Ini jawapan versi aku. nak percaya atau tidak..terpulang. at least ko ada roughly idea.
org kaya..selalunyer ada 2 jenis.
1. Businessman betul2.
2. Org makan gaji tapi, pada masa yg sama buat side income thru real estate properties & saham2. (meaningnye..punca total pendapatan monthly is RM20K. (yg bersih)
Org2 kaya2 selalu nyer akan hang out dgn segolongan derang jugak utk networking, bincang pasal duit & beli properties antara satu sama lain. Derang jugak baik dgn CEO CEO bank.
Dan, org yg buat real estate properties nie..selalunye dah ada loyal lawyer yg handle selalu handle documentation dan officer bank yg dikenali lama.
Org kaya selalunyer derang dah kroni sesama derang. Contoh, si A beli umah banglo dari si B. harga sebenar dirahsiakan. si B akan yg akan decide brp loan yg dia nak ambik. bank akan approve dgn senang (sbb atas dasar networking lah) Harga yg dideclare kt income tax lain.
itu kalau beli umah sesama kawan.
kalau beli umah secara developer.. pun cara biasa gak mcm org normal. tapi, guna officer bank (utk senang approve) & lawyer yg dikenali (dpt murah harga agreement) . Yg fix ialah harga umah ajer.
nak percaya atau tidak terpulang.
itu kes org2 kaya.
ada gak..kes yg aku tau..dua2 suami isteri nie keje gomen ajek. tapi, boleh memiliki 2-3 umah.
tapi..tak salah aku..derang buat tu..
sblum kawen..suami dah beli umah thru loan bank.
lps kawen.. isteri pulak guna loan kerajaan utk beli umah dia.
then.. 5thn lebih..suami pulak guna loan kerajaan dia utk beli another umah.
hasil sewaan 3 buah umah tu..derang beli another umah ..
(cuma..aku tak tahu la..umah tu flat ke..apartment ke..kondo ke..umah landed ke..)
umah yg derang duduk tu..duk umah kuarters kerajaan SUK Selangor...mmg duduk secara sederhana pun.. |

i dah xjadi amik dgn MBSB.. nak cancel my loan ..coz.. i dapat offer dari bank lain.. cr Ambank.. alhamdullillah terlepas lah dr mbsb yg cekik darah tuh.. nasib baik tak sign agreement dgn MBSB lg....
for ambank.. i tak payah bayar lawyer..ke hape benda.. hehhehe.. free jer.. free moving cost.. |

Loan bal bulan2 bertambah sbb saya bayar pada kadar rate 6.28% tapi actual rate skang 7.03%. sbb saya punya loan tu BLR+0.28. Masa saya apply dulu BLR 6.0%.
paling saya tak puas hati bulan 4 hari tu outstanding amount saya bertambah 2k compare dgn bulan 3. pB ni cekik darah ke ek... ? |

loan saya tu saya apply 2003. 1st year 1.95% jer. onwards yg BLR+0.28.
skang ni memang banyak bank yg offer -ve BLR. tu yg tengah mensurvei gak skang ni... hari tu dah apply kat HSBC -1.2%. tgh tunggu approval... |
