalau takde geran lak dia punyer S&P, Deed of Assignment...tapi loyar loan u akan bagitau la apa2 dokumen yg dia nak dan biasanya dia akan contact ngan owner tu.

carik jer loyer lain...sbb setahu i la kan, buyer yg akan carik loyer untuk wat S&P..tapi kalau u nak carikan pun boleh..u cuma sediakan dokumen2 yg dia nak, buyer u pun bagi gak dokumen2 yg dia nak cam i/c and no cukai pendapatan...lepas tuh baru dia boleh wat S&P sbb detail2 dah ader ngan dia.
