procedure sama cam 1st time withdrawal.. plus kena ada bank balance statement ...tp kali ni mmg dia akan bayar ke bank ..huhu... so mmg takleh nak guna duit tu wat mende lain...

but u all leh nego dgn bank officer...suruh diorg set off against monthly payment...at least bulan2 u all tak yah bayar duit rumah & boleh simpan duit tu atau enjoy katak duit tu

kaedah bayaran ni dipanggil Bayaran berehat. Semasa bagi cek yg dari EPF tu cakaplah nak bayaran berehat. Nak tahu bank mana... PM me..  So kalau bayaran kita melalui post dated cheque... cheque tu akan dipulangkan kepada kita.
Duit EPF tu akan dapat balik secara indirectly tapi kena tunggu bulan bulan lah..

boleh...tak salah...coz cheque EPF tu paid directly to bank...by right to reduce your principal or loan period....u just inform bank officer that i nak set off for one year bank instalment - provided duit EPF u cukup untuk cover one year @ lebih. My bank - RHB ada sediakan form untuk bagi kat EPF untuk withdraw that money

p/s duit kita kan kat EPF...suka hati kita le nak buat camna....Dah le nak keluar punya susah :geram:

huhu..itu ler pasal...EPF duit kita , suka hati ah nak wat per...nak tunggu sampai hari tua....ntah sempat rasa ke tak ..

nak masuk rumah ni nak pakai duit manyak maa!!

lawyer fee

nak tanya bagaimana kiraan lawyer fee? i tanya pejabat peguam dia kata kira berdasarkan harga rumah dan loan bank. camane formula ek? satu lagi, boleh tak saya nak tau apa proses yang dilakukan oleh pejabat peguam dalam menguruskan hal-hal beli umah ni. tq ye.

nak tanya gak..camne nak tahu kita ni layak tak nak buat house loan? ada syarat/formula tertentu tak..contoh brapa % dr gaji kita?

takyah malu lee... gi je tanya.. diorang mesti happy nak tolong you punya..
yang penting jangan penah kena blacklist dengan bank.. naya je!
like my jiran nak beli rumah, skali check rupa-rupanya nama dia kena blacklist.
sebab dia penah jadi penjamin utk kawan dia buat loan..

saya baru aje habis melangsaikan hutang rumah dan saya juga menamatkan MRTA saya (MRTA saya bayar bulan2, cover kebakaran dan kematian).

pengalaman saya untuk menamatkan MRTA saya punyale susah. 3/4 kali pergi bank. asyik2 cakap org yg in-charge takdele, suruh gi bangsarle, pelbagai2 alasan. dahle saya nie jenis yg malas nak lawan/bertanya banyak. duit2 kita pulak tiap2 bulan tolak walaupun hutang rumah dah abis. last2 saya kuatkan semangat dan kuatkan suara. saya call saya kata saya nak datang bank sekian hb dan masa, dia mesti ada kat opis. itupun bg alasan nak gi makan padahal saya nak dtg pukul 10 pg.:hmm: bank bole suka2 ati ke nak keluar????pelik sungguh.

pada ari yg dijanjikan, saya dtg tetapi saya kena tunggu  hampir 1/2 jam. padahal urusannya cuma 5 minit untuk turun tandatangan sahaja. nak kata serik2, tapi puas ati tak payah lagi byr bulan2 untuk insurans. :nerd:

civic, bleh tak kasitau je kat sini..i nye dah ler buat ngan maybank finance tu...mmg cekik darah! byr interest skrg ni pun dah cecah more than 1k! i pelik my fren amik ngan standard chartered byr interest ikut brapa percent dr loan yg dah dibayar pd developer..and she paid not more than rm200 pun...bengang i..dah amount loan sama..ni pun tak start lagi byr monthly..emm 1 year kena kat nearly 1.7 k...mahal tul maybank ni..rasa mcm nak tukar je asap!

dah tanya maybank, maximum rest period ni maybank allow up to 18 bulan. kalau kat a/c 2 epf lebih dari 18 bulan, officer tu suggest duit lebih tu kurangkan baki loan pulak.

so minggu depan dengan semangat waja nya haku akan ke kwsp. thanks to yaneng, juju & civic, kalau tak memang tak tau boleh set-off loan installment.

hana ambik southern bank.
blr - 0.90 with absorb legal fees. without MRTA.

kalau ape2 jadi kat hana..biarlah umah tu kena lelong pun.. sbb i dont have any kids.

kalau ikut pengalaman hana baru2 nie..
masa dpt tau tu..bila dpt letter offer ajek..
sblum dpt letter offer tu..kita tak kan tau..
officer yg kita jumpa tu..akan always kata..BOLEHH..BOLEHH..BOLEHH..


tapi..
dlm agak2 hana kan..
sama ada kita dapat 90% ke.. 80% loan ke..bergtg pada gaji bersih kita after tolak liabiliti.

kalau nak senang kira..wat mcm nie ler.. dari gaji kasar.. ambik 1/3
kalau tinggi.. boleh dpt loan 90%
