aku buat permohonan nak keluarkan duit epf untuk beli rumah bulan lepas, duit epf yang kita nak keluarkan tu, macam mana nak tau dia dah masuk ke dalam akaun bank?

ada pemberitahuan ka dari pihak epf?

memang EPF akan hantar satu surat (kad sebenarnya).. bgtau dia dah masukkan duit ke akaun kita. Dia hantar kat address yang ada dalam simpanan diorg la.. Mcm reen hari tu.. since guna alamat kat kampung, dia antar notice tu ke kampung lah. Duit masuk dulu tapinya, so bila check akaun.. mcm terkejut je, apsal byk bonar ni? heheh... 2-3 hari lepas tu baru mak reen call.. kata epf hantar notis.. duit masuk byk ni byk ni...

Cakap pasal loan.. Reen skrg tgh dalam process (or should i say a battle) beli rumah. Pasal BLR semua tu.. reen x dpt nak tolong sgt.. x ingat, itu Encik Finance Manager (husband la tuh) yg amik kisah.. Cumanya reen nak kongsi sikit pengalaman.

Kitorg beli completed property... from developer. Process loan approval with R*B was surprisingly fast! So, kitorg pun happyla. Disebabkan beli completed property... SNP tu valid for 3+1 months. 1 month tu with interest. That means, by 3 months tu bank kena releasekan paymentlah kat developer.

Dipendekkan ceritanya yg mmg panjang dan menyakitkan hati.. R*B slowwwwwwwwww sgt processingnya. Mcm2 alasan. Pending for this.. pending for that. Tunggu approval manager lah.. segala toknenek alasan keluar. Mmg rasa x percaya je.. a big name like that can be so slow. As a result... 3 months gone by... still x settle. So ada la sebulan lagi tu kan.. with interest. Interest yg kitorg kena.. about RM55.. per DAY!! Still.. push sana, push sini... tak settle lagi. AND that one month is going to end this friday (esok).. actually ahad ni.. tapi sabtu and ahad dont count.. so last day jumaat lah kan. Agent bank tu kata.. interest tu nanti boleh counter ngan bank sebab mmg terbukti pendingnya lama kat diorg. tapi ntahla kan... ntahkan manis mulut aje.

Statusnya as of today... cheque baruuuuu direadykan TODAY itself. Esok baru boleh hantar ke developer. Reen seriously kecewa sgt. Mentang2 la bagi 4 months.. diorg buat kerja right down to the last second possible! Penat kitorg ni mengejar.. kejar agent.. kejar lawyer... Kalau ikutkan hati reen.. mmg rasa kecik hati and merajuk sgt2 dgn R*B ni.

I dont know if this is a normal practice of banks ke... reen ni isolated case. Whatever it is.. this will definitely be the first, and the last time kitorg amik loan ngan this bank. Lesson definitely learnt!

Ada sapa2 tak pernah ada experience mcm ni?

surat/kad tu registered ke normal?

biasanya aku jarang collect registered mail - sebab biasanya tak ada yang hantar registered mail kepada aku melainkan pdrm.

Pengeluaran EPF - nape nosa punya EPF - untuk withdrawal 2nd time - EPF bayar atas nama bank ??

some people EPF bayar dalam akaun - kalo terguna camana? macam nosa memang terus bank in to bank - settle for few months - mine is Affin Bank

bukan ka kalau keluuarkan epf kalai kedua untuk bayaran perumahan, duit tu akan secara automatik terus dimasukkan ke dalam bank yang pinjamkan duit kepada kita tu?

bukan bank pak rashid je, bank rimau pun lembap. masa nak refinance rumah dulu, katanya fast approval, tengok2 6 bulan jugak. alasannya ada je supporting document not submitted. padahal kami dah tanya siang2 apa lagi yg diperlukan, depa kata semua cukup, pastu bila kita tanya status baru ckp belum proses sebab nak surat tu lah ni lah. memang angin.

tapi sebab pikir bank rimau banyak branch, gaji pun masuk situ, kami proceed jugak la.

Wahhh...sama aje bunyi alasan bank rimau tu dgn alasan yang bank pak rashid bagi!! Mmg mcm2.. padahal semua dokumen dah ada kat diorg. Ada sekali tu, lawak x lawak... dia kata process pending.. sebab penyata akaun husband x telly dgn gaji... sebabnya ada satu bulan tu.. gaji masuk, tambah dgn claim2. So byk sikit la for one month! itu pun satu hal. Adaaaa je benda tak kena. Ntahla..

Hari ni patutnya cheque dari bank pak rashid akan dihantar ke developer. Hmm.. ni hari terakhir dah ni. Tolong2 la doakan ye.. jgn la diorg bagi alasan ntah apa2 pulak hari ni. Mintak2 ada la rezeki kami nak pegang kunci rumah hari ni. Amiinnn

hedd ni mmg kurang arif pasal loan nih... tapi hari tu ade survey pasal loan ocbc untuk budak budak yang baru keja. home loan die start dari RM299 per month. tahun pertama takda interest. call dieorang bulan dec lepas, die kata hedd layak... tapi umah still takda lagi nak beli.. hehehe

since juju dah beli rumah...meh juju share experience pesal bank2 nie.

1st house - ambil loan dgn MBSB - nak kata process lambat ke cepat..tak ingat dah tapi tiap2 hari mmg call diorg bila dapat invoice dari developer for progressive payment. Untuk 1st payment mmg lambat sikit coz process diorg. So kitaorg kena bear the interest dari developer coz bayar lambat. So juju mengamuk kat MBSB sampai ke legal dept diorg - diorg suruh hantar surut untuk waive the interest. So MBSB le kena tanggung & tak tahu camna diorg settlekan dgn developer

2nd house - ambil loan dgn RHB. Since dah tahu utk 1st payment mmg lambat release duit kat developer...so hari2 le juju dah call bank & follow up dgn bank officer. Luckily bank officer really helpful sampai pi rumah di hantar doc semua. So tak de le problem lambat bayar ke apa

boley tak lepas kiter dapat SNP dari developer kiter anto  loan application kat banyak bank ..
contoh.:-
on the same time kiter apply kat bank maybank, ocbc, rhb dll

nasihat saya cuma satu jer....bila dah berkenan ngan rumah yg kita nk beli tuh...
booking..dulu...pas tu p tanya bank..layak tak buat loan sekian2...
nanti dah sign SNP, tetiba loan tak dapat....menangis...oo....

baru je booking hari nie kat setia alam.. submit kat cimb aje tadi. yang lain isnin maybe.
