hi batik
i bkn lah bekerja dgn PBT tapi i bekerja dgn salah sebuah arkitek firm
so tau la sedikit sebanyak ttg undang2 bangunan nih...
mengikut pengalaman i, town house mmg tak blh diubahsuai
same goes to condo, apartment, rumah flat dll.
sbb jenis kediaman di di kategorikan dlm strata title.
iaitu geran sama rata.maksud di dini sama rata...
setiap penghuni dlm geran tersebut mendapat keluasan yg sama.
xde yg lebih n xde yg kurang.dan mereka berkongsi bangunan dalam 1 lot yg sama.

kalau tak silap even yg ada title 'gated community' tu pon takleh nak renovate luar rumah kan (eventhough bungalow/terrace), all area outside our hse dah dikira common area. dont know whether all these ada dlm Act or just regulation by developer jerr...

renovate appartment cemaner ek?
rumah saya gorund floor,
so balconu tu mmg betul atas tanak aaa.. ermm naik skit kut sekaki...
cadang2 kalau la boleh.. nak pecah kan balcony tu.. buh pagar besi... boleh bukak and keluar masuk ikut situ...
possible tak ek?

Agaknya bergantung pada PBT..sbbnya..kat kawasan saya nih..kalau tgk plan asal lainlah dgn yg dah siap tp still dapat CF tuh..pastu saya tgk selamba jer semua buat renovation tanpa minta permit..setakat nh PBT tak pernah pun kacau..lagi pun kebykan kawasan perumahan tmpt saya nih owner tanah dia org kuat PBT..joint ngan developer dirikan rumah...tu agaknya mudah lepas..mujurlah kualiti rumah dia mmg tip top

Kalau pikir2 mmg camtu... tp kami terpaksa ukur baju di badan sendiri lorrr ....wat masani itu jer yg termampu dulu.
salah satu sebab utama, umah tu dah siap - sedia untuk dilenjan as soon as loan approved.

somi sayer soka beli umah siap....

baru buat pemohonan kat majlis perbandaran sepang last week...
extend dapur dalam 5X2 kaki permohonan RM1427.. ingat2 lupa la...
tapi mencecah RM1400.. banyak giler...:@ :@
org majlis kata mulai 1Jan2009 nak pasang grill pun kena mintak kebenaran...:@  tension je.. dah la nak masuk umah baru nak guna banyak duit....

rumah kat mana? rumah saya pon dlm kwsn mp sepang gak. aritu saje je g tnye diaorg psl renovation..nk psl awning, grill, tembok batu, pastu renovate dlman pon diaorg caj dlm rm300 + termasuk rm200 deposit.

Ade x sesapa yg dah penah submit plan untuk kelulusan selepas pembinaan siap dilakukan di sini.

Kata denda 10X atau 20X kos proses plan. Kalu ikut kiraan dlm RM70 @ RM100 X 10 @ 20 la kan? Macam mana boleh kena sampai RM20K ek....heran pulak aku.

Ade sesapa boleh terangkan tak??????
